Section i-Work Schedule
Contractor will begin the work or order the materials before the third day following the signing of this agreement, unless specified here in
writing contractorwill begin work on or about 11/1/08.
Barring Delay caused by circumstances beyond Contactors control,the work will be completed by 12/30/08.The owner hereby acknowledges
and agrees that the scheduling dates are approximate and that such delays that are not avoidable by the Contractor shall no be considered as
violations of this agreement.
Section 11-Warranty
The Contractor warrants that the work furnished hereunder shall be free from defects in materials and workmanship for a period of 1 year
following completion and shall comply with the requirements of this Agreement In the event any defect in workmanship or materials, or
damage caused by the Contractor, his subcontractors, employees or agents, is discovered within one year after completion of any job,
including cleanup,the Contractor shall,at his own expense,forthwith remedy,repair correct,replace,or cause to be remedied,repaired,or
replaced, such damage or such defect in materials or workmanship. The foregoing warranties shall survive any inspection performed in
connection with the agreed-upon work.

General
Building permit will be provided by contractor. No allowance has been made for a certified plot plan, any
variances,conservation,or board of health approvals. Building plans provided by owner.
Demolition
Existing deck will be removed and disposed of.
Excavating
Footing for new room will be dug by hand.
Foundation
12"x48"poured concrete footings wil be provided for new room.
Building
All frame, roof, and siding materials will be provided to match existing / meet code/as shown on plans. Floor
joists, ceiling joists, and roof rafters will be 2x10. Exterior walls will be 2x6. All floor,wall, and roof sheathing will
be fir plywood ( 3/4 on floor, 1/2 on walls, 5/8 on roof) . Ice&water sheild will be installed on entire roof. Roof
shingles to match existing. Exterior walls will be wrapped with Tyvek or equivalent, siding will be pre-primed
cedar clapboards to match existing. Four Anderson TW400 series doublehung windows, with transoms above,
will be supplied and installed as shown on plans. Deck will have pressure treated frame with mahogany decking
and rails. Railing will have 6x6 posts and turned balusters. Type and style to be approved by owner prior to
installation. Privacy lattice will be installed around bottom of deck/room.
Plumbing
Gas piping for zero clearance fireplace,will be provided to meet code.
Heating/Air Conditioning
Forced hot air heating/air conditioning will be extended to properly heat/cool new living area. Existing supply
will be relocated,an additional supply will be added.
Electrical
Electrical work required to wire addition to meet code will be provided. Four recessed lights have been included.
additional lights can be added at a cost of$75 per light. Phone/cable/computer lines will be roughed in by
electrician, to be connected by their service provider at owner's expense. Surface mounted fixtures to be
supplied by owner(ceiling fan ,exterior fixture). General layout to be approved by owner prior to rough.
Insulation
All added areas will be insulated to meet or exceed code(R-30 in floor and ceiling, R-19 in exterior walls).

Plaster
Added / renovated areas will be blueboarded and skimcoat plastered. Walls will be smooth, ceilings to match
existing.
Interior Trim/Doom
Preprimed interior trim will be supplied and installed to match existing. No allowance has been made for any
built-ins.
Painting
All interior and exterior painting wil be provided. One coat of primer, two coats of finish will be applied to all
surfaces. No allowances have been made for any wallpapering.
Flooring
Hardwood flooring will be suppied / installed and finished to match existing. Three coats of oil based urethane
will be applied.

Waste Removal
All demolition/construction debris will be disposed of by contractor.
Items Not Included
Their has been no allowance made to supply or install a gas fire place, or any built ins.
Other Allowances
An allowance of$3700 has been included to supply and install gas fireplace,and mantle/surround.
