North Andover,MA 978-686-4763 gweskoat.com C Greetings, The following are some observations and the rough estimate for work on your home. The house was built in at least three phases. Reportedly,the right side was built first in the very early 1700s. The left side was added sometime after. I was told it was on another site and moved to its current location. This section of the house has the most damage. On the right rear is a fairly new addition. The clearly obvious problem on the left side of the house is the racking. I did not see any V holes that would indicated that diagonal braces were installed on the lower part of the house. It is not clear whether that part of the house was taken apart and moved or more likely moved as a building. One scenario is that the building racked during the moving process. As we discussed,the wall that is most visibly racked also has many unknowns. The crawl space under that area does not allow access so the condition of the sills,joists,etc. is unknown. The condition of the loose stone foundation is questionable. We do not know what the condition of the posts and studs are. In many cases, buildings that are racked are plank framed. In this case, I did not observe anything to support this but I can't rule it out. Because of all the unknowns, we discussed preparing a two phase estimate: Estimate 1 The purpose of this estimate is to further evaluate and understand the condition of the two older sections of the house. Your engineer report should be available to us at that time. The estimate includes: 1. Evaluation visit b two men for one day. Y Y 2. Remove several floor boards near the racked wall. Some boards may break. 3. Remove interior wall covering the wall (approximately 20' long) in the first floor area. 4. Install shoring as needed. The cost of labor for Estimate 1 is $5,800.00. Materials and supplies are extra and should be about $400.00. A deposit of$600.00 is required to be scheduled. This estimate is based upon the assumption that homeowners will proceed with Colonial Restorations doing Estimate 2. It not, any shoring or equipment, etc. installed will be billed to Estimate 1 materials and supplies. As discussed, estimates for other problems will be provided after this evaluation is done. Estimate 2 It is not certain what will be found in Estimate 1 evaluation process. However, my best guess is that the approach will be as follows: 1. Remove exterior wall up to the first floor ceiling level. Add shoring as needed. 2. Install up to 20 linear feet of sill on the foundation. The new sill will be pressure treated 8x8s. 3. Repair top of existing foundation. (-20'). 4. Install new sill-like beam on interior footings. This new beam to be in that crawl space,plumb under the first floor ceiling tie beam. 5. Rebuild new wall(s) approximately 20' long. The wall to be in two parts. The first wall to be crooked with vertical members running from the existing tie beam(first floor ceiling)to the sill. Install new sheathing and siding. The second part of the wall will run from the tie beam to the new secondary sill as described in item 4. This would create a new interior wall that is plumb. This would be aesthetically better when viewed from the interior. More importantly,this side of If the house would be supported much better. Notes: 1. If possible diagonal bracing will'be added. I can't describe this until the area is opened up. 2. The interior wall will have blue board and a window. Plaster,paint,trim, etc. is not included in this estimate As discussed,the final approach and estimate is unknown at this point. As a rough guide,the cost of labor for the work described in Estimate 2 is $31,885.00. Materials and supplies are extra and should be about$5,200.00. A deposit of$3,200.00 is required to be scheduled. Payment is to be in four parts with i final payment due in full upon completion. One half of the $445.00 site visit fee to be deducted from this work. These conditions have developed over the years in response to situations that have arisen at particular projects. They may not apply to your project and in some cases,they sound worse than they really are. Therefore,please ask if you have any questions. 1. Any electric,plumbing, heating, or other systems that need removing, repairing,replacing, etc., are the responsibility of the homeowners and all costs are passed on to them. This also applies to repairs needed because pipes or wires were not readily visible and were mistakenly cut. Gas, either bottled or piped in,will have to be disconnected by the proper technician prior to any work in the area(s)where gas fittings or lines exist. This will be done at the homeowner's expense. 2. Footings to be on grade if existing concrete slab is thicker than 2 inches. Otherwise, the slab may be broken up near footings and new footings put in below grade. In rare instances,the local building inspector wants to see the holes for the footings prior to pouring the concrete. Most of the time,they either waive this or allow us to photograph the holes with a tape measure in the photo showing the depth. If the hole inspection is required and this adds another day to the footing work, an additional charge will apply based on location of the project. This charge could be as high as $800.00. 3. Any scrap or debris will be piled up near job site and legal removal is the responsibility of the homeowner. Beams, substructure flooring, subflooring, etc. will be cut up as it is removed. Any request for salvage material, including exterior shakes, except as noted in the estimate will have additional charges. Any work involving floor removal includes the removal of one layer of flooring. If extra layers are found, additional charges will apply. 4. The cost of a building permit is extra. Any plans required by building inspector that take more than one hour to prepare will have extra charge. Homeowner(s)have the option to do these drawings themselves. Property owner is required to notify us when deposit is sent,if anyone other than local building inspector is involved in any role regarding the work. This includes,but is not limited to, an architect, engineer,historic group, historic district restrictions, etc. Any specific requirements are to be received by us prior to job being scheduled or accepted. 5. Unless specified, sill or beam replacement does not imply that an attempt to level the building will be made. It is usually a stabilization process. Please ask if uncertain. Unless specified, replacement of beams does not include those forming the chimney base. 6. Due to the nature of our work,we will need access to the house to monitor walls, etc. Also, we will need to have access to the electric panel in cases we need to reset a circuit breaker, etc. We will also need to have access to the bathroom. We will need a work area near the building to store beams and cut them. This may affect the lawn in this area. 7. Usable electricity must be available. If the electricity is not grounded, is further than 75 feet away from the project, or is not adequate for any other reason, a generator may have to be used. The cost for this is $40.00 per day or$150.00 per week. 8. In work of this nature, cracks may develop in the plaster,woodwork, etc. during the work or after it is completed. This may occur during or after completion of work. Damage of this type is rare. This condition applies to single owner residences, condominiums, row houses, etc. Any damage in any unit, etc. is the responsibility of the client. 