I have summarized the review of the requirements for this project for your use. Massachusetts Architectural Access Board Regulations All areas open to the general public(residents,students,etc.)are required to comply with the requirements of the Massachusetts Architectural Access Board(521 CMR). This section includes the following major provisions: All public entrances must be accessible(521 CMR 25.1). • All public and common use areas must be accessible and provided with an accessible route thereto(521 CMR Section 8.2 and 20.1). Note that an elevator is not required since the building is less than 3 stories and no common use areas are located on the 2nd Floor(521 CMR 8.5.2). • Based on 22 beds,at least I bed and the associated amenities must be accessible(521 CMR 8.4). • At least 1 dormitory unit must be designed for a person who is deaf or hard of hearing(521 CMR 8.4.5). • Accessible toilet rooms that comply with 521 CMR Chapters 30 and 31 must be provided for the dormitory units(521 CMR 8.2.1). • The apartments are not required to be designed to meet Group I requirements since they are 2 stories in height(townhouses)or not located on the Ground Floor(521 CMR 9.6& 9.3). The sprinkler contractor shall provide a registered professional engineer(PE)who shall produce a complete set of hydraulically calculated sprinkler and standpipe systems drawings as required by NFPA-13, NFPA-14 and NFPA-24 latest accepted editions. The sprinkler contractor's registered engineer shall make the drawings complete in every respect and shall show all piping runs, lengths, dimensions, fittings, elevations call-outs, sprinkler head locations, pipe sizing, hangers, seismic bracing, equipment layouts, hydraulic calculation nodes and all appropriate details. The sprinkler contractor's registered engineer shall provide all hydraulic calculations to verify the pipe sizing of the sprinkler and standpipe systems. The sprinkler contractor's registered engineer shall stamp all sprinkler drawings and hydraulic calculations and shall submit these to the fire department and owner's insurance authority for approval and permit. No fire protection work shall begin until the sprinkler contractor has obtained approval for all sprinkler and standpipe systems from the fire department and the owner's insurance authority. SECTION 4—FIRE PROTECTION SYSTEMS TO BE INSTALLED The new sprinkler systems will be automatic, wet pipe sprinkler and standpipe systems for the building interior spaces. The building sprinkler systems will be designed in accordance with NFPA-13. Due to the construction of the building and in accordance with NFPA-13, concealed spaces above ceilings will not be provided with sprinkler coverage. All sprinkler heads used shall be listed residential type in dwelling spaces and listed quick response type for all areas outside of dwelling spaces. Temperature ratings for all sprinkler heads shall be in accordance with NFPA-13. Standpipe systems shall be provided in accordance with NFPA-14 and the Massachusetts State Building 8"'p g Code 8 edition. The new fire sprinkler systems systems in the building will be supplied via a new underground fire service main connected to the site water main. The new underground fire service main will be brought up into the sprinkler room within the new building. The new fire service main will be provided with a new double check valve backflow preventer at the point of entry into the sprinkler room. A new single wet system alarm check valve will be located on the sprinkler system side of the backflow preventer. This wet system alarm check valve and riser will supply all of the sprinkler / standpipe systems in the building. A fire department connection will be located on the outside of the building and ata point of vehicle access. The fire department connection piping will be provided with a check valve in accordance with NFPA-13. An electric alarm bell will be provided on the outside of the building adjacent to the fire department connection. A master water flow switch will be provided on the sprinkler riser in the sprinkler room. The fire department connection will have the ability to charge all of the sprinkler and standpipe systems in the building. The sprinkler systems in the new building will be supplied via sprinkler riser that will be located in a main egress stairway of the building. Each floor will be on a separate sprinkler zone and an isolation zone valve, check valve, flow switch and pressure gauge will be provided on the sprinkler main serving the sprinkler systems of each floor of the building. An inspectors test and drain valve will be provided at each floor zone station. A drain riser will be provided and will collect the test and drain valves on each floor and will discharge to outside the building. All sprinkler risers will be provided with isolation valves at the base of each riser for separate isolation. All sprinkler systems will be designed and installed in accordance with NFPA-13. General use areas and assembly areas will be hydraulically calculated per NFPA-13 at a light hazard occupancy, with a design density of .10 gpm per the most remote 1500 square feet. A 100 gpm hose stream allowance will be provided. Mechanical rooms will be hydraulically calculated per NFPA-13 at an ordinary hazard occupancy group 2, with a design density of.20 gpm per the most remote 1500 square feet and will be provided with a 250 gpm hose stream allowance. The residential areas in the building will be calculated using the compartment method and the area / density method in accordance with NFPA- 13. All residential sprinkler heads will be supplied with flows and pressures in accordance with the sprinkler head manufacturer's listings and NFPA-13. All standpipe systems will be hydraulically calculated in accordance with NFPA-14 and the Massachusetts State Building Code 8th edition. All control valves will be electrically supervised. All sprinkler systems shall be UL listed and / or FM approved for fire service use. All sprinkler systems and equipment shall be rated at 175 psi working pressure. The fire department connection will have the ability to charge all of the new sprinkler and standpipe systems in the building. A new hydrant flow test will be conducted by the sprinkler contractor in order to obtain current flow and pressure data. This flow data will be used to hydraulically calculate