briefly like to tell you about Morgan Exteriors, LLC and why you should
choose us for your remodeling project.
Morgan Exteriors protects your property by covering you with
$2,000,000.00 of liability insurance. We are registered in the state of New
Hampshire and licensed and registered in Massachusetts. Home
Improvement Contractors Registration # 146964, Construction Supervisor
License # CS-092194 and Lead-Safe Renovation Contractor License
#LR001659. Workers Compensation Insurance covers all of our employees
so you are not exposed to any Liability.

Job Site Preparation:
1. Morgan Exteriors will protect all bushes, shrubbery, and surrounding
grounds with tarps.
2. Morgan Exteriors will provide a porta-potti for our crew.
3. Remove existing bump out addition & stairs
4. Install plywood over opening to shut out elements from home
Floor Size: 15' x 13'
1. Footings will be Shea 24-inch Precast 48 inches deep and will include a
Simpson post anchor.
2. Support posts will be 4X6 #1 grade pressure treated lumber.
3. Support beam will be triple 2X10s
4. Floor for the new Sunroom will be framed so that there is a _flush_step
out from the main house.
5. Floor framing will be 2x8 with two sets of footings. All joist will be anchored
to framing using Simpson Joist hangers.
6. Interior of floor to be covered with 3/4 inch tongue and groove
Advantec sheathing.
7. Cap bottom with '/2 inch pressure treated plywood if under 3 `off the
ground, if over Toff the ground '/2 inch plywood.
Building Frame: 15' x 13' 41 Runnina Feet of Walls
1. Walls: 2'X6" kiln dried lumber framed 16 on center, with a single 2"x6" top
plate and a double 2"X6" bottom plate. Include Simpson vertical wind load
brackets.
2. Exterior wall sheathing .�/2 inch CDX fir plywood.
3. Wall height of 8' Feet. 9 Inches with a 24 inch knee wall.
4. Roof pitch based on a hang height of_maximum allowed to be placed
under second floor windows_
5. KD framed with 2"X10"s 16 inches on center with an engineered LVL ridge
beam and Simpson rafter ties.
6. Roof will be sheathed with 1/2"Advantec sheathing. Ice and water shield
entire roof and shingle to match existing home as closely as possible.
7. Install 13' running feet of gutters on door side of room with 1 downspout

Insulation: Insulation for the roof, walls and floor will be high density rolled
fiberglass insulation to fit the cavity.
Exterior Finish
Tyvek and vinyl siding to match home as closely as possible. (No painting or
staining)
Interior Finish:
1. Window trim to be standard primed casings.
2. Sheetrock tape and joint compound (ready for primer and paint) on house
wall as well as sunroom walls and ceiling.

Contract Acceptance:
Upon signing, this document becomes a binding contract under law. Unless
otherwise noted within this document, the contract shall not imply that any lien or
other security interest has been placed on the residence. Review the following
cautions and notices carefully before signing this contract.
e Don't be pressured into signing the contract. Take time to read and fully
understand it. Ask questions if something is unclear.
e Make sure the contractor has a valid Home Improvement Contractor
Registration. The law requires most home improvement contractors and
subcontractors to be registered with the Director of Home Improvement
Contractor Registration. You may inquire about contractor registration by writing
to the Director at 10 Park Plaza, Room 5170, Boston Ma 02116 or by calling
617-973-8787 or 888-283-3757.
e Does the contractor have insurance?Ask the contractor for his insurance
company information so that you can confirm coverage, or ask to see a copy of a
"proof of insurance" document.
e Know your rights and responsibilities. Read the Important information on the
next page and get a copy of the Consumer Guide to the Home Improvement
Contractor Law.

General Saecifications:
1. Work area shall be kept neat and clean on a daily basis and returned to
normal upon completion of the project.
2. The owner shall remove all wall hangings and shelf items on the outer
walls that may become loose and fall due to hammering on the outside.
This would include items such as pictures, clocks, plants, dishes, figurines,
etc.
3. All work will have a 5 year workmanship guarantee.
4. Work will begin approximately 6- 8 weeks after permit is secured and will
take approximately 15 working days. Note: These are estimates and time
will not be considered of the essence.
5. Morgan Exteriors will obtain all required permits. (Owners who secure their
own permits will be excluded from the Guaranty Fund provisions of MGL
chapter 142A.).
6. We maintain a current General Liability and Workman's Compensation
Insurance Policy. A copy is available upon request to verify coverage.

Acceptance of Proposal
Terms and Conditions
Parties: "You" refers to the buyer or buyers. "We"or"Us" refer to the seller. Morgan
Exteriors, LLC.
1. Insurance: We agree to carry Workman's Compensation and Public Liability Insurance.
That covers the work to be done under this contract.
2. Debris: We will remove all construction debris from the job unless specified otherwise.
3. Limitation of Liability: These limits apply to our liability:
a) We have no liability over the amount of the contract price.
4. Entire Agreement: This contract is the entire agreement, and it is agreed by the parties that
entire understanding is contained in this written contract between you and us. It is further
agreed that any subsequent changes to this agreement must be in writing and signed by the
parties. No oral agreements or understandings not specifically stated in this written
agreement will have any force of effect.
5. Compliance with law: This document is intended to comply with all applicable laws and
rules. This includes federal, state and local laws, rules and regulations of every kind. If any
provision or part does not meet any such requirement, that part may be considered
ineffective; nevertheless, such portion shall not affect the validity of the remaining portions of
this contract.
6. Alterations: You agreed to pay us our normal selling price for all additions, alterations or
deviations from the agreed upon specifications. No additional work shall be done without the
prior written authorization by you.Any such authorizations shall be on a Change Order form
approved by both parties which should become part of this contract. Where such additional
work is added to this contract. It is agreed that all terms and conditions of this contract shall
apply equally to such additional work.Any changes in specifications or construction
necessary to conform to existing or future building codes, zoning laws or regulations of
inspecting Public Authorities, shall be considered additional work to be paid for by you.
7. Survey: You are solely responsible for the location of all lot lines and shall, if requested,
identify all corner post of your lot. If any doubt exists as to the location of lot lines, you shall
provide, at your own cost, a survey. If you wrongly identify the location of the lot lines of the
property, any charges required by us shall be at your expense. The cost shall be paid to us
prior to continuation of work.
8. Subcontractors: We have a right to subcontract any percentage of the work agreed to be
performed. Morgan Exteriors agrees to be solely responsible for completion of the work
described regardless of the action of any third party/subcontractor utilized by the contractor.
Morgan Exteriors further agrees to be solely responsible for all payments to all
subcontractors for material and labor under this agreement.
9. Legal Cost: Should it be necessary for us to bring suit to enforce provisions of this
Agreement or to recover damages or judgments, it is agreed that you will pay reasonable
fees and court cost to us and interest in the amount of 18%.
10. Workmanship: We agree to complete work in a substantial and workmanlike manner, but
we are not responsible for failures or defects that result from work done by others prior, at
the time of subsequent to work done under this agreement.
