RE: Site Plan Special Permit
Map 24 Parcel 21
102 Peters Street
Ladies and Gentlemen:
Please find attached five copies a plan depicting the as-built conditions for the project captioned above and titled"As-
Built Plan, 102 Peters Street,North Andover,Mass.",prepared for Dundee Properties,LLC and dated November 11,
2013 and updated 12-05-13.
Andover Consultants, Inc. (ACI)was not contracted to inspect ongoing construction and was not present when some of
the subsurface features were installed. The attached as-built plan depicts the completed surface features and the
subsurface features that ACI was present for or were provided by the site contractor. Based upon my review of the
attached plan and a site inspection conducted on November 13,2013 and December 5,2013,it is my opinion that the
work was conducted in reasonable compliance with the site design plan with the following minor deviations noted.
• The parking lot width is 60 feet wide. The design showed a 61 foot wide lot with a 25 foot wide aisle,a 24
foot wide aisle was constructed. The 24 foot wide aisle is an industry standard width for an aisle. The reduced
width of the parking area results in less impervious area.
• The swale along the shoulder of Route 133,at the northwest corner of the lot was not constructed because of an
existing electrical conduit in the way. A pea stone swale over the infiltration trench extends to the edge of
Peters Street.
• The westerly curb radius was constructed along a straight line rather than on a curve as shown on the design
plan.
• The trench drain was constructed with a different product. The as-built grate is wider, without curved vanes,
but is equivalent. The outlet is a 6"pipe.
• Sloped granite edging along the southerly side of the parking area was omitted.
• The fence depicted on the approved landscaping plan was not installed along the easterly property line. It is
my understanding that this change was allowed.
