Sectiion I-Work Schedule
Contractor will begin the work or order the materials before the third day following the signing of this agreement, unless specified here in
writing contractor will begin work on or about 12/1/11.
Barring Delay caused by circumstances beyond Contactors control,the work will be completed by 4/30/12.The owner hereby acknowledges
and agrees that the scheduling dates are approximate and that such delays that are not avoidable by the Contractor shall no be considered as
violations of this agreement.
Section 11-Warranty
The Contractor warrants that the work furnished hereunder shall be free from defects in materials and workmanship for a period of 1 year
following completion and shall comply with the requirements of this Agreement. In the event any defect in workmanship or materials, or
damage caused by the Contractor, his subcontractors, employees or agents, is discovered within one year after completion of any job,
including cleanup,the Contractor shall,at his own expense,forthwith remedy,repair correct,replace,or cause to be remedied,repaired,or
replaced, such damage or such defect in materials or workmanship. The foregoing warranties shall survive any inspection performed in
connection with the agreed-upon work.

General
Proposal is to add 13'x21'addition to rear of existing house and renovate kitchen. No allowance has been made
for renovations/repairs to other parts of existing house. Building plans and certified plot plan to be provided by
owner. Building permit will be provided by contractor. No allowance has been made for any variances/ board
approvals, if required by town.
Demolition
Existing rear entry/porch will be demolished. Existing kitchen area will be completely gutted.
Excavating
Excavation required to install full basement area will be provided. Any additional fill will remain on site, and will
be used to regrade back yard. No allowance has been made for relocation of any undemround-L6itie0or
removal of ledge. Backfilling and rough grading will be provided. no allowance has been made for any lawn

Foundation
Poured concrete foundation will be provided as shown on plans. Footings will be 10"x20",walls will be 10"thick,
grade to be determined in field. Four inch thick concrete floor will be poured over crushed stone base. Four foot
opening will be provided to gain access to new full basement area. No allowance"has been made for any false
fieldstone to be applied to exterior of new foundation. fieldstones from sting foundation will be sav /set
aside if they can be reused.
Building
All frame, roof, and siding materials will be supplied / installed to match existing / meet code / as shown on
plans. Floor joists will be 2x8, exterior walls will be 2x6, roof rafters/ceiling joists will be W.All floor,wall, and
roof sheathing will be fir plywood (3/4 on floor, 1/2 on wall, 5/8 on roof) . Interior petitions will be W. Entire
roof will have ice&water sheild applied. Roof shingles to match existing as close as availabit-9mer to select.
Exterior walls will be wrapped with Tyvek or equivalent. Siding will be 1/2 x8 cedar clapboards.Any window trim
/ comerboards will be Azek. Anderson Woodright windows 601 be provided as shown on plans ( to match
existing ) . One insulated fibergalss door unit will be supplied / installed. New entry porch will have pressure
treated frame, Wood decking and rails can be substituted at no additional

included. Surface mounted fixtures to be provided by owner. Existing electrical service will be replaced /

service provider, at owner's expense. No allowance has been made to replace any wiring-in-existing,house.
Power to detatched garage will be refeed.Two lights will be installedln new basement area.

Insulation
All added/renovated areas will be insulated to meet current codes.
Plaster
Addition, kitchen, and bath area will be blueboarded and skimcoat plastered.Walls and ceilings will be smooth.
No allowance has been made to plaster any other areas of existing house.
Interior Trim/)oors
Pre-primed interior trim and doors will be supplied/installed to match existing (4 1/2 inch belly casing around
windows/doors, 8 inch base trim etc. .
Kitchen cabinets to supplied by owner, installed by contractor.Countertops to be supplied/installed by others.
Painting
Interior painting will be provided in all added/renovated areas.One coat pf primer and two coats of finish will be
applied to all painted surfaces. No allowance has been made for any exterior painting.
Flooring
Hardwood floors will be installed /sanded/finished with three coats of oil based urethane in existing /added
kitchen area. Tile floors will be installed in am-entry/laund area-and-bath.An allowance of $5 per square
foot has been included for tile materials.
Waste Removal
All demolition/construction debris will be disposed of by contractor.
Items Not Included
No allowance has been made for any landscaping / lawn installation, heating , air conditioning, residing of
existing house,or exterioronting.
OPTIONS:
Second floor bath can be remodeled for an additional charge of $11,500. Bath would be completely gutted.
Owner to supply plumbing fixtures, bath vanity and countertop. Contractor to supply all other required materials.
An allowance Of$5 per square foot has been included for tile. Floor,tub walls,and half walls would be tiled.
