The reason for the re-application is the expiration of the variance as per MA General Laws 40A (see attached letter from the town). Hence we are re-applying for the variance.. We request a speedy pproval from the board so that we can complete the work before the snow arrives. The property located at 150 Old Farm Road has a lot size of 219,191 square feet. Currently, the house on the lot is situated in a very tight space using only-<0.5% of the lot. The dimensions of the existing structure house are 34"x26". On the left side, the house is limited by a 30' sewer easement to the town, in the back it complies with the wet land laws, and on the right is in compliance with the set back of 30' as per R-2 zoning district. The house is a standard colonial with a two car garage underneath. The driveway leading to the garage has a steep slope with no room to turn around (see pictures). Only one car can be parked inside the garage. There is not enough space on the driveway to turn the second car in the garage. The problem is further compounded when the New England winter begins. Due to the wind, snow drifts in the valley (driveway) and piles as high as 475 feet. We face extreme hardship in the winter with weather causing dangerous condition on our driveway. The retaining wall at the bottom of the driveway makes it difficult to bring even one car down as the collision potential exists. The driveway is so difficult that even snow plowing trucks refused to remove the snow. You can imagine our plight when heavy snow falls and we can not get any help. The spring rain does not bring any relief to our hardship. All rainwater tends to accumulate at the bottom of the driveway. On occasions, the single drain at the bottom does not keep up with the rain and flooding begins. After discussing with several architects and contractors, the addition of a 10'x24' garage with a 9'x8' hallway to the basement appears to be our only option. This has been also approved by ZBA last year. The garage is set in the rear right of the house with hallway exactly behind the house. This has been agreed upon with the immediate neighbor-Mr. And Mrs. Axelrod and has been approved by the conservation department. The proposed plan involves closing the existing garage, filling the driveway, and building a one car garage at the street level. This requires a variance from the zoning board, as the proposed addition is not within the 30' setback on the right side. We appeal to the board to grant us the variance of 10' on the right hand side to provide relief from this extreme hardship. Furthermore, it is our belief that this addition will enhance the aesthetic appeal of the neighborhood, as it will remove the lone unsightly driveway.
