This parcel of land and the adjacent lot owned by Mrs. Walker, which is the subject of a separate application for variances, are affected by a large wetland area; C. The distance of the buildable area from the extensive wetland on the adjoining parcel of land owned by Mrs. Walker create a substantial hardship which can be remedied by the relocation of a single lot line between these two lots; D.
