PROJECT SUMMARY: GoodFellas Construction has designed a two-story Addition with an expanded Home
Office and a Master bathroom, a refinished Basement/Playroom, and two Bathrooms. GoodFellas is
responsible for all permitting. All work performed by GoodFellas Construction will be done according to State
building codes, and will be inspected by City/Town inspector. GoodFellas will remove all job related rubbish
and will leave a safe and clean job site at the end of every working day.. GoodFellas will work with the
Customers on the details of project and select colors after deposit is given and necessary permitting is in place.
All of GoodFellas suppliers will meet with Customers upon acceptance of contract and by appointment only if
needed.
ADDITIONAL WORK ORDERS: A.W.O's are defined as design or material changes requested by the
Customer(s). A.W.O details and price are agreed upon by both Customer(s) and GoodFellas Construction.
A.W.O payments are required prior to additional work order being preformed and are not refundable.
Additional work orders can and will affect the schedule completion date. Each additional work order will have
I a fee of $45 dollars per hour for research and development of order. Fee is due even if additional work order
is unapproved. If additional work order is accepted fee be waived.
DEPOSIT REQUIREMENT: A deposit is required to start project. The deposit is used for the ordering of time
sensitive materials, all permitting, and locking of GoodFellas Construction schedule.
PAYMENTS: Checks will be written to GoodFellas Construction Mgt LLC. Payments will be due at agree upon
times stated in the contract on the payment schedule. If payments are not paid on scheduled job payment
times work will come to a stop until payments are made. Non payments are also subject to an annual interest
rate of 18% or 1.5% per month. Insufficient funds for payments being deposited will result in a $35 banking
fee.
SCHEDULE: Permitting process, schedule lock, customer meetings with GoodFellas vendors, paint color
selection, and project materials purchase will begin when the initial deposit is made. Work will begin once
permit or building inspector gives OK to begin project. Customer changes may delay schedule. GFC assumes
customer will be ready for start date as stated at beginning of agreement. Customer will notify GFC in writing
of any delayed start times. Customer will assume cost for rising material and fuel costs associated with
delaying project start/finish. Customer is not responsible if project delayed by GFC vendor, permit, labor
issues.
WORK HOURS AND ACCESSIBILITY TO THE HOME: GoodFellas Construction work day is typically Monday -
Friday 7am-4pm. Extended work days or Saturdays may be needed to meet customer deadlines. Access to the
home per GoodFellas project is necessary for completion of this agreement. GFC will install a secured Realtor's
lockbox on the property to ensure project is managed and completed in a timely fashion.

JOB SITE DEBRIS and DUMPSTER: Rubbish for the project will be removed using onsite yard dumpsters or
trucked off site. Dumpsters are for job related rubbish. Owner agrees to not use job dumpster for personal
debris removal unless contractor provides written change order to be paid by the owner at an agreed sum.
Job dumpster is heavy and may cause damage to area used to access and place it. Contractor is not
responsible for any damage to lawns, curbs or driveways used to place dumpster for debris removal.
Dumpster location shall be as close as possible to existing house.
CONSTRUCTION AREA CAUTION & CLEANUP: GFC will make every attempt to keep a broom clean and safe
site. Construction areas are often be "in -process" and homeowner should not proceed into areas without first
asking GoodFellas. GF is not responsible if customer enters construction areas and damages flooring, heating,
mechanical, etc. GF is not responsible if homeowner carries construction dust / debris into other parts of the
home where finished surfaces may be present and could become damaged. Entire work area will be
professionally cleaned after project completion
JOB INFORMATION: The above contract has details, of what is included in the proposal price. GoodFellas is
not responsible for unforeseen job problems that may arise due to site conditions, rotting materials, mold,
customer changes, additional work orders etc. The issues will be talked about on a per case basis and price
will be approved by customer before any of the work is preformed. On addition projects GoodFellas is not
responsible for unforeseen under the ground problems to continuing the project. Example or pipes, ledge,
electrical buried, or buried rubbish or hazardous materials. Home owners that secure their own permits or
deal with unregistered contractors shall be excluded from access to the Guarantee Fund. Deposits are non-
refundable. You the purchaser may cancel this transaction at anytime prior to midnight of the third business
day after the date of this transaction.
CUSTOMER SUPPLIED ITEMS: GoodFellas cannot assume liability for manufacturer's warranties on customer
supplied items. GFC will use customer supplied items to the best of our ability. Same will apply for reusing or
installed products. If installed products being reused break during the removal GFC is not responsible for
replacement.

