M~ Member present were Nicholas Nicet~ta,'Chair~ Ralph Finck, Howard Gilman, James B_~nan~. and John Osgood. Mrs. Crockett and her representative Attorney Ba~al came before tht Board in regard tothe Crockett Sanitarium. located at the intersection of Gr~at Pond Road and BFadi~m~ ~tree%. Htty. Betel want on further to say in order to clarify the situat~c~ before the Zoning Ordinance was passed it was a Sanitarium in t9~1. He pointed out the~Board on the map itwas an isolated triangle and if anything happened, for e~mple~a fi?e it would be a 'non conforming use and they would have to come, befoFe the Board of Appeals, end if the case were they were refused his client would lose out. He furthereexpreseed it was an ideal spot for a hospital Or Sanitarium. He pointed out in the rules if the Building burned downlO0% it could not be rebuilt unless the Board approved it, a~ if the building burned partly the Assessors value goes up. Atty. Betel expressed the desire to h~ve the Board Classify the property as a Convalescent home, Sanitarium and Hospital. The area is now non-conforming use. Mr. Chairman told the Petitioner and ~tty. the Board would take the matter under consideration. Location of this cen~er ms on Chic~ering ~oad in the vicinity of Woody's. The estimated cost of this buildi~gwould be in the vicinity of one and one half million to two milliom dollars. The Board were shown sketches of the drawings for re-classification. The land in q~estion is zoned General Residential. The petitioner~ came in with an application to have it zoned Business. Mr. Dawes pointed out to the Board that the bulk of'the parking would be in fromt of the center. The sketch shown to the Board by U~. Debonis allowed park~_ug for, one thousand cars the m.~uimum, Mr. Osgood questioned as to hpw many miles would it serve. Mr. Debonis replied that it goes in t~ma miles, and they have it figured approximately 15 or 20 minutes.
