Boston, MA 02108.(617)-727 8598 Contractor will begin the work or order the materials before the third day following the signing of this agreement, unless specified here in writing contractor will begin work on or about 611/12. Barring Delay caused by circumstances beyond Contactors control, the work will be completed by 8/15/12. The owner hereby acknowledges and agrees that the scheduling dates are approximate and that such delays that are not avoidable by the Contractor shall no be considered as violations of this agreement. Section 11 -Warranty The Contractor warrants that the work furnished hereunder shall be free from defects in materials and workmanship for a period of 1 year following completion and shall comply with the requirements of this Agreement. In the event any defect in workmanship or materials, or damage caused by the Contractor, his subcontractors, employees or agents, is discovered within one year after completion of any job, including cleanup, the Contractor shall, at his own expense, forthwith remedy, repair correct, replace, or cause to be remedied, repaired, or replaced, such damage or such defect in materials or workmanship. The foregoing warranties shall survive any inspection performed in connection with the agreed-upon work. Building permit will be obtained by contractor. Building plans / structural engineering to be provided by owner. Demolition Existing kitchen, bath, office area will be completely gutted. Building All frame / siding materials will be provided to relocate petitions / carrying wall / windows as shown on plan. Structural beam will be supplied and installed as shown. New petitions will be built to relocate laundry / bath areas. Six harvey vinyl windows will be supplied and installed to match existing. One casement, and five doublehungs. Three doublehungs in rear of kitchen, will be built out one foot. Vinyl siding will be supplied / installed to match existing. Plumbing Plumbing required to relocate half bath , laundry connections, kitchen sink, and plumbing lines to second floor will be provided. An allowance of $1600 has been included for plumbing fixtures ( $600 for kitchen sink, $500 for kitchen faucet, $250 for bath faucet, $ 250 for toilet ) . Electrical Electrical work required to wire kitchen / bath / laundry to code will be provided_ Twelve recesssed lights have been included. Surface mouted fixtures to be supplied by owner ( undercabinet lights, ceiling fans ) . Bath fan / light unit will be supplied and installed. General layout to be approved by owner prior to rough. No allowance has been made to upgrade existing electrical service. Additional recessed lights can be added at a cost of $75 per light. Phone / cable / computer lines will be roughed in by electrician , to be connected by service provider at owner's expense. Install and wire new kitchen wall oven. Kitchen wall oven to be supplied by owner. Install and wire kitchen range hood. Kitchen range hood to be supplied by owner. 'Beating/Air Conditioning Forced hot water heating will be relocated as required. No allowance has been made for any air conditioning. Insulation All renovated areas will be insulated to meet code. Plaster All renovated areas will be blueboarded and skimcoat plastered. Walls will be smooth, ceilings to match existing. Interior Trim/Doors Pre -primed interior trim and doors will be supplied and installed to match existing. Kitchen cabinets will be installed by contractor. Countertops to be installed by supplyer. One coat of primer and two coats of finish will be applied to all painted surfaces. Colors to be determined. Any rooms that are partially disturbed, will be painted to the nearest corner, to match existng. Flooring Hardwood flooring will be supplied / installed / finished with three coats of oil based urethane in kitchen area to match existing. Tile floor will be supplied /installed in bath area. An allowance of $5 per square foot, has been included for tile material. Waste Removal All demolition / construction debris will be disposed of by contractor. Other Allowances An allowance of $20,000 has been included for kitchen / bath cabinets / countertops.
