Applicant: Edgewood Retirement Community
EXISTING ZONING
Currently the Edgewood Property is zoned for R-2. A permitted use of this zoning is a Continuing Care Retirement
Center. Under the Continuing Care Retirement Center the following uses are permitted: nursing care facilities,
congregate housing units, independent dwelling units, assisted living units, home health care, facilities for supportive
services and any other use deemed reasonably necessary or ancillary by the Planning Board.
Edgewood Retirement Community is looking to erect a residential expansion that will include the construction of
twenty-seven cottage-style units, renovations of three barns located on their campus, and renovation and expansion of
the existing "Common" building and rehabilitation unit "The Meadows". Cottages will remain under the ownership of
Edgewood. Residents will live there under a Lifecare program, similar to the existing program. The following description
for the proposed scope of work is comprised of the following components:
I. Cottages
➢ 12 Detached Cottages
➢ 5 Duplex Cottages
➢ 1 Cottage built within the given foundation footprint of the "bull' barn with 1 attached cottage adjacent to the
"bull" barn cottage
➢ 2 Cottages in the "Milk Barn"
➢ 1 Cottage where the existing residence adjacent to the main entry off Osgood Street currently exists
➢ Infrastructure (roadways and utilities)
➢ Cottage sizes will range from:
0 1400 square feet (one level) to 1970 square feet (two levels)
➢ Each Cottage will contain the following amenities:
• 2 Bedrooms
• Living room
• Kitchen
• Dining Room
• Laundry Room
• Porches (1 open and 1 enclosed)
• Full Basement
• 2 Car Garage, plus one surface parking space
Il. Barns Restoration of the Horse, Maintenance, and Milk Barns shall include the following:
• Exterior Siding Repairs
• Window Replacement
• Door Replacement
• Roofing Replacement
• Soffit/Fascia Repairs
• Cupola Restoration
• Minimal Plumbing and Electrical Improvements
III. Renovation and Expansion of existing "Commons" Building
➢ Construction of a one story addition with basement, attached to the existing 45 bed Skilled Nursing Facility
("The Meadows")
• This will add 8 beds to the current 45 bed SNF
• Building Construction and Renovation will consist of approximately 12,803 square feet
➢ Construction of a 2 story addition adjacent to the existing common building which will include:
• Social Day Program area of approximately 3,400 square feet of building construction and renovation
• Dining Bistro area of approximately 3,500 square feet of building construction and renovation
➢ Renovation of existing areas will allow for the expansion of the Wellness and Physical Therapy areas of
approximately 3,340 square feet