the new sprinkler systems for the fire protection system shop drawings. All sprinkler and standpipe systems will be designed, tested and installed in accordance with the applicable sections of the Massachusetts State Building Code 8th edition and NFPA-13 and NFPA-14 latest accepted editions as well as the regulations and guidelines of the local authority. All sprinkler systems will be seismically braced in accordance with the Massachusetts State Building Code 8th edition and NFPA-13. All sprinkler systems will be designed, tested and installed by a sprinkler contractor licensed and experienced in Massachusetts for fire sprinkler systems. SECTION 5—FEATURES USED IN THE DESIGN METHODOLOGY FIRE ALARM SYSTEM 1. The fire alarm system shall be an addressable system that meets UL, the requirements for NFPA and the North Andover Fire Department Bylaws. The devices shall be installed in accordance with the floor plan layouts. The remainder of the building will be provided with required pull stations, speaker strobes and strobe only units as required by NFPA, ADA and Massachusetts State Building Code. 2. New Audio/visual alarms shall be utilized throughout the facility and the coverage shall meet the requirements of NFPA and ADA. Visual alarms shall be utilized in small areas such as bathrooms and corridors were ample audio alarm is present. 3. Non-system combination smoke/carbon monoxide detectors will be provided in each dorm room. Smoke detectors shall be located in the corridors connecting the dorm rooms. Accessible units shall be provided with Strobes to meet the requirements of ADA. 4. A radio-controlled master box and antenna will be provided as required by the North Andover Fire Department as well as a key box and beacon. 5. Batteries shall provide for 24 hours of operation followed by a 10-minute ring down. Battery calculations shall be submitted by the EC with the cut sheets and drawings to the fire department for review and approved. 6. Emergency lighting shall be provided throughout the facility and consists of LED exit signs and egress lighting via battery ballasts within normal fixture lighting. 7. Tamper, flow and pressure switches shall be provided to accommodate the sprinkler system being installed. The tamper and flow switches shall be connected to the Fire Alarm Control Panel via addressable modules. I� SECTION 6—TESTING CRITERIA 1. All Testing of the new underground fire service main and the building interior sprinkler and standpipe systems devices, piping, heads and valves, shall be performed by a licensed sprinkler contractor, experienced in the installation and testing of fire sprinkler and standpipe systems in the state of Massachusetts. This sprinkler contractor shall provide all coordination of the sprinkler tests with the fire department. All sprinkler and standpipe systems tests shall be witnessed by the fire department, owner's representative and owner's insurance authorized personnel. Sprinkler contractor shall give notification to the local fire department, owners representative, owners insurance authority and all other authorities, prior to the conducting of any sprinkler and standpipe tests. 2. All sprinkler systems testing shall be performed in strict accordance with NFPA- 13,NFPA-24 and NFPA-25, latest accepted editions. 3. The sprinkler contractor shall provide all equipment, water, pumps, labor, etc., necessary to conduct all testing required by NFPA 13, 24 and 25, and shall obtain all required approvals from the fire department, building code official, owner's insurance authority, and all other authorities upon completion of the sprinkler Page 5 of 7 FIRE PROTECTION NARRATIVE Brook Academy New Dormitory North Andover, Massachusetts systems testing. All dates and times of the sprinkler systems testing shall be coordinated by the sprinkler contractor with the fire department, owner's representative, and the owner's insurance.authority. 4. The sprinkler contractor shall be responsible for the supervision of all installation, testing and flushing of the new underground fire service main for the building up to and including the final connection to the existing site water main. The sprinkler contractor shall fill out testing and flushing reports for all of the underground fire service piping and all of the s rinkler and standpipe systems piping within the building in accordance with NFPA-13 and NFPA-24. SECTION 7—EQUIPMENT AND TOOLS 1. The sprinkler contractor shall have at the site, at the time of sprinkler installation and testing, and readily available for use and inspections, all .tools, equipment, permits, hoists, scaffolding, piping, fittings, valves and all required tools and equipment necessary for the complete installation of all fire protection systems. 2. The sprinkler contractor shall provide all gauges, valves, hoses, smoke, etc., required for an operational test of the installed fire sprinkler system. Remote test and drain stations shall be provided for system performance testing. 3. The sprinkler contractor shall have, at the site, the manufacturers instructions and nameplate data for all fire sprinkler equipment, and devices being used in the sprinkler systems installation. SECTION 8—APPROVAL REQUIREMENTS 1. Upon successful inspection and testing of all fire sprinkler systems, the sprinkler contractor shall obtain written approval of the completed fire sprinkler system from the fire department, owners insurance authority, and all other code officials. Copies of all written approvals shall be turned over to the owner representative. 2. If a code official should find cause to reject any portion of the fire sprinkler system installation or testing, the sprinkler contractor shall be responsible for correcting the problem in a timely manner. Upon completion of all corrective measures undertaken by the sprinkler contractor, a new test and inspection shall be again coordinated by the sprinkler contractor, and witnessed by the fire department and all other authorities as previously stated. 3. The sprinkler contractor shall submit stamped and signed sprinkler design drawings and hydraulic calculations and obtain all required permits prior to the installation of any fire sprinkler systems. The sprinkler plans shall be in accordance with the Massachusetts State Building Code, 8"' edition, chapter 9, as well as the requirements in NFPA-13 latest accepted edition.
