corporation organized under an Act of Congress and existing pursuant to the Federal
National Mortgage Association Charter Act,having its principal office in the City of
Washington,District of Columbia,and an office for the conduct of business of P.O.Box
650043,Dallas,TX 75265-0043,(hereinafter called the Grantor)for consideration of TWO
HUNDRED SEVENTY-FIVE THOUSAND AND 00/100($275,000.00)DOLLARS
PAID,grants to Ryan Schruender of 91 Quail Run,North Andover,MA 01845, with
quitclaim covenants,
Two tracts of land,with the buildings therein,situated in North Andover,and being shown
as Lots numbered 11 and 12 on Tlan of Phillps Court,North Andover,Mass.:Owner M.T.
Stevens&Sons Co.,Ralph B.Brasseur,C.E.,recorded in the North District of Essex
Registry of Deeds as Plan No.2770,and said lots taken together are bounded and described
as follows:
NORTHEASTERLY by Lot No.10,one hundred feet,
SOUTHEASTERLY by land retained by J.P.Stevens&Co.,Inc.,one hundred sixty-seven
and 38/100 feet;
SOUTHWESTERLY by Pleasant Street,seventy and 81/100 feet;
WESTERLY by a curve forming the junction of Phillips Court and Pleasant Street,forty-six
and 49/100 feet;and
NORTHWESTERLY by Phillips Court,one hundred sixty-three and 58/100 feet
Lot NO.11 containing 7,500 square feet,more or less,and Lot No.12 containing 10,500
square feet,more or less,all as shown according to said plan.
FOR TITLE REFERENCE,see Foreclosure Deed recorded in the Essex County
(Northem District)Registry of Deeds in Book 12144,Page 28.
UNDER AND SUBJECT to any existing covenants,easements,encroachments,
conditions,restrictions,and agreements affecting this property.
THIS DEED is given in the usual course of the Grantor's business and is not a
conveyance of all or substantially all of the Grantor's assets in Massachusetts.
THE GRANTOR is exempt from paying the Massachusetts state excise stamp tax
by virtue of 12 United States Code§1452,§1723a,or§1825.
TOGETHER WITH all and singular the improvements,ways,streets,alleys,
passages,water,watercourses,right,liberties,privileges,hereditaments,and
appurtenances whatsoever hereto belonging or in anywise appertaining and the
reversions and remainders,rents,issues and profits thereof,and all the estate,right,
dile,interest,property,claim and demand whatsoever of the said Grantor in law,
equity,or otherwise howsoever,of and to the same and every pact thereof,
