Please withdraw the application for site plan review for the project and property located at
110 Sutton Street, North Andover. After further understanding of the Town's fees with regard to
additional engineering reviews beyond the engineering already completed, the project as
designed has been re-considered by the owners.
The owners and the design team are re-designing the project's scope to be more affordable and
will provide the project at a reduced size in the near future.

The current building is a 1 '/2 stories, built into a slope with asphalt paving surrounding the entire structure.
The existing structure exterior is a combination of white vinyl siding, painted masonry block, with little or few
windows, a pitched asphalt shingle roof on one portion and a flat roof on the other.
Adjacent to the existing structure are 2 story, 2 family dwellings on one side, and a 3-story apartment building on
the other. The family dwellings are wood or vinyl sided with pitched roofs.
The apartment building to the other side is a pitched roof, with mansard roofs, sided in vinyl or wood.
Opposite and across Sutton Street is a 2-story woodworking shop. The exterior is comprised of wood or vinyl siding
and a pitched roof.
Also adjacent and opposite form the Dance Studio is an Auto Body and wrecking company building. This structure
is 2 stories in height and appears to be a steel frame with brick exterior.
Separating the business across the street is not only Sutton Street but also railroad tracks.
Pedestrian movement on Sutton Street seems to be minimal.
Vehicular traffic is significant, given North Andover Center is nearby, enter and exit ramps to RT. 495 are nearby,
and other businesses are within a close proximity.
The proposed architectural expression has considered the neighborhood infrastructure, neighboring structures,
material longevity, durability, and style. The design team and the owner's wish intend that the new building will not
only blend well with the existing structures and infrastructure, but also elevate the expression of dance in North
Andover. The Dance Studio has bee in this location since 1995. The business and dance instruction has grown
over the years and provided many of our local dancers with the finest dance instruction in the country.
Chippendales Dance Studio has traveled throughout the country and Europe competing at the very highest level of
competition, winning national and world championships.
The studio intends that the expression of the building is inspirational yet restrained to blend with it's surroundings,
and budget constraints. The front addition most seen from Sutton Street comprises 1 large dance studio that may
be divided to make 2 smaller studios. The studios require W tall mirrors on some walls, which dictate that limited
lower windows are an option. But the interest in having natural light is desirable. For this reason the design team
has located a ring of higher windows that will allow natural light to penetrate deep into the studios. Also to create an
interesting fagade and to develop creative light patterns within the dance studios, the design team has included
small playfully arranged windows between the upper ring windows and the mirrors. As the time of day changes, so
too will the patterns of pronounced light change within the studios. Interior lights will cast interesting light from the
studios at night.
The exterior window frames are proposed to be aluminum like neighboring buildings, and to use a painted
aluminum horizontal decking for the exterior siding. This material is scaled similarly to the existing vinyl siding on
the existing building, adjacent structures, and is also similar is scale to the brick used in the adjacent building
across the street. A color has not been chosen, but a warm gray has been discussed. The owners have had
difficulty keeping the existing white siding and white masonry clean, which leads to a more neutral color.

Chippendales Dance Studio's is an instructional dance studio which primarily attracts dance students
between the ages of 5 through 18. Most classes are between the hours of 3pm and 9pm Monday through
Friday and Sam through 1pm on Saturdays.
A significant number of dance students are being dropped off for classes, and picked up after classes,
with only few parents or care-givers remaining during class. Utilization of the total actual required parking
spaces is highly unusual. There are a number of dance students that are drivers and do utilize the parking
areas. An estimate of total spaces used during an average day, during the height of dance activity between
3pm and 9pm, is 35 total spaces used.
Staff numbers vary between 6 and 12.

The proposed addition to the existing facility is primary located on the south side of the building, between the
existing entry and Sutton Street. The area that the proposed building will occupy is asphalt drive, asphalt parking
and two planting beds, each 4'x 10 .
A small planting bed separates Sutton Street and the facilities asphalt parking area. This area is not intended to
change.
The intended landscaping plan is indicated on the architectural drawings, and shown on the south, east, and west
sides of the new addition. In addition to creating a soft buffer between the building and the street, these planting
areas act as drainage areas for roof rain-off and adjacent asphalt parking areas. The approximate sizes for these
area are 5' x 70', 4' x 40'2x 25', and 4' x 18'. Each contain permeable cover and a variety of shrubs and small
caliber trees. These areas create an increased amount of permeable surface and still provides the maximum
parking spaces, site access, and emergency vehicle access.
