My particular Special Permit request is for a specific use of the land and for the specific structure. The existing structure is a 43,600 sf building which is used for light manufacturing_The proposed addition of a 24,800 sf warehouse area will be added tp the back(East side)of the building.and.used specifically for warehousing in support of the light manufiwturing operations in the existing building. These uses conform to allowed uses within an I-1 zone. While the addition.conforms to all zoning requirements, the existing structure does not meet the current side set back of 50 ft on the right side of the building(facing Beechwood Drive). The existing building is 30 ft from the lot line on that side. Therefore this application for Spacial Kermit is based on a Pre-existing,Non- conforming structure. 2. This specific site is an appropriate location for these uses and the pre-existing non conforming situation. The.uses are allowed uses.for an i-1 zone, and, the.preexisting non- conforming set back has been there since.the building was built in the early 70's_The shipping receiving operations are currently.conducted at that side of the building. Although most-pickups and d-eliveries are by smaller trucks, occasionally large tractor- ' trailers must back up to the door, which partially obstruct Beechwood Drive while loading or unloading.Oncethe proposedaddition_is completed, the.shipping and receiving operations via tractor-trailers would be moved to the warehouse where there would be adequate room for tractor-trailers to backup to the floor without obstructing Beechwood Drive. 3. There will be no nuisance or serious hazar(Fto vehicles or pedestrians because there will be no increase in traffic created.by this project which will in fact lessen the potential for a nuisance or serious.hazard now created.when-tractor-trailers obstruct the street and traffic flow on Beechwood Drive. 4. Adequate and appropriate facilities will be provided for the proper operation.of the proposed warehouse addition by providing drive around access to the whole building for emergency vehicles and keeping access ways cleared7of snow. Operations for warehousing will be conducted within the building and there will be no outside storage areas. 5. This use is in harmony with the.purpose and intent of the Zoning Bylaw because it is a conforming use, lessens a nuisance/safety/hazard situation, and does not create any new nuisancelsafetyfhazard situations_The addition of the warehouse will not be substantially more detrimental than the existing non-conforming use to the neighborhood. 6.