DISPUTES: The contractor and the homeowner hereby mutually agree in advance that in the event that the

arbitration service which has been approved by the Office of Consumer Affairs and Business Regulation and
the consumer shall be required to submit to such arbitration as provided in MGL c 142A. The signatures of the
parties below apply only to the agreement of the parties to alternate dispute resolution initiated by the
contractor. The owner may initiate alternative dispute resolution even where this section is not signed
separately by the parties.

If you cancel, any property traded in, any payments made by you under the agreement, and any negotiable

If you cancel, you must make available to the seller at your residence, in substantially as good condition as
when received, any goods delivered to you under this agreement; or you may if you wish, comply with the
instructions of the seller regarding the return shipment of the goods at the seller's expense and risk.
If you do make the goods available to the seller and the seller does not pick them up within twenty days of the
date of your notice of cancellation, you may retain or dispose of the goods without any further obligation. If
you fail to make the goods available to the seller, or if you agree to return the goods to the seller and fail to do
so, then you remain liable for performance of all obligations under the contract.

CONSTRUCTION AREA CAUTION: Construction areas can often be "in -process" and homeowner should not
proceed into areas without first asking. GFC is not responsible if customer enters construction areas and
damages in -process flooring, heating, mechanical, etc. Homeowner agrees to not carry construction dust /
debris into other parts of the home where finished surfaces may be present and could become damaged.
CERAMIC TILE: Ceramic tile is often not a "gauged" tile and is not manufactured to exact measurements.
Some ceramic tile, and natural stone tile will exhibit waviness and flared corners. This complicates exact
consistency in grout lines. Customer takes notice tile installation is art and science and will be installed to the
best of our ability as recommended by the manufacturer.
SUBSTANTIAL COMPLETION: Substantial completion is defined by the customer with the ability of taking
reasonable use of a space even if a small punch list may not yet be complete; Examples: a small accent piece is
missing, trip level on a toilet is not the correct color, a trim piece needs to be re -ordered, an item has a scratch
and needs to be polished or replaced, a customer supplied item has not been delivered, etc. Normal payment
schedule will be adhered to, and the revised final payment will be held by homeowner until all punch list are
repaired and 100% completion is reached.
SUBCONTRACTOR INFORMATION: Subcontractors hired to work on project, work for GoodFellas
Construction during the project. Any additional work needed on house in contracted area or other parts on
the house have to be approved by GoodFellas as an additional work order. Customer agrees not to hire
subcontractors directly during the project time frame.
MECHANICALS DISCLAIMER: GoodFellas Construction agrees to handle any existing mechanical systems with
care. Customer agrees to not hold GoodFellas Construction responsible any issues with existing systems that
may encounter failure during construction. This includes draining and refilling of boilers, moving of water
i heaters, or working with existing plumbing, electrical, mitigation systems, etc. Any such issues with existing
homeowner mechanicals will be discussed and agreed upon by GoodFellas Construction prior to any work
completed. Payment for these issues are required prior to work being completed and are non-refundable.
FLOORING DISCLAIMER: Flooring installation on each project could be affected by this disclaimer. Prefinished
hardwood flooring will have imperfections due to the way it is manufactured. Prefinished hardwood will not
be installed in sub level living conditions. Engineered hardwood flooring is recommended for this application.
Traditional hardwood installations with a 3 coats process could have dust particles in the final finish due to the
remodeling process and is normal. Tile installation on floors and or walls may have variations in grout lines
due to the way the tile is made. Ceramic tile is often not a "gauged" the and is not manufactured to exact
measurements. Some ceramic tile, and natural stone tile will exhibit waviness and flared corners. This
complicates exact consistency in grout lines. Customer takes notice tile installation is art and science and will
be installed to the best of our ability as recommended by the manufacturer.
WARRANTY: GoodFellas Guarantee on all projects is to the term of 3 years on labor. GoodFellas will assist
customer with manufactures warranties. After 90 days the customer will receive a follow up phone call
regarding the project. At the one year anniversary GoodFellas will perform a walkthrough of the project to
inspect project. One year walk —through will be completed on addition projects and or major remodeling
projects. Normal homeowner maintenance is not included. Small cracks in foundation and floor concrete are
normal as projects settle. Plaster cracks will be repaired after one year is necessary and painted. Customers
existing mechanical repairs are not included.
