Re: Site Plan,
Unity Realty Trust-Essex,
30 Massachusetts Ave.
North Andover, MA
Dear Mr. Chairman:
As a result of changes to the building design by the project
architect and structural engineer, we have been forced to change
the site plan that our office prepared and submitted to the
North Andover Planning Board.
Since the public hearing was closed at your March 21 1987
meeting, I felt that this change, although minor, should be
brought to your attention prior to your preparation of an Order
of Conditions.
Essentially there have been four changes to the site plan since
we last met on March 2, 1987.
These changes are:
1. The ground floor footprint has changed in configuration
and not in area. There is no affect upon flood
storage or drainage.
2. The fourth floor has been shown on our site plan as
requested, along with the appropriate property line
setbacks.

3. Structural steel columns are shown in the front of the
building and along the right side, which is the east
elevation. These columns are required in order to
support the second floor framing.
4. Five parking spaces will be lost because of the added
columns along the east elevation. It was necessary,
therefore, to reconfigure the parking in this area in
order to accommodate the columns. This loss of
parking does not affect our design or our conformance
with the zoning regulations since we still have more
parking than is required by zoning.
I will be in attendance at your meeting on Monday, March 16,
1987 to answer any questions regarding this matter.

Re: Proposed Project, Unity
Realty Trust-Essex
Dear Karen:
We have been retained to develop property line survey and
definitive site plan documents for a proposed building located
at 30 Massachusetts Ave, in North Andover, Massachusetts.
This is the site of the former Jilly's Restaurant.
our client is Unity Realty Trust-Essex.
I am writing to request that the public hearing scheduled for
Monday, February 2, 1987 be continued to your next regularly
scheduled meeting on February 23, 1987 in order to allow us to
develop additional survey and engineering information critical to
this project.
Additionally, since we are on the agenda for your February 2,
1987 meeting, I request that this meeting serve as a work
session with the Planning Board in order that we may discuss the
project and hopefully obtain valuable input from both your office
and the North Andover Planning Board.
