V The land «rith the buildings thereon located on the more or less southerly side of Osgood Street in
cv the Town of North Andover, County of Essex, Commonwealth of Massachusetts and being
bounded and described as follows:
SOUTHEASTERLY by Barker Street, five hundred ninety and 15/100 (590.15) feet;
SOUTHWESTERLY by two courses by Osgood Street, two hundred twenty-one and
85/100 (221.85)feet, and one hundred forty-five (145) feet;
` NORTHERLY by land of Barker along the bed of an old wall, two hundred forty-
two (242)feet; and
NORTHEASTERLY again, by land of Barker, eight and 99/100 (8.99)feet.
All of said measurements being as shown on a Plan of Land owned by Stefanowicz, North
Andover, Mass., August 1947, Charles E. Cyr, C.E., excepting however, from the above
described premises that portion thereof taken by the Commor�wealtli of Massachusetts by the
exercise of the power of eminent domain for highway purposes by an Order taking, dated March
14, 1961, which portion so taken is more particularly described as Parcels 20 and 4-T of Layout
45078, as shown by the plans recorded by said Commonwealth in said North District Registry of
Deeds.
Also a certain parcel of land situated in North Andover, Massachusetts on the northeasterly side
of Osgood Street (Rt. 125) and being shown on a plan entitled "Plan of Land in North Andover,
Massachusetts, (A Division of Land Plan)" dated December 14, 1970, by John Callahan
Associates, Engineers-Surveyors-Land Planners of Andover, Massachusetts, said plan recorded in
Essex North District Registry of needs and being more particularly bounded and described as
follows:

Bzginning at a point on the northeasterly right of way line of Osgood Street (Rt. 125), said point
being by two courses and distances, North 43 degrees 36' 09" East, 91.47 feet and North 37
degrees 56' 39" East, 147.95 feet along-the northeasterly right of way line of said Osgood Street
from the apex of the northerly intersection of said Osgood Street and Barker Street;thence
nuuiing northerly along the right of way of said Osgood Street North 19 degrees 55' 46" East,
110 feet to a point;thence turning easterly by land of George R. Barker, Jr. South 82 degrees 16'
19" East, 190.25 feet to a point; thence turning westerly by land of Margaret L. Legault South 70
degrees 59' 56" West, 239.04 feet to the point of beginning.
Being the same premises conveyed to us by Deed of the Merrimack Valley Federal Credit Union
dated March 30, 1981 and recorded with the Essex North District Registry of Deeds in Book
1495, Page 304.

A certain parcel of land adjoining the southeasterly side of Osgood Street, (Route 125) in the
Town of North Andover, County of Essex, Commonwealth of Massachusetts.
V Said parcel of land ("the Premises") is shown as Parcel LS-1 on a plan entitled "The
Commonwealth of Massachusetts Plan of Road in the Town of North Andover, Essex County,
N Altered and Laid Out as a State Highway by the Department of Highways, April 9, 1997, Scale:
40 feet to the inch" signed by Thomas F. Broderick, P.E. Chief Engineer. Said plan is Layout
7196 which was recorded at the Essex North District Registry of Deeds as Plan Number 13033
on 5/1/97, its legal description is as follows:

A parcel of land adjoiiung the southeasterly side of Osgood Street (Route 125) and bounded by
the line described as follows:
Beginning at a point on the southeasterly location line of the March 14, 1961 State highway
alteration of Osgood Street (L.O. No. 5078) bearing South 46 degrees 16' 28" East and 36.08
1 feet distant from station 30+65.77 of the baseline of said layout and extending thence, leavuig said
location line northeasterly by a curve to the right of 50.00 feet radiu 80

degrees 25' 24" East 132.39 feet;thence by a curve to the left of 2040.00 feet radius 146.29 feet;
thence South 59 degrees 41' 08" East 52.22 feet to a point again of said 1961 location line;

degrees 56' 39" West 147.95 feet; thence South 43 degrees 36' 09" West 79.02 feet to the point
of beginning; containing about 20,948 square feet.
The premises are conveyed subject to and with the benefit of all rights, restrictions and easements
