Kathy Campbell Stevens and Paul P. Stewart the duly appointed and qualified Personal
Representatives, of the Estate of Thomas Plunkett Rockwell, a.k.a. Thomas P Rockwell, Essex
County Probate Number OES 13P0485EA, (hereinafter "Grantor") pursuant to the Power to Sell
contained in the duly probated Will of Thomas Plunkett Rockwell as filed with the records of
Essex County Probate Number OES13P0485EA
for consideration paid and in full consideration of Two Hundred Seventy Thousand Eight Hundred
Thirty-Three and 331100 Dollars ($270,833.33)
grant to Pond Pasture LLC, a Massachusetts limited liability company having an address located
at 28 State Street, 291h Floor, Boston, MA 02109
with QUITCLAIM COVENANTS
All of the Grantor's right, title and interest in and to the Iand with any improvements thereon
comprising the Pond Pasture, consisting of approximately 20 +/- acres, together with all
appurtenant rights located off of Osgood Street, North Andover, Essex County, Massachusetts,
and more particularly described on Exhibit A attached hereto.
It is hereby certified by Grantor that the real estate conveyed hereby is vacant land upon which
no one resides, and it is not homestead property of any person, or of Grantor or any beneficiaries
of the Estate of Thomas Plunkett Rockwell, Essex County Probate Number OES13PO485EA.

(Legal description)
Pond Pasture as shown on Plan No. 3827
That certain parcel of land with all improvements thereon, situated in North Andover in
the County of Essex and Commonwealth of Massachusetts, known as the "Pond Pasture" and "
Pond Pasture Lane " located off of Osgood Street in said North Andover and bordering the
western shores of Lake Cochichewick, bounded and described as follows:
Beginning at the northeasterly corner thereof at the "Great Pond",now called Lake
Cochichewick, at the stone wall or its extension, at land now or formerly of Mary F. Charles,
then in a southerly direction along Lake Cochichewick a distance of nine hundred and twenty
five feet (925')more or less, to a stone wall or its extension at land now or formerly of
Edgewood Farm, then in a westerly direction along the stone wall a distance of eleven hundred
and sixty feet(1160'),more or less, then heading northerly along a stone wall a distance of one
hundred and eighty-six feet(186'), more or less, still by land of Edgewood Farm,to a Private
Way known as Lane to Pond Pasture, then in a northeasterly direction along the southeasterly
edge of said Private Way a distance of sixty feet (60'), more or less, then turning northerly with
the easterly edge of said Private Way a distance of twenty-two feet(22') more or less to a stone
wall or its extension,then leaving the said Private Way and continuing along the stone wall in
slightly more northerly directions, a distance of seven hundred and eleven and a half feet
(711.5'), more or less, to a corner of the wall, continuing along the stone wall as it turns an
approximate right angle to the east, along land now or formerly of Mary F. Charles, a distance of
816 feet, more or less,to the point of beginning at the shore of Lake Cochichewick.
The foregoing premises are shown as "Pond Pasture" on a plan of land entitled "Plan of
Pond Pasture & Lane to Pond Pasture -- North Andover, Mass." Scale V = 200' dated January,
1959-- Ralph B Brasseur, C.E. recorded as Plan No. 3827 at the Essex North District Registry of
Deeds; "Pond Pasture" contains twenty (20AC) acres, more or less, according to said Plan No.
3827, and reference maybe had to said Plan No. 3827 for a more particular description of"Pond
Pasture".
Together with all rights,easements and rights of way appurtenant to the foregoing property,
including without limitation the Right of Way over the Lane to Pond Pasture as described in that
certain Grant of Mutual Easements dated March 24, 1959 and recorded with said Deeds in Book
891 Page 167.