9. It is the responsibility of the homeowners to remove all breakables from areas affected by the work. Any items left by the homeowner in a work area(either house or barn) is done at their risk. 10. If the building inspector etc. requires a policeman be present to control pedestrian traffic etc.,these costs are extra and paid for by the building owner. Any other local requirements may cause additional costs. Estimates do not include any local requirements for wind or high water usually associated with coastal areas. 11. Any additional work, either using another contractor or done by homeowner, cannot interfere or slow down schedule for work listed on this estimate. Additional charge will apply if this occurs. This does not mean we cannot work together to get things done, but a timely approach is necessary. 12. Only work specifically listed is covered by this estimate. Any additional work will have extra charge. As with any sill work,the extent of damage can't be exactly determined until the house is opened up so homeowners should be prepared to make a decision about additional work. Any minor additional work will be billed at$85.00 per man hour unless otherwise discussed. This rate will be calculated as including travel time if the work done at the hourly rate takes a significant part of the day. Any additional beam work is calculated by the linear foot. If the estimate states we will close in the area affected by sill work and install clapboards,the price is for the reinstallation of the previously existing clapboards. It a significant amount of new clapboards are used, additional charges.will apply. If more than one layer of siding exists, additional charges will apply. 13. Client agrees that deposit signifies their ownership of the property and responsibility for all bills. Property owner also signifies by deposit that property is residential, not commercial or industrial. When the estimate indicates payment to be in installments each installment is due after a proportionate amount of work is complete. Please have funds transferred to checking if necessary so payments can be made in a timely manner. Any payments significantly overdue will be subject to maximum interest rates allowable. Money for custom ordered materials is due prior to the order being placed. 14. If the building is being pulled together at the top plate level, etc., or if the building is being jacked and/or racked to best position, the roof shingles, siding, windows, plaster, etc. can be affected. 15. If certain items, such as vertical plank framing, asbestos insulation, brick infill, or any other hazardous materials are found, additional charges will apply. If homeowner selects oak as wood type,this means red oak unless otherwise specified. Use of white oak will increase labor portion of estimate by 10%. Material prices are based on current market prices and may increase if prices increase. Brick foundation caps usually fall apart once weight is removed from them. A mason may be required to rebuild these at additional charge. In cases where concrete was used as a "repair"to the sills, an additional charge may apply to remove the concrete. This is undetectable until the sheathing is removed. Rebuilding of rotted entryway bases is not included unless otherwise specified. Beginning April 22, 2010,the EPA has new requirements for any work on a residence where lead paint is involved. The requirements involve covering the work area within ten feet of the building with plastic, securing the area,vacuuming and disposal of the plastic. Homeowners' will have to keep windows and doors in the affected area closed,trim bushes, etc. You can view more information at www.epa.jzov/lead. No contractor or person is excluded from the requirements except the homeowner. We regret having to increase costs but these extra requirements will take additional time and materials. This estimate covers only costs associated with existing lead paint. laws on date of estimate. These laws may change and any increased costs will be passed on to the homeowners. 17. Beams used in our restoration work are generally fresh cut. This is the way the buildings were originally built. It is understood that as wood dries it is subject to certain factors including, but not limited to, checking. Checking is the naturally occurring cracking of timbers during the drying process. We have no control over this and the homeowner accepts responsibility. It may be a good idea for the homeowner to use a dehumidifier in the cellar for at least the first year. We now offer a, `hewn look' for an additional fee. If interested,please let us know. 1,8. This estimate is valid for one year from the date that it is written. If there are any significant changes in the condition of the structure after the estimate is written but prior to the work being started,this estimate may be altered to reflect the costs associated with any additional work. Homeowners should not have any project done in the building without contacting us first. This includes but it not limited to new siding, interior work,windows, slabs in the cellar, drainage systems, radon systems, etc. All of these may be affected by the work that we do. This estimate also includes daily transportation costs to and from the project based on cost of gasoline being no more than $5.00 per gallon. 19. Material costs quoted are approximate. If there is a significant increase in costs of materials between the time of the estimate and the time of project start, additional costs will be passed on to homeowner. Scheduling is not an exact process. Our work is subject to unknowns and weather, etc. At best, we can give an approximate month or season for the work. Scheduling means you are put in the spot at the bottom of the existing list of scheduling clients unless otherwise specified. 20. If client intends to post any photos of the project on any social media website, etc.,they must obtain our permission. Many of our techniques are things that we have developed over the years and do not feel'it appropriate to share/display with any potential competitors, etc. 21. Our normal work week includes the possibility of Saturday and Sunday work. If you will not allow work on a Saturday or Sunday, you must let us know when scheduling. Some smaller projects are not possible to do if not done on weekends. Deposits are not refundable.
