Special Permit Condition 16 requires the applicant to submit substantial revisions of the site plan to the Planning Board for approval. The attached plan set includes proposed revisions to the approved plans include additional on-site parking and minor curb line edits to allow relocation of air conditioning units to the rear of the building. The approved site plan for this site includes parking for forty seven (47) vehicles,while the attached plan includes parking for an additional eight(8) spaces, for a total of fifty-five (55) spaces. We have included a parking summary table below. The eight(8) additional parking spaces are proposed in two separate areas at the north end of the site, adjacent to the trash dumpster. These spaces have been arranged to maintain the necessary fifteen foot(15') buffer to the property line. Four(4)of these spaces are proposed in a stacked configuration(tandem spaces) and will be identified for use by"Employees Only"while four(4)more parking spaces are proposed for general use in a parallel configuration along the northerly access aisle. However, the additional parking spaces will help to improve vehicle circulation by better balancing the location of parking spaces around the parcel. This will provide more convenient parking opportunities for patrons of the retail uses on the northern end of the building and reduce overall parking maneuvers and pedestrian travel from the southerly parking field.
