The flower shop will be a stick built single story 24'x40'structure(960 sf)located slightly to the rear of the existing retail plaza located at 535 Chickering Road,North Andover.This structure does not exceed the 2000 square foot limit that triggers site plan review. As a retail use in the General Business zone,the proposed florist shop will require 5 spaces/1000 square feet or 4.8 spaces total.This use keeps the total number of required spaces under the 5 space limit for site plan review. Currently, the plaza is comprised of retail and restaurant uses. The addition of a florist shop on this site is consistent with the uses of the retail center. Most recently, the plaza housed a flower shop,known as Bouquets, that specialized in fresh and silk flower arrangements. We believe the plaza as-is complies and exceeds the parking standards set forth in section 8.1 of the bylaws. Even with the addition of the proposed florist shop, the existing on-site parking will comply with the parking requirements of section 8.1. In addition, the plaza will not require five (5) or more new or additional spaces, triggering site plan review. There will be no change in the location of the entrance or egress to the site, nor will there be any change to the flow of traffic throughout the site. Please find attached a copy of the existing site plan and a plan including the proposed new structure. At the September 10 meeting, we will provide you with elevations and a colored rendering of the building, demonstrating our desire to keep with the design of the center.
