The North Andover Board of Appeals held a public hearing at The Town Hall, I20 Main Street, North
Andover, MA on Tuesday, February 8, 2011 at 7:30 PM on the application of: Kristen and Rodney
Hollenbeck at 145 South Bradford Street (Map 103, Parcel 30), North Andover, MA 01845.
Petitioner is requesting to build a Portico in the front yard. Setback requirements are 30' feet(per Table 2
of the Bylaws)the proposed 20.5' feet in an R-1 Zoning District.
Legal notices were sent to all the certified abutters provided by the Town of North Andover,Assessors
Office, and were published in the Eagle-Tribune, a newspaper of general circulation in the Town of North
Andover, on the 25"'of January, and the I" of Feb, 2011.
The following voting inetnbers were present: Albert P. Manzi 111, Richard J. Byers, Daniel Braese and
Richard M. Vaillancourt.
Upon a motion by Richard M. Vaillancourt and seconded by Richard J. Byers to GRANT a Variance to
allow from Table 2 of the Zoning Bylaws for a "9.5 foot Variance Relief from the required front yard
setback to construct a Portico in an R-1 Zoning District, where 30' feet is required.
The following members voted in favor to GRANT a Variance: Albert P. Manzi II1, Richard J. Byers,
Daniel Braese and Richard M. Vaillancourt.

The Board finds that the applicant has satisfied the provisions of the Zoning Bylaw in order to add a
Portico to an existing home at 145 South Bradford Street(Map 103, Parcel 30) in an R-I Zoning District.
The Board also finds that owing to circumstances relating to soil conditions, shape, or topography of the
land or structures and especially affecting such land or structures but not affecting generally the zoning
district in general, a literal enforcement of the provisions of the Bylaw will involve substantial hardship,
financial or otherwise, to the petitioner or applicant. The Board finds that desirable relief may be granted
without subsiii:rtial detriment to the public good and without nullifying or substantially derogating from
the intent of the purpose of this Bylaw.
This use, as developed by the building and site plans, will not adversely affect the neighborhood. There
will be no nuisance or serious hazard to vehicles or pedestrians since there are provisions for the required
oft-street parking. Adequate and appropriate facilities are provided to the existing residential dwelling
and for the front yard where the portico will be constructed. Also, the portico will not be substantially

detrimental to the existing single-family dwelling and to the neighborhood and that this use, of a Portico
will be in harmony with the neighborhood and general purpose and intent of this Bylaw.
