The Pla~fng Board held a special meeting on Tuesday evening, July qq, 1967 at
7:30 P.M. in the Tow~ Office Bu~M~Bg. The loS-lo, ring members were present and voting~
William Ohepulis, Jr., Ohairman; Robert J. Burke, Vice Chai~-~an; Howard Gilman;
Secretary; George B. Farley and James ~
This special meeting was called in order to meet with John J. Shields and to discuss
the roadway in his subdivision for Sherwood Homes, Inc.
Mr. Shields was present to discuss tha possibility of extending the roadway to the
lot line rather than having a turn_around ~n the Subdivision.
Mr. Chepulis explained to Mr. Shields about the Board~ s feeling that the roadway
should be extended to the lot line because of the surrounding land being undevelope~
and the possibility of future roadways connecting. This would not make any of his
lots u~dersized and could possibly add a lot.
Mr. Shields said he was violently oppose~. ~e could not see bearing the additional
cost of 357 feet of roadway so that an abutter might profit.. If he desired to do so,
an abutter could purchase lando from him for a right of way for a road.
Mr. Chepulis explained that this was not for the benefit of an abutter but that the
Board felt it would be better planning s~nd would el~ate turnarounds.
Mr. Shields said that it would cost h~m at least $10,000 for the additional 357 feet
of roadway.
Mr. G~lw~n and Mr. Burke felt the s~ as Mr. Shields and suggeste~ that an easement
to the lot line could be done that he shouldntt be required to spend alot of ~oney
to take care of another person.
Mr. Ohepulis said that the Plarz~ing Board does~tt look at who owns the land. It
considers the subdivisio~ as to how it is going to affect the Tows. As the
develops, what will be done as to.the network of streets and roads.
Mr. Shields e~plained the% he had never contemplated developing this parcel of land
but that a drainage prob

~r. Barman made a motion to take the petition under advisement. Mr. 0hepulis
secomded the motion. Mr. ChepuliS and Mr. BA~an voted yes and Mr. G~lw~n voted no.
Mr. Burke then made a motion to reconsider. Mr. G~ seconded the motion. The
vote was 3-2.
Mr. Burke made a motion to approve the plans as they are. Mr. Gtl,~- seconded the
motion. There was more discussion held before the vote was taken. Three members
voted in favor of approvinE the subdivision. Mr. Chepulis and ~r. Barman voted
against it~ because they feel that the turnaround should extend to the lot line.
ROAD REQUIREMENTS:
The Board again discussed Mr. Nicetta' s letter regarding road requlrements.
Mr. Bennan made a motion that the Planning Board record at the R~gistry of Deeds
the requirement that all subdivision roadways shall be hot-top (hituminous-concrete).
They shall have 1~ binder, and 1" wearing surface. To delete the presen.t Sec. 5-A(4)
page 8 and insert the new requirements in place thereof.

Mr. BAa-an made a motion to set up a hearing for a subdivision for the
Yunngebauer land at the regular September meeting. Mr. Burke seconded the motion and
the vote was unanimous.
SUTTON HILL CO:
A letter was received from Atty. Roland Sherman regarding the recording of the
subdivision plans for Sutton Hill Co. ~ for which a hearing was held on Dec,, 1966.
The six-mo~th t~ limit had elapsed f~r the recording and Atty. Sherman requested a
statement from the Planning Board that no changes had been made from the ordinal
approval in order that the plans may now be recorded. Mr. Farley seconded the
motion and the vote was unanimous.
RALPH HENRY SUBDMSION:
A letter in tb~ form of an appeal was received from Louis Xmiee regarding the
Henry subdivision, having to do with a culvert. The Board discussed the appeal and
voted to refer it to To~rn Counsel.
CHALIF0~R SUBDIVISION:
The Board signed the plans for the Ter~ Firma, Inc. (Cbelifour) subdivision.
The meeting adjourned at 10:00 P.M.
