On behalf of my client, Mr. Vincent Grasso, 10 Millpond, Andover, NIA, we are please to
submit the above referenced package for review by all concerned parties within the Town
of North Andover. In general, the projected consists of the rehabilitation of an existing
concrete block/metal frame warehouse structure into a proposed car wash facility,
complete with construction of a nearby parking lot with associated car vacuum devices.

INTRODUCTION
This Community Impact Statement has been prepared in accordance with the
North Andover Zoning Bylaws. This document has been prepared to aid the
North Andover Planning Board in their review of the relationship of a proposed
car wash facility to the community and to the Town of North Andover.
ARCHITECTURAL CONSISTENCY
Currently, the building on site is a vacant cinder block/metal frame structure.
This existing structure will be significantly upgraded in appearance and will
exhibit a more modern appearance, which is consistent with newer structures
recently constructed along Commerce Way. The proposed building upgrade will
utilize the existing building footprint as well as retain virtually the same building
height of approximately 29'.
PEDESTRIAN MOVEMENT
Since this facility will be accessed by motor vehicles only, no impacts to existing
pedestrian flow patterns are anticipated.
OVERALL CHARACTER
The proposed project will provide a valuable service for both residences and
businesses within the local community and will not deter from the overall
character of the local community.
IMPACTS ON NEARBY HISTORIC STRUCTURES OR SITES
There appears to be no historic structures or sites in the immediate
neighborhood.
CONSISTENCY AND COMPATABILITY WITH EXISTING LOCAL AND
REGIONAL PLANS
None anticipated due to the proposed car wash being a services type facility.
