With regard to item 1, enclosed is a copy of the revised Drainage Analysis for the project. With regard to item 2, requires no response. With regard to item 3, the plans have been revised and labelled as a"PRIVATE WAY" With regard to item 4, a driveway is proposed and not a road, maintenance of which will be the responsibility of a private homeowners association. With regard to item S, the driveway is not intended to be petitioned to become a public way. Lastly, with regard to item G,the plan has been revised to address your concern. We feel we have adequately addressed your concerns and respectfully request that you review the revised plans in anticipation of a positive recommendation to the North Andover Planning Board. Vanasse Hangen &Brustlin, Inc. 90 High Street, 10t"Floor Boston, MA 02110 RE: Salem Woods Definitive Subdivision—North Andover Dear Mr. McIntosh: We are in receipt of your review letter dated Sept. 1, 2011 for the above referenced project. With regard to item 1, we have revised the plan to show iron rods and stone bounds to be set at the lot corners as noted. Existing monuments and the ties to proposed monuments are shown. With regard to item 2, sheet 2 of the plan set has been revised accordingly. With regard to item 3, the existing water service and septic system has been added to the plan. With regard to item 4, setback distances have been added to sheet 4 of the plan set. With regard to item 5, there are no proposed underground utilities with exception to the septic systems infiltration trenches and water lines which are shown, electric sezvice is to be overhead and is noted as such. With regard to item 6, a second benchmark has been added to sheet 4 of the plan set. With regard to item 7, stockpile areas have been added to sheet 4 of the plan set. With regard to item S, the suggested note has been added to sheet 4 of the plan set. With regard to item 9, this information is on the plan set with exception to the stations of the PC's and PT"s. Since no roadway is proposed, we request a waiver to this requirement. With regard to item 10, again since no roadway is proposed, we request a waiver from this requirement. Page 2, Timothy B. September 19, 2001 With regard to item 11, the applicable information has been added to the typical cross sections shown on sheet 5 of the plan set, With regard to item 12, 13, 14, 15, 16, 17, 19, 20, &21, VHB simply noted the waiver requests and no revisions are necessary. With regard to item 18, soil testing has been satisfactorily performed on all proposed and existing lots. The Board of Health has acknowledged this in a memorandum to the Planning Board stating that sufficient soils to support fully compliant septic systems exist on each lot. With regard to item 22,the plan has been revised to specify that all cut and fill slopes shall be foamed and seeded. Lastly,with regard to item 23, we have had an informal meeting with the Conservation Agent and Chairman and agreed to file a Notice of Intent relative to wetland issues. We feet we have adequately addressed all your concerns and respectfully request that you review the enclosed revised plans in anticipation of a positive recommendation to the North Andover Planning Board. Salem Woods Definitive Subdivision Dear Ms. Eggleston: We are in receipt of your review letter dated August 29, 2011 for the above referenced project. With regard to item 1, as you agree this is a small project, it is our intention to request a waiver from the phosphorous and nitrogen loading report requirement for this project. With regard to item 2 and 3, the Drainage Calculations and design criteria have been revised to address your concerns. More specifically with regard to the ability of the infiltration swale to capture the run off, note that the drainage areas to the swale on both sides of the driveway flow to the driveway, the driveway is primarily in a cut situation such that both sides of the drive slope down towards the driveway. The driveway is proposed to be super elevated towards the swale which will be the low point and therefore no runoff will flow past the infiltration swale. As an added measure, we have widened the swale to 4 ft. and increased the depth of the swale to 6 inches. With regard to item 4, we evaluated your comment and concern. Since the drive is super elevated and the center line slope of the drive is 7% in this area and the drainage area in question is minimal,there is little likelihood of ponding and the minimal amount of runoff from the slope will be accommodated by the infiltration swale. We have performed testing throughout the site and in close proximity to this area. The seasonal high water tables were consistently approximately 5 feet, as such, the cuts are less than that and should not intercept the seasonal high water table. With regard to item 5, we have added a note to sheet 4 of the plan set which more clearly depicts the intention to drain the driveway towards the infiltration Swale. With regard to item 6,we have completed additional soil testing, locations and logs have been added to the plan. Soil conditions and water tables were very consistent throughout the site and water tables and percolation rates have been safely estimated along the driveway baseline. With regard to item 7,we have adjusted the calculations to address your concern. Page 2, Lisa Eggleston September 19, 2011 With regard to item S,the infiltration Swale detail has been revised to address your concern. With regard to item 9, we feel that given this is roof run off only, a 50 foot setback is acceptable as noted. With regard to item 10 through 16, these items primarily pertain to verbage contained in the O &M portion of the Drainage Report and have been revised to address your concerns. Additionally,we have added an access manhole covers to the roof infiltrators and have indicated snow stockpile areas on the plan. Lastly,the Drainage Calculations have been revised to address your concerns and no increase in run off is Iikely to occur. We have met with the Conservation Agent and Chairman and do intend to file an N.O.I. wit h the Conservation Commission. We feel we have adequately addressed your concerns and respectfully request that you review the enclosed revised plans in anticipation of a positive recommendation to the North Andover Planning Board.
