The owner is considering reducing the size of the addition to a 20 ft. x 18 ft. scope. We will review the price reduction and advise. Demolition: We will remove and properly dispose of the construction related debris as follows: We will remove the existing chimney and fireplace down to the foundation. The existing interior and exterior wall to include siding, wall board, sheathing, finishes and windows to allow for the addition at the right side of the dwelling. We will demo the two second floor bathrooms completely down to the existing framing and sub-floor. We will alter the framing to allow for vaulted ceilings in the bathrooms and alter the master bath walls to allow for the stand alone tub. We will cut the concrete in the basement to allow for a 3'0" x 6'8" egress door to the new basement area. We will open up and expose the existing plumbing waste line in the garage to tie into the existing system. We have estimated for one(1) 30 yard container and one (1) 20 yard container. Excavation & Foundation: We will excavate for a full 20'x 20'6" by approximately 8' deep basement at the right side of the dwelling for the family room addition. We will scratch off the top soil and reuse to top off after back fill. Form and place concrete for a 12" X 20" footing, form and place concrete for a 10" solid concrete foundation with three (3) windows tying (pinning) into the existing as required. We will provide damp proofing (Karnack Foundation Sealer) to the exterior foundation walls and an exterior French drain with crushed gravel to the perimeter of the new foundation. We will back fill the area and grade the earth away from the structure (rough grade), we will then spread out the reserved top soil, raking and seeding by others. We will place approximately 4 inches of crushed gravel and approximately 4-inches of concrete for a finished floor in the new basement area. We will excavate for three 10" pylons four feet below grade for the front porch. We will place concrete in the pylons. Page 2 Framing,Addition: We will provide the materials and labor for the framing of the addition and interior renovations as per renderings. The floor framing will consist of an "All Joist"floor system (AJS 20) 16"oc (no tally columns in basement) and sheathed with 314" tongue and groove Advantech plywood sub flooring, nailed and secured to the joist with construction adhesive. The exterior walls will be framed using 2"X 6" KD Studs 16"oc. and sheathed with 112" Fir 4-Ply, exterior grade plywood. The roof will consist of a 2" X 10" roof rafter system, sheathed with 518" Fir exterior grade plywood. The ceiling will be vaulted and the collar ties will be 2x10 KD 16" on center. The interior wall between the new and the existing will have two half walls framed with 2x4 KD studs, the wails will be approximately (3' in length and 30" in height, to reduce the span). Each half wall will have an 8" round tapered column with a Tuscan base and cap. We will use a double -1 %" x 9 '/z" Micro-Lam beam needed for structural support, between the columns. Bathrooms: We will frame the bathroom ceilings using 2x10 KD rafters intersecting with a 2x6 KD wall extending into the attic (at the perimeter walls) to allow for the vault. We will frame the interior bathroom walls using 2x4 KD studs. We will alter the framing in the master bath to allow for the stand alone tub. We will install a pocket door frame for the master bathroom. We will frame the guest bath to allow for the 34' x 60' shower. Porch: We will frame the front porch using 44 PT support posts, secured to the pylons using a Simpson PB44 post anchor. We will provide a water barrier with ice shield and counter flash w/PVC We will use 2x8 PT front and rear ledger joist and 2x6 PT joist with Simpson hangers 16" on center. Roofing: We will strip the entire existing roof shingles down to the sheathing and install 151b. roofing felt to the entire surface of the new roof. We will install Ice Water shield and an 8" white aluminum drip edge to the entire perimeter of the new roof area. We will provide boots at the vent pipe penetrations. We will install Cobra —Vent ridge vent. We will shingle the roof using a Certainteed, 30yr. Architectural roof shingle color to be selected by the owners. We will provide the materials and labor for the roofing of the new addition. We will install ice shield at the side wall and step flash for a weather tight seal. The material and application for the new roof will be as stated above. Window and Door Schedule: We will provide the materials and labor for the installation of four(4) Harvey Classic, 35" x 56" vinyl, double hung, 6/6 GBG (Grilles Between the Glass), white, with half screens, double locks, night latch, Energy Star, new construction windows. We will provide the materials and labor for the installation of one (1), 8'0" x 68", Atrium style, triple panel hinged patio door. The windows are $246.70 each before tax. Window Cost: $786.36. Patio Door Cost: $2,908.00. Page 3 Siding, Exterior Trim and Front Porch: We will provide the materials and labor for the installation of Tyvek house wrap and 3/8' fan-fold backer board to the exterior sheathing. We will install Wolverine American Legend Vinyl siding to the new addition weaving into the existing. The color and style to match the existing. We will weave in and re-side the upper gable where the chimney has been removed. We will install 5" white fluted corner boards, to match the existing. The rakes, fascia, window and door trim at the new addition will be wrapped with white aluminum coil stock (to match existing). The soffit areas will be center vented vinyl soffit material. We will provide and install approximately forty feet of white aluminum seamless gutter with downspouts. We will provide water feeds for the toilet, vanity, tub and shower valve in both bathrooms. We will remove the baseboard heat and replace with a new element in both baths. Approximately 541 square feet of R-21 to the exterior walls. Approximately 400 square feet of R-30 to the family room floor and approximately 490 square feet of R-38, with "proper vent" to the vaulted ceiling in the family room. We will insulate the bathroom ceilings and walls using fiberglass Batt insulation. Insulation Costs $1,788.00. Walls and Ceilings: We will install 112" blue board with skim coat of UNI-KAL plaster to walls and ceilings with a smooth finish in the new addition and the two bathrooms. We will install 318° blue board with a skim coat of Uni-Kal plaster smooth finish to the existing first floor ceilings. Interior Trim: We will provide the materials and labor for the installation of the interior trim to the two bathrooms and the new family room. We will install B-400 pre-primed baseboard to the family room and weaving into the existing as required. We will install B-200 pre-primed Windsor casing to the doors and windows in the family room and the two bathrooms, we will provide stool cap for the window sills and an apron beneath the sills. We will cap the two half walls in the family room using 1x10 pre-primed titanium interior trim stock, we will dress the underside of the cap with a 8180 FJP 2 %2" primed band molding. We will install two 8" x 6' round tapered poly classic fiberglass columns to the end of each half wall, the columns will have a Tuscan base and cap. The columns have a structural bearing of 10,000 PSI. We will install one (1) Jeld-Wen MDF solid core six panel door for the bathroom pocket door. We will install a 8010 FJP 2 3/" crown molding where the newly plastered ceilings intersect with the walls at the existing first floor areas. We will apply one coat of latex ceiling paint to the ceilings. We will apply two coats of latex egg shell to the walls and two coats of latex semi-gloss interior trim paint to the trim. Clean up: We will provide daily clean up and we will remove and properly dispose of all construction related waste leaving the home broom clean at the completion of the project.
