We have identified the following conditions as they exist and suggest improvements described below: 1. ROOF condition - excessive moss and liken growth at the shallow roof areas,which are directly below long, overhanging tree branches improvements - mechanically remove larger parts/growths - power wash all areas - trim back excessively overhanging branches 2. SKYLIGHT STRUCTURE at GARAGE condition - the skylight frame i walls with vertical and sloping glass areas is deteriorated and lacks —ate pro.:org dice to in approlorlace c onstruciion and roof flashing - insulating glass seal is broken,resulting in milky and waterlogged glass improvements - remove the structure and glass, add 5/8"thick PT CDX plywood sheathing with 15 LBS/SQ roofing felt in filled roof deck and patch asphalt shingles to match existing in weight and color �0 6d e6910 L L ZO 100 October 01, 2011 re•, Unit#2 Stable at GreyRock Condominium page 2 3. GUTTERS and RAINWATER DISPOSAL condition - gutters do not exist in all necessary areas - existing gutters are of an old system,sagging in most areas and are full of debris - there is a lack of properly functioning drip-edge,which is suppose to direct run-off water into the gutters - either the size of the gutters or the spacing of the downpipes is not correct(the system can not handle the amount of shedding water) improvements - removes existing gutters and downpipes - install new,state gutter system, at all eaves,where the roof overhang is less than 12" - size gutter and frequency of downpipe (leaders)to corresponding roof area - repair and/or install new drip-edge flashing to properly conduct run-off into gutters - install elbows at the leaders base,to shed water away from the foundation system - remove rectangular concrete pad adjacent to garage doors and level with the grade slab,to allow drainage into ground, away from building's wall sills - excavate a 12"wide, 8"deep trench and fill with 3/4"-1 112'o crushed stone at the entire building perimeter keep top of stone at a min.of 2"below the wood siding 4. WALL SILLS,SIDING and TRIM condition - deteriorated wall sills and sill boards(where exist)at the dwelling unit's slab on grade areas (56'along the northerly,front wall and 8'along the southerly, rear wail) - wavy and warped T-1 i plywood exterior siding with some lower (below 24")de-laminating plywood sections improvements - cut and remove all plywood siding and wall sheathing to 24"above the top of slab,all to allow access to the rotted wall sills and framing - remove deteriorated 4x6 solid wall sills and replace with new PT built-up sills, to reach the existireg wall`sramniing stagger joints at the multiple sill sections and caulk sills with silicone to concrete slab - improve/supplement wall framing to allow proper siding support - install 60mil elastomeric, self adhesive membrane flashing at the top of the concrete slab and bend to S" up the wall - lap and staple 6.44mil thick, 28.0 perm rating air barrier sheet at all exposed wall areas - install new 1/2"thick T-111 plywood siding with appropriate depth aluminum cap flashing at the horizontal joint to the existing siding - re-nail existing siding where required 10 eliminate the wavy/warped condition - replace/repair miscl. rake and eave trim with back-primed select pine section, all to match existing sizes and profiles - provide two finish coats of latex 1 acrylic paint at the primed new siding and trim Z-d e6610 1.6 ZO 10O October D1, 2011 re; Unit#2, Stable at Grey Rock Condominium page 3 5. REAR, ELEVATED DECK and STAIRS condition - the elevated, second floor deck joists are not properly tied/attached to their bearing plates at the building's wall, center beam and outside beam - the three(3)stairway stringers have pulled away from the top I deck framing - railing and guard are missing on the bottom half of one side of the stairway (each side has a different design) - the base support of the elevated deck posts and stair stringers are buried in soil and not properly supported on concrete pads improvements - install galv.joist hangers and comer angles for each joist at the deck platform supports - clear away soil at base of 4x4 posts and stair stringers, to expose the bearing base cut away wood base of all posts, high enough to install a new concrete pad (solid CMU block)and anchor the posts with galvanized standoffs at the stairway, cut away the bottom tread and supporting stringers and form a new 36"x24"x8"deep cast in place concrete step, anchor stringers to new pad reset stairway to flush out support at top/elevated deck - rework top of stair stringer support. add a new PT 4x6 beam at the deck posts to catch all three stringers, bolt to posts 'crows toot'cut the stringers at new beam,attach with galy.joist hangers abandon the existing PT plywood stringer hangers and the 1/4"thick plywood riser scrim - construct new railing and guard at the missing section, use design and dimensions to match the abutting section provide one primer and two finish coats of latex/acrylic paint at all new wood surfaces 6.
