Dear Ms . Colwell :
Hajec Associates, Inc . has conducted a review of the trip
generation estimates for the revised project , consisting of 7 , 500
square feet (sf) of office space and 16 , 500sf of retail area . The
previously proposed project consisted of 17, 500sf of retail area .
As was the case at the time of the original study, the site is
occupied by Rennies Florist (within a 3 , 100sf building) ,
The trip estimates for the revised project were prepared by DJK
Associates, Inc . (DJK) using trip rates from a 1997 Institute of
Transportation Engineers (ITE) report entitled Trip Generation (6th
Edition - Volume 2 of 3) . Fitted curve (based on a linear
regression analysis) rates associated with ITE Land Use Code 820
(Shopping Center) were selected for use in developing weekday
(morning and evening) and weekend (Saturday midday) peak hour trip
estimates for the retail portion of the revised project . Average
pea)-, hour rates associated with ITE Land Use Code 710 (General
Office) were used in calculating trip totals for the office
component .
The "Shopping Center" rates used represent the most conservative
(high) from among those considered as potentially applicable to the
site . Accordingly, the other retail land use categories considered
by DJK consisted of the following :
* Free-Standing Discount Superstore (ITE Land Use Code 813) ;
* Specialty Retail Center (ITE Land Use Code 814) ;
* Free-Standing Discount Store (ITE Land Use Code 815) ; and
* Supermarket (ITE Land Use Code 850) .

Conclusions
The assumptions, methodology, procedure, and calculations used in
the DJK trip generation analysis for the revised project are
accurate, correct, and in accordance with industry guidelines . The
revised project will generate fewer peak hour trips than the
previously proposed project . Peak hour traffic impacts of the
revised project (in terms of effects on conflict production/safety,
delays, queueing, and net vehicle increases) will be less than
those calculated for the previously proposed project . As a result,
no further analysis is required at this time . Also, any mitigation
required as part of the previous proposal will suffice for the
project as currently planned.
I will be available to discuss these findings at the July 21, 1998
meeting of the Planning Board. Please call me if you have any

As per your request, DJK Associates, Inc. has evaluated the traffic generation impacts
relative to the above referenced site.
The initial Traffic Study was conducted in July 1996 and was updated during October
1996_ The Updated Traffic Study was based on 17,500 square feet (SF) of retail floor
space. The current project calls for 16,500 SF of retail floor space plus 7,500 SF of
office space. Table 1 summarizes the traffic generation characteristics used for the
most recent October 1996 Traffic Study and the traffic generation characteristics for the
current proposed project.
As shown by Table 1, in all cases the current project would generate less traffic than the
previous project_
