The followings are the scheme of renovation The foundation remains with minor modification to the top of the wall for the installation of the pressure treated 2x8 sill plates anchored at about 4' on center with embedded "J"bolts. First floor framing is new 2x10 joists at 16" with new foundation sill plate. The existing wall studs are sistered with new 2x4 studs. The new studs will provide direct bearing for the existing 2x8 floor joist on the second floor. Additional plywood sheathing J p yw Bathing will be added at the corners of the building for added stability. The majority of the existing 2x8 joists on the second floor will remain. Some of the damaged floor joist will be replaced with new. A new 3%z" x 11 7/8" LVL will run the length of the I building to cut the existing unsupported length into half. The new beams, at the bedroom side and the living room side, will run under the existing joist and posted down to the basement with new footings. The new post will be about 13' o.c. The followings are the scheme of renovation The foundation remains with minor modification to the top of the wall for the installation of the pressure treated 2x8 sill plates anchored at about 4' on center with embedded "J"bolts. First floor framing is new 2x10 joists at 16" with new foundation sill plate. The existing wall studs are sistered with new 2x4 studs. The new studs will provide direct bearing for the existing 2x8 floor joist on the second floor. Additional plywood sheathing will be added at the corners of the building for added stability. The majority of the existing 2x8 joists on the second floor will remain. Some of the damaged floor joist will be replaced with new. A new 3%" x 11 7/8" LVL will run the length of the building to cut the existing unsupported length into half. The new beams, at the bedroom side and the living room side, will run under the existing joist and posted down to the basement with new footings. The new post will be about 13' o.c.
