Section 11- Warranty The Contractor warrants that the work furnished hereunder shall be free from defects in materials and workmanship for a period of 1 Year following completion and shall comply with the requirements of this Agreement In the event any defect in workmanship or materials, or damage caused by the Contractor, his subcontractors, employees or agents, is discovered within one year after completion of any job, including cleanup, the Contractor shall, at his own expense, forthwith remedy, repair correct, replace, or cause to be remedied, repaired, or replaced, such damage or such defect in materials or workmanship. The foregoing warranties shall survive any inspection performed in connection with the agreed-upon work. There have been no allowances made to obtain a variance, conservation, or board of health approval if required by town. Plans to be provided by owner. Proposal is to build addtion as shown on plans dated 12/06. Excavating Excavation required to install a frost wall foundation will be provided. Backfilling and rough grading will be provided. Any additional fill will be removed from site. Lawn will be repaired / replaced around addition and access area from neighbors yard. Existing shed will be relocated on site. Foundation Poured concrete foundation will be provided for addition. Rough concrete floor will be poured in crawl space. Access to new crawl space will be provided from existing full basement area. No allowance has been made for a full basement. No allowance has been made for concrete pumping. Access for concrete trucks / deliveries to be from neighbors driveway / yard. Building All frame, roof, and siding materials will be provided to match existing / meet building code. All floor, wall, and roof sheathing will be plywood ( 3/4 on floors, 1/2 on walls, 5/8 on roof) Exterior walls will be 2x4. Floor joists, ceiling joists, rafters will be sized to meet code. Roof shingles to match existing, ice& water sheild will be provided at all roof edges. Siding will be cedar to match existing, over Tyvek or equivalent Anderson windows will be provided as shown on plans. Exterior steel door units will be Thermatru or equivalent. Plumbing Plumbing required to add new 3/4 bath and laundry connections will be provided. An allowance of $1000 has been included for plumbing fixtures ( $200 for toilet,$200 for faucet, $100 for shower valve, $400 for shower, $100 for sink). Gas piping required for new fireplace will be provided. Electrical Electrical work required to wire additon to meet code will be provided. Existing electrical service will be upgraded to 200amps. Plugs and switches to meet code. Phone / cable/ and computer lines to be roughed in by electrician , to be connected by their service provider at owner's expense. Surface mounted fixtures to be provided by owner ( ceiling fan, vanity light etc.) . Heating/Air Conditioning A separate zone of forced hot water heating will be provided off of existing boiler. No allowance has been made to upgrade / replace existing boiler. Insulation All added / renovated areas will be insulated to meet code ( R-13 in exterior walls, R-19 in cellar ceiling , R-30 in first floor ceiling) .
