Zoning Board of Appeals

A. The particular use for the land and structure is residential;
B. This parcel of land and the adjacent lot owned by Mrs. Walker, which is the subject
of a separate application for variances, are affected by a large wetland area;
C. The distance of the buildable area from the extensive wetland on the adjoining parcel
of land owned by Mrs. Walker create a substantial hardship which can be remedied
by the relocation of a single lot line between these two lots;
D. The Bridle Path subdivision was originally permitted with a one acre minimum lot
size in conformity to the requirements of the then existing Zoning By-Law. Most lots
in the subdivision continue to be one acre lots even though the By-Law was later
changed to require a minimum lot size of two acres;
E. The allowance of the requested variance will not affect the other lots in the immediate
area while allowing the adjacent lot owned by Mrs. Walker to become a more suitable
buildable lot.
