A. INTRODUCTION
The petitioner is submitting a special permit application for permits to convert an existing two-family
property to a three-family property located at 300-302 Pleasant Street North Andover, MA. The
conversion is permitted through special permit stated in section 4.122.14.1)within the Zoning Bylaws,
1. Project Description
The project involves the renovation of an existing partially finished basement which currently contains
windows and two means of egress. First means of egress goes directly into the back yard of the unit and
the other means of egress is available through a common mudroom area which has exits to the front
entrance, back yard entrance, and access to a shard garage.
The renovation will include bringing the basement interior up to building code required for a multi-
family dwelling, including but not limited to: appropriate fire rating on shared walls, updated flooring,
and providing an appropriately sized window egress in the proposed bedroom.
The site is an appropriate location for such conversion as it is located in an area that has many
surrounding non-single family homes.The work will cause no nuiances or serious hazard to vehicles or
pedestrians as well as will contain adequate and appropriate facilities for proper operation and use.

• Al.1—First Floor Plan
• A1.1—Second Floor Plan
b. Architectural Elevations of existing structure
• A2.1--South and East Elevations
• A2.2—North and West Elevations
c. Plan of Land, Certified Plot Plan provided by a Registered Land Surveyor
d. An aerial view to provide improved context on existing conditions
e. Applications for permit as well the containing memorandum
f. The list of Abutters to the property, provided by the Assessors Office
g. The Deed to the Property
h. The Signed Zoning Bylaw Review Form, provided by Zoning Inspector
