Re: Mary's Just Takeout Senior Project Manager 478 Chickering Road Cc: Timothy B. McIntosh, P.E. TFMoran Inc. has received VHB's review comments dated 04-28-00 of the Site Plan for Mary's Just Takeout at 478 Chickering Road. The following responses address all of the issues and comments contained in VHB's memo. 1) The applicant has received variances for all of the exceptions mentioned. See Zoning Board of Appeals Petition 011-2000 issued 4/11/00. 2) The following are comments relative to Section 8.3.5 a) EASEMENTS/LEGAL CONDITIONS: There are no easements or legal encumbrances on the parcel. Note number 8 on sheet 2 of 5 has been revised. b) STORMWATER DRAINAGE/DRAINAGE BASIN STUDY: See comments under item 3) below. c) REFUSE AREAS: As stated, the applicant will share the existing dumpster on the adjacent property. d) TRAFFIC IMPACT STUDY: The applicant has not submitted a Traffic Impact Study for this property and will request that the Planning Board waive this requirement. e) COMMONWEALTH REVIEW: An application for work within state highway is being prepared and will be submitted to Mass Highway shortly. 3) The following are comments relative to the drainage review a) The drainage calculations have been revised to include all of the runoff from the roof and sidewalk. b) The catch basin detail has been revised to show 4 foot sumps 24 Stiles Road Salem,NH 03079 Phone(603)898-8788 Fax(603)898-8820 Bedford,NN > AAanch,asic,; r?IN - Keene. SaG r,r, 4H c) The plans and calculations have been revised to show the correct pipe slope between CB-1 and DMH-1. d) The plans and calculations have been revised to show the correct pipe slope between DMH-1 and DMH-2. e) There is no additional flow going to the existing catch basin (CB-2). Currently, all of the runoff from the site, which is 100 percent impervious, flows to that catch basin. The redevelopment of this parcel will not produce flows any greater than currently exists. 4) The following responses are relative to the standard engineering practice comments a) The miscellaneous item number references on some of the details have been removed. b) The water service detail has been revised to show a 2-inch copper service.
