COP u s ARRIGO RESIDENCE Specifications Sheet GENERAL SCOPE OF WORK Construction of a single story addition behind the existing family room to serve as a mudroom entry. Construction of a two story addition with a finished lower level across the rear of the house. This addition will increase the size of the existing kitchen and dining room and provide a new breakfast eating area. Two 2"d floor bedrooms will be relocated into the new area, also providing room for a new laundry room and two new bathrooms. Installation of new heating and air condition units. Miscellaneous improvements including: new windows, new interior doors, new window trim, new baseboard, new flooring, new paint, etc. PERMITTING DM Construction will file all necessary paper work to obtain the following permits: building, electrical,plumbing, and gas piping. The cost ofall permits and fees necessary is not included in this estimate and will be billed separately. DESIGN/STRUCTURAL ENGINEERING This estimate is based on preliminary drawings provided by Hampstead Consultants. Hampstead Consultants has been hired directly by the homeowner. The cost of any additional drawings required by the building department are the responsibility of the homeowner. DM Construction reserves the right to review the rnal construction drawings and amend pricing of this contract if necessary, CIVIL ENGINEERING This estimate includes providing a stamped site plan for obtaining a building permit, showing the existing residence and the new additions in relation to the boundary lines. This estimate includes staking out the foundation and a foundation certification. Any additional civil engineering will incur extra cost. CONSERVATION REQUIREMENTS DM Construction has contacted the NACC to review the project. NACC has found that there will be no conservation requirements or restrictions. If the NACC changes its findings, any requirements(hay bales, silt fence, engineering, etc.)will incur extra costs. SITE WORK AAD EXCAVATION Remove the existing bulkhead and excavate the site for the new foundations as shown on the submitted drawings. The home theater and exercise area will be excavated for a full foundation. This area will receive 10"of Y4"stone and a poly vapor barrier. The mudroom entry area will be excavated for a crawl space foundation. This area will receive 3"of crushed stone and a poly vapor barrier. Installation of perimeter drains to be tied into the existing system. The foundations will be backfilled and compacted. The site will be rough graded ready for top dressing. This estimate does not include any landscaping or hardscaping. This estimate does not include any costs involved if ledge is found on the site, these will be deemed an extra above and beyond the price of this contract. ARRIGO RESIDENCE Specifications Sheet FOUNDATION A 10"thick poured concrete foundation will be provided per plans. All areas of new foundation below grade will receive a waterproofing application with a S year warrantee. All areas of new foundation below grade will receive 2" of rigid insulation. CONCRETE SLABS A 4" thick concrete slab will be poured to a smooth finish in the new full height foundation area. A 4"thick concrete slab will be poured on top of a poly vapor barrier in the crawl space area of the new mudroom entry. BULKHEAD A new steel bulkhead and stairs will be installed as noted on the submitted drawings. The bulkhead walls will be poured concrete walls with wood stairs(not precast bulkhead). The bottom of the stairs will have a weather stripped door per drawings. DEBRIS REMOVAL DM Construction is responsible for all debris generated. A container will be placed on site to ensure a clean work site. The container is for debris generated by DM Construction only, it is not intended for homeowner use. DEMOLITION Basement Level-The suspended ceiling tiles and grid will be removed. All existing doors, door trim, window trim, and baseboard will be removed. All existing flooring will be removed. The existing Y4 bath will be gutted to the studs. The closets adjacent to the electrical panel on the front wall of the house will be removed. Walls and soffits deemed necessary for new duct work will be removed. The existing furnaces, hot water heater, and all their associated controls will be removed. Any deviations from the submitted drawings could incur extra cost. DM Construction reserves the right to review the final construction drawings and adjust the pricing of this contract if necessary. *This estimate includes 3/"Advantech subflooring, %"zip wall sheathing, and S/8"zip roof sheathing. All areas sheathed with the zip system sheathing will have their joints and corners taped. These areas do not require a Tyvek house wrap. ROOFING The existing roof shingles will be stripped off the rear of the house as necessary to tie in new roof lines. Installation of new 30 year architectural shingles to match*the existing. Installation of ice and water shield around the perimeter of all roof areas. Ice and water shield will be installed at all intersections of siding and roofing and in all valleys. *Note that due to effects of age and weathering, the new shingles will not completely match the existing shingles. SIDING The existing siding will be removed off the entire rear of the house. Some siding will be saved and reused if necessary to tie in areas where new windows will be cut in. The entire rear of the house, including the new additions, will receive new white vinyl siding to match the existing siding. EXTERIOR TRIM The entire rear of house will receive exterior trim as follows: vinyl soft(match existing), new pvc fascia, new pvc corner boards, new pvc window surrounds(5/4x4 flat stock on 4 sides), new pvc rakes, new pvc kick boards, and new pvc door trim. The new kitchen windows will be bumped out and receive pvc trim boards, crown molding, and a flat lead roof. All the new windows to be installed on the other sides of the house will have pvc window surrounds(5/4x4 flat stock on 4 sides, cut in and installed. All pvc trim boards will be secured with stainless steel ring nails. All joints will be joined with bond and f ll adhesive. WINDOWSIEXTERIOR DOOR UNITS Installation of new windows and exterior door units in the additions. Replace all existing window units, with the exception of the large picture window in the foyer and the basement windows. Cut in new window units as shown on the submitted drawings. Replace the front door unit. The cost of all the exterior doors, windows, screens, hardware, grills, etc is covered under an allowance. The kitchen windows will be framed to the countertop height and bumped out approximately 4 %Z" to allow for the granite countertop to form its sill. The exterior will be trimmed with pvc trim boards and a lead roof. ARRIGO RESIDENCE Specifications Sheet GUTTERS New white aluminum gutters and downspouts will be installed on the entire rear of the house. INSULATION The following insulation specifications will meet or exceed the building code requirements: Basement level-New exterior basement walls will receive the BIBS insulation system. Walls where drywall has not been removed will have the existing insulation remain. The ceiling in the new theater room and exercise room will receive R-30 insulation for soundproofing purposes. 2"rigid insulation will be installed on the exterior of foundation walls below grade. The floor joists in the mudroom will receive batts of R-19 insulation. 1st Floor-New exterior walls will receive the BIBS insulation system. Walls where drywall has not been removed will have the existing insulation remain. The ceiling area in the vaulted mudroom entry will receive the BIBS insulation system. 2"d Floor-New exterior walls will receive the BIBS insulation system. Walls where drywall has not been removed will have the existing insulation remain. The ceiling areas in the new addition will receive either R-38 batted or blown insulation. The walls surrounding both new bathrooms will be insulated for soundproofing purposes. The laundry room walls will be insulated for soundproofing purposes. DRYWALL Installation of%2" blueboard in the new additions and any areas disturbed in the existing house. A skim coat ofplaster will be installed on all new blue board. All new ceilings will receive a smooth finish. CABINET INSTALLATION DM Construction is responsible for installation of all vanities and cabinets*and their associated moldings and hardware. Solid blocking will be installed to assure proper securing of all cabinetry. The cost of the cabinets and their associated moldings and hardware is covered under an allowance. *This estimate is subject to receiving and reviewing a final cabinet plan.
