Duct Construction and Testing: ❑ Building framing cavities are not used as supply ducts. All joints and seams of air ducts,air handlers,filter boxes,and building cavities used as return ducts are substantially airtight by means of tapes,mastics,liquid sealants,gasketing or other approved closure systems.Tapes,mastics,and fasteners are rated UL 181A or UL 181 B and are labeled according to the duct construction.Metal duct connections with equipment and/or fittings are mechanically fastened.Crimp joints for round metal ducts have a contact lap of at least 1 1/2 inches and are fastened with a minimum of three equally spaced sheet-metal screws. Exceptions: Joint and seams covered with spray polyurethane foam. Where a partially inaccessible duct connection exists,mechanical fasteners can be equally spaced on the exposed portion of the joint so as to prevent a hinge effect. Continuously welded and locking-type longitudinal joints and seams on ducts operating at less than 2 in.w.g.(500 Pa). Duct tightness test has been performed and meets one of the following test criteria: (1)Postconstruction leakage to outdoors test:Less than or equal to 141.4 cfm(8 cfm per 100 ft2 of conditioned floor area). Heating and Cooling Equipment Sizing: Additional requirements for equipment sizing are included by an inspection for compliance with the International Residential Code. For systems serving multiple dwelling units documentation has been submitted demonstrating compliance with 2009 IECC Commercial Building Mechanical and/or Service Water Heating(Sections 503 and 504). Circulating Service Hot Water Systems: Ej Circulating service hot water pipes are insulated to R-2. ❑ Circulating service hot water systems include an automatic or accessible manual switch to turn off the circulating pump when the system is not in use. Heating and Cooling Piping Insulation: ❑ HVAC piping conveying fluids above 105 degrees F or chilled fluids below 55 degrees F are insulated to R-3. Swimming Pools: F-1 Heated swimming pools have an on/off heater switch. Pool heaters operating on natural gas or LPG have an electronic pilot light. ❑ Timer switches on pool heaters and pumps are present. Exceptions: Where public health standards require continuous pump operation. Where pumps operate within solar-and/or waste-heat-recovery systems. Andover, MA SCOPE OF SERVICES: I Demolition • Remove top of Chimney and portion of stone retaining wall on rear of house • Remove deck, stairs and concrete patios • Remove and save wrought iron fence sections • Remove siding,roofing,Exterior trim and specified windows from rear exterior of house • Remove all interior wallboard on exterior walls • Remove specified exterior portions of walls, alter others(per plan) • Provide containers for demolition and construction debris Foundation and Excavation • Excavate and install approximately 85' of footing and 10" frost wall with slab on grade • Bring in adequate fill for new foundation and slab • Pool patio and stone retaining wall will be removed to a pre-determined point • Obstructions and utilities in the excavation site will be billed as time and materials New Framing • 2 x 6 exterior walls • 2 x 12 floor framing • 2 x 12 rafter and ceiling joist framing • Zip System plywood on walls and roof • 3/4"T&G Advantech plywood on all floors • Install LVL headers at 2 locations where existing meets addition • Remove and fill in windows near fireplace Windows and doors Provide and install the following ■ 3068 9 light side entry door ■ (3)6068 and(1) 12068-4 FWG Andersen sliding patio door ■ 3 multi-mulled units size(TBD) ■ 5 single Anderson double hung units ■ All windows are vinyl clad with grills between glass Roofing • Architectural shingles 30 Yr.IKO • Only on rear roof and new addition • Grace Ice and Water shield will be applied to all bare substrate prior to roofing and siding Siding • To match existing everywhere • Remove and replace entire rear of residence • Remove and replace all siding above window on driveway side of house • Replace all exterior trim on rear of house with Azec PVC • Windows and doors will be trimmed with 1 x 4 Azec TOTAL PROJECT PRICE: $110,000.00 • *Any changes or variations to original plans will be billed at$50/manhour Terms and Conditions 1. Contractor agrees to furnish all necessary labor,tools and equipment to complete the work outlined in the scope of services. 2. Contract is labor and specified materials only. Homeowner is responsible for any and all materials necessary to complete scope of services. 3. Contractor shall provide copies of a valid builder's license and proof of liability and workers' compensation insurance prior to commencement of any work. 4. Contractor agrees to complete the Scope of Services in a timely, professional manner in accordance with the specifications set forth by the architect and engineers, and in compliance with state and local building regulations. 5. Contractor agrees to clean all debris from construction only and to keep job site in a clean and workable condition at all times 6. Homeowner shall be responsible for any costs occurring from engineering or architectural plans and site work(excavation, repairs to existing well and septic, any material moved on or off site) and any costs incurred from permitting,zoning board of appeals,planning or DEP. 7. Any costs incurred from hazardous materials found during construction are the responsibility of the homeowner 8. Under no circumstances shall furniture or personal belongings be allowed in residence until Certificate of Occupancy has been issued. 9. Homeowner is responsible for contacting utility companies for disconnect and new hook ups, cable, telephone,gas and electric and any costs that results from these services. 10. Manufacturers' warranties will be turned over to the homeowner and become the homeowner's responsibility to file and pursue any defects or problems that may occur. 11. Any materials, products, or labor not specifically mentioned in scope of services is not covered under contract and will be paid for out of allowance fund or billed to homeowner(monies denoted in bold next to categories are included in overall price and will be drawn from to pay for materials and installations) 1.2. Homeowner is responsible for any price increase in materials prior to signing of contract 13. Homeowner (not lender) is ultimately responsible for payment upon completion of services and receipt of invoices PROJECTED TIME SCHEDULE The following is an estimated time schedule for informational purposes only. This schedule may be adjusted as needed to address unforeseen circumstances, including but not limited to hidden obstacles, bad weather, sub-contractor scheduling conflicts,etc. It is our goal to complete the work in a timely and professional manner.
