Dear Mr. Matses,
Thank you for appearing before the Planning Board Tuesday night to discuss the proposed
addition to the building located at 27 Charles Street. The Planning Board closed the public
hearing and will discuss the decision at the August 6 meeting. In the interim it would be helpful if
you could submit an elevation showing the side of building and add the location of the entrance
sign to the plan. The Planning Board agreed to allow you to submit a landscaping plan at a later
date.

Dear Ms. Mathias,
Thank you for submitting additional copies of the endorsed site plan and a copy of the letter to
Robert Nicetta certifying that the building has been constructed in accordance with the MA
Building Code. However, I need a letter from the architect certifying that the addition has been
constructed in conformance with the approved and endorsed site plans. This letter should certify
that the lighting, landscaping, and building were installed and constructed in accordance with the
approved and endorsed plan. If there are any field changes made that differ from the approved
plans these should be noted.
Upon receipt of this letter I will review the site and will place you on the next available Planning
Board agenda for a bond release. If you have any questions please do not hesitate to call me at

Dear Ms. Mathias,
I am writing in response to your letter of February 4 requesting the release of bond money held
for this project. According to the special permit issued for this project August 12, 1996, the
following items must be completed prior to the release of any bond money:
• Prior to Occupancy:
• The applicant must submit a letter from the architect or engineer of the project
certifying that the building was constructed in accordance with the approved plans.
• The lighting on the building must be reviewed and approved by the Planning Staff.
• A landscape plan showing the location and species of plants must be submitted to the
Planning Staff for review and approval.
• Prior to the final release of security:
• The site shall be reviewed by the Planning Staff for compliance with the conditions of
the permit and the approved plan.
• A final as-built plan showing the location of all on-site utilities, structures, curb cuts,
parking spaces and drainage facilities must be submitted to and reviewed by the
Planning Staff and the DPW.
