The Planning Board held their regular meeting on Monday evening, May 6, 1963 at
7:30 P.M. in the Town Build~ng with the following members present and voting:
M. Barman, Chairman; Robert J. Bttrke, Secretary; and William Ohepulis.
Atty. John J. Linch and Mr. Arthur Collins from Andover appeared before the Board
with pre]~m~B,~y plans for a subdivision on Great Pond Road in the area near the No.
Andover Country Club, Rolling Ridge, Brooks School, etc. There are approximately 50
acres, and the sub-division would be ~de up of 1-acre lots in accordance with the
provisions of the Sub-Division Control Laws. Mr. Co,!ins said The George Hayes office
is doing the surveying, etc. for b~m: This is not a fly-by-night th~ng. Everything.
will be of very high caliber. There will be a 50-ft. road, with 30-ft. travelway~
There will be a total of ~.~. lots. Everything ur1] ~ be installed underground and the road
will be built first. Everything will comply to requirements. Will put up necessary
covenants, etc.
The Board informed him that he should contact the Board of Health first and give
them a topograph~ outlay, etc. Get water costs from Board of Public Works, get
drainage, road construction, etc. from Highway Dept. Also suggested contacting the
Fire Dept. as to having a fire box installed since it involves such a large area.
Mr. Barman asked if he would ask the Town to accept the street or the land-owners?
He replied that he would ask the Town. He explained that he has a development in
Andover on Wildwood Rd. and is completing the road, etc. All services will be ~m~lght
to the lot lines so that the roads will not have to be torn up again. Is doing every-
tb~8 underground. There is a turnaround on the plans for future use.
Mr. Bannan explained that he will have to submit plans to the Board of Health and
get approval from them and get a letter from the Town Clerk. Get the figures from
the B.P.W., Highway Dept., etc. Each lot has to have a percolation test.
Mr. Col/ins said that if everything goes well he would like to start in the fall.

Mr. Bannan again explained that the Planning Board would require that they post a
suitable covenant; get approval of the Board of Health; installation of sewerage
according to Board of Public Works; surface drainage and street construction according
to the Highway Surveyor; proper boundary m~kings on streets; suggest contacting Fire
Dept. regarding fire box, if desired, have proper street signs.
Mr. Lynch and Mr. Collins ~]] contact the Board again when they are ready to call a
hearing.
