Andover MA TLHC Proj # 1301042 :•. On May 1, 2013 TLH Consulting visited the site referenced above. The purpose of the visit was to observe the existing second floor framing near the entry hail, specifically the rim joist to main structural member connection. The existing joists are connected to the existing rim joist with joist hangers. The rim joist is connected to the main structural members with nails at what appears to be 48" centers. The joists are spaced at 12" centers. The connections appear to be adequate but the rim joist needs additional support. We recommend adding (2) timberlok fasteners at every third joist bay to fasten the existing rim joist to the main structural members. The timberloks will strengthen the rim joist connection for vertical loads and will help with out of plane loads (i.e. fastener pull out). Thanks for the opportunity to provide our services to you. Andover MA TLHC Proj # 130104 :♦♦ On January 4, 2012 TLH Consulting (TLHC) visited the site referenced above. The purpose of the visit was to observe the condition of the existing roof framing in the living room and to observe the current layout of the existing sunroom at the above referenced home. Based on our conversation on site, the home owner would like to remove the intermediate supports below the existing roof beam so the beam will span approximately 20'-7" and the home owner would like to convert the sunroom to a kitchen area. We performed calculations for both the beam and the sunroom framing for the revised layouts and anticipated loads. For the roof beam we recommend adding two 1 3/4" x 16" LVL's to the existing beam. The LVL's should be connected to the existing beam in accordance with the manufacturer's recommendations. The end of the beam closer to the fireplace should be constructed in a manner that reflects what is shown on TLHS's attached sketch (SKS-001). At.the opposite end of the beam only one of the new LVL's needs to extend to the supporting wall framing. The post below the existing ridge beam and the new LVL beam should be a minimum of (4) 2x4 wall studs. The existing dimensions of the sun room are approximately 16'-0" x 16'-0". The existing floor framing is assumed to be a minimum of 2x6 joists spaced at either 16" or 24" on center. The floor framing members were not exposed at the time of observation however we were able to walk on the floor and visually observe the floor for levelness. The floor did not seem to be out of level nor was there much flex in the floor when we walked on the floor. ` Page 1 « Per our conversation you informed TLHC you planned to add a beam below the mid span of the existing floor joists to stiffen the floor. This option seems like a feasible solution and is a structurally sound option. For the new beam and associated new structural members we recommend the following: • For the girder use pressure treated (2) 2x8 • For the posts use pressure treated 4x4's. Space the posts at 4'-8" (+/-) and place the first post at 12" (+/-) from the outer most rim joist (or inside edge of foundation wall) • Place the new posts on 12" x 12" precast masonry block piers • See SKS-002 for additional information Thanks for the opportunity to for the delay in getting this re call us at (978) 362-1804.
