Dear Members of the Board:
Our office submitted a Plan of Land to the Zoning Board of Appeals dated December 20, 2016 to
create two buildable lots (Lots I and 2) where three lots currently exist(Lots B, C, and D).
During the ZBA hearing process concerns have been raised regarding the impact of the proposed
development of the lots on nearby wetlands and culverts. Though this project is exempt.from
DEP Stormwater Standards under 310 CMR 10.05(6)(1)2—-4 housing development or
redevelopment project comprised of detached dwellings on four or fewer lots, the applicant is
willing to include subsurface recharge systems to capture,detain, and recharge stormwater runoff
from the roofs of proposed dwellings.
With the addition of the proposed subsurface recharge systems, the proposed single family
dwellings will have no impact on the existing culverts.
