(DCI)is pleased to submit this Geotechnical Report for the above referenced site. This report summarizes the site geotechnical investigations, initial analysis and recommendations for the proposed foundation design and construction to RCG North Andover Mills, LLC, for the proposed parking lot,retaining wall, drainage facilities and culvert construction. The proposed improvements are shown on the contract drawings for the project by Design Consultants Inc. The analysis and recommendations given in this report are subject to the General Notes attached herewith. Site Descrintion and Background The site is a relatively flat parcel located in an urban area straddling Cochichewick Brook in downtown North Andover. The NRCS classifies the site soils as approximately 80% urban land with 20% Woodbridge fine sandy loam. The depth to water table in the area was found to be variable with significant areas of perched groundwater. The test pits revealed that the parent material is generally defined as glacial till. The parcel is currently occupied by an old mill building complex with a pond. Concrete and brick fragments and some old asphalt were found in the fill material at the site. Organic materials and wood were generally not encountered. Subsurface Investigations Eight test pits were advanced at the site on August 6, 2008, by West Meadow Construction Corporation. The boring locations were set in the field by DCI. and are shown on the attached Plans. The test pits were excavated with a small backhoe and the soils were logged and evaluated by a DCI engineer. Test pit logs are included at the end of this report. The pits were generally shallow to a maximum of six feet in depth. The intent of the investigations was to ascertain the adequacy of bearing material for the retaining wall and to evaluate material to be excavated for the culvert to see if it may be used to backfill the retaining wall, and what angle of internal friction may be used for design if the onsite material is used to backfill the retaining wall. In general the soil horizons found contained glacial till based fill, and glacial till that was considered to be dense to very dense. These materials were mostly classified as sandy loam and loamy sand PA2007 Projects\2007-023 High St No Andover\_Documents\.Soi1s\4-7-08 21 High Street-Geotech.doc with angular stone fragments. This material will generally provide adequate bearing and be able to serve as common fill behind the retaining wall and under the parking areas at the site. There was some silt loam till with some clay content( bluish grey material with iron staining) found near the pond at test pit# 8. This material will be relatively difficult to spread and compact properly and we do not recommend using this silty/clayey material behind the retaining wall. It may be used beneath the parking lot if it is spread and compacted with rolling equipment,and may be used in the landscape areas. Significant amounts of groundwater was found as noted in some of the test pits particularly at the South parking lot, however this is not considered to represent a saturated water table. Retaining Wall Recommendations DCI recommends using gravity block wall on grade with shallow footings bearing on undisturbed glacial material or compacted granular fill over the glacial material. Any existing organics and building debris are considered unsuitable and should be removed from beneath the retaining wall foundation. The allowable bearing pressure is 2 tons per square foot(tsf). Gravel foundation leveling pad should be a minimum of two feet wide and rest at least two feet below the finish exterior grade. The wall blocks should rest on a 6 inch thick layer of sand and gravel or crushed stone placed over a compacted or proof rolled subgrade and/or compacted granular fill. Recommended granular fill gradations are given in Table 1. Free draining wall drains consisting of 4 inch diameter perforated pvc or corrugated polyethylene pipe surrounded with 6 inches of crushed stone wrapped in non-woven filter fabric (Mirafi 140N or .approved equivalent) is required behind the bottom of each wall. If the onsite common fill is used behind the wall the angle of internal friction for wall design should be taken as 30 degrees. If granular backfill is brought on to the site the angle of internal friction for design may be increased to 34 degrees. Seismic Investigation The site soils are not considered to require a liquefaction evaluation pursuant to the Massachusetts Building Code. Subarade Preparation Remove existing fill and unsuitable materials beneath the wall location and within the area of a 1 foot horizontal to one foot vertical slope from the bottom of the foundation down to the subgrade elevation. PA2007 Projects\2007-023 High St No Andover\_Documents\.Soi1s\4-7-08 21 High Street-Geotech.doc Prior to foundation preparation, proofroll the wall area with a minimum of four passes of a vibratory drum roller with a minimum weight of 3,000 pounds. Where weaving is observed the soil should be excavated down to firm natural material and replaced with compacted sand and gravel or granular fill. Do not'place fill over frozen soil. All structural fill shall be compacted to a minimum 95%of maximum dry density as determined by Modified Proctor Tests (ASTM D-1557, Method Q. Fill materials .should meet the minimum gradation requirements in Table 1. Maximum lgose lift thicknesses are given in Table 2. The more granular materials at the site might meet the requirements for granular fill, however it is anticipated that the siltier more cohesive material at the site may not meet the requirements for granular fill. The information given above should be sufficient for your use in design of the retaining wall, drainage facilities and parking lot. The analyses and recommendations submitted in this report are based in part upon the data obtained from subsurface explorations. The nature and extent of variations between these explorations may not become evident until construction. If variations then appear evident, it will be necessary to reevaluate the recommendations of this report. 2. Water level readings have been made in the test pits at times and under conditions stated on the logs. These data have been reviewed and interpretations have been made in the text of this report.
