Demo Remove the existing rails, posts, decking and step. Stairs. Construct three sets of stairs.An 8' section on the front of the deck, a 4' section on the side of the deck and extend the existing step over to the foundation. The stairs will be constructed using 2x12 pressure treated lumber for the stair stringers. Excavate, form, mix and place concrete for three concrete starter steps. The concrete step will be 12"wide 12" deep and the length of each bottom step and be flush to the ground. PVC Install 1 x 12 PVC trim board around the perimeter of the deck and 1 x 8 PVC trim boards for the stair risers. Decking. Install Timber Tech XLM Harbor Stone decking for the stair treads and the decking. The outside perimeter of the decking will be picture framed to conceal the deck edges. The decking will be installed using a hidden fastener system. Rails. Install pressure treated 4 x 4 posts on the deck and stairs to accommodate the new handrail layout. Install Radiance Rail post sleeves, post caps and post skirts over the pressure treated 4 x 4 posts. Install Radiance Rail handrails on the deck and both sides of the two new sets of stairs. Client/Homeowner ` Contractor The signatures of the parties above apply only to the agreement of the parties to alternative dispute resolution initiated by the contractor.The homeowner may initiate alternative dispute resolution even where the parties do not separately sign this section. A homeowner's right s under the Home Improvement Contractor Law (MGL chapter 142A) and other consumer protection laws (i.e. MGL chapter 93A) may not be waived in any way, even by agreement. However,homeowners may be excluded from certain rights if the contractor they choose is not properly registered as prescribed by law. Homeowners who secure their own building permits are automatically excluded from all Guaranty Fund provisions of the Home Improvement Contractor Law.The contractor is responsible for completing the work as described,in a timely and workmanlike manner.Homeowners may be entitled to other specific legal rights if the contractor guarantees or provides a warranty for workmanship or materials. In addition to guarantees and warranties provided by the contractor,all goods sold in Massachusetts carry an implied warranty of merchantability and fitness for a particular purpose.An enumeration of other matters on which the homeowner and contractor lawfully agree may be added to the terms of the contract as long as they do not restrict a homeowner's basic consumers rights.
