General Conditions:

proofing and general supervision of construction activities.A portable toilet will be on site for c uration�f job.

Provide protection of landscaping where appropriate; remove any soil from site; provide roug grading ready
for final landscaping,

Provide demolition and disposal of front door trim. I

Excavate for and set 5 sonotubes , spread crush stone inside big foot footing. 36"big foot footing wil be
used. Pour 12 "sonotubes on top of big foot footings @ 4' -6" below grade.

Thermal and Moisture:
Provide labor and materials for flashing at deck level. Ice and water shield will be used. Ledger.Bd will be
flashed with metal. Provide exterior TYPAR house wrap and cedar clapbd. installed on front ofhouse.
Roof:
Provide labor for installation of Asphalt shingles porch roof to new work. Ice and water shield t cover ntire
new roof and to encroach 3 feet onto existing roof. Flash new roof line and facia to existing stricture.
Electrical:
Wire porch with following allowances:

4-four inch recessed lights with white baffle trim on dimmer switch centered over each windc w.
2 - sconces on either side of door. (style TBD)

Finishes:
Prime and finish paint all new trim work. Color TBD
Finish porch ceiling with three coats of spar satin urethane.
Deck Floor:
Provide labor and materials for a 8'x 40' deck. Deck material will be Azak composite decking. Deck color
TBD. Deck floor will have a 2 row feature strip with interior decking to run straight out from house.

Gutter:
Provide labor and material for 5" gutter to run length of porch and empty into downspout at left of
house.

This is an estimate for labor and materials only. Contractor will remove waste from the job-sit upon comple-
tion of work. Dumpster, permits and removal fees are included in cost. If Hidden conditions arise during con-
struction, the problem and the expense will be the owners responsibility not the contractor. If he hidden
condition can be resolved by the contractor a change order will be supplied and charged ac ordingly;
Completion time is 6 weeks, approx. start date is June 6th. 2011 Payment is to be made to Kempton Con-
struction unless otherwise specified. Payment schedule is as follows: 25%at signing; there in after the client
will be invoiced every other week not to exceed the estimate amount unless other charges or hidden condi-
tions arise.* Materials will be bought by Kempton Construction and reimbursed by the home owner. Material
cost will be submitted when applicable.This estimate is based on current market prices of th necessary
materials and present rates for the labor that will be required.Accordingly, this estimate will need to be re-
vised if you do not decide not to enter a contract with me(Kempton Construction)within the next 30 days.
All parties associated with Kempton Construction are fully licensed, insured and provide work rsI compensa-
tion. Kempton Construction gives a one year warranty on workmanship only.

agreement about new charges before any work is rendered.
