In the event any defect in workmanship or materials, or damage caused by the Contractor, his subcontractors, employees or agents, is discovered within one year after completion of any job, including cleanup,the Contractor shall,at his own expense,forthwith remedy,repair correct,replace,or cause to be remedied,repaired,or replaced, such damage or such defect in materials or workmanship. Building permit will be obtained by contractor. Demolition Existing kitchen and dining area will be completely gutted. Closet in exisitng full bath will be gutted. All floors, walls, and ceiling will be removed. No allowance has been made to demolish main section existing bathroom. Carpets will be removed in hallway and bedroom. Building All frame and siding materials required to install new windows and doors in kitchen / dining area will be provided. Owner to supply windows and doors. Plumbing Plumbing required to renovate kitchen / install appliances will be provided. Sink to remain in same location. Owner to supply new sink , faucet, and appliances. Recirculating line for hot water will be installed to kitchen sink. ( provides instant hot water) New toilet and tub valve will be supplied by owner, installed by contractor. Laundry connections will be supplied/installed in bath closet area. Electrical Electrical work required to wire kitchen to code will be provided. Ten recessed lights have been included. Electrical work required for washer / dryer in bath area will be provided. Any surface mounted fixtures, ( pendants, under cabinet lights)to be supplied by owner, installed by contractor. Existing electrical service will be replaced / upgraded to a 200amp panel. No allowance has been made to perform any electrical work in other existing parts of the house. Option/price for self starting generator will be given when work commences. Heating/Air Conditioning Existing forced hot water heating will be relocated / replaced as required. Toekick heater will be supplied / installed under kitchen cabinets. No allowance has been made for any air conditioning. Insulation All renovated areas will be insulated to meet code. Plaster All renovated areas will be blueboarded and skimcoatlastered.Ceiling and walls will be smooth. P 9 Interior Trim/Doors Interior trim will be supplied and installed in kitchen and dining area to match existing. Interior door slabs will be replaced in other sections of house. New door unit to garage will be supplied by owner, installed by contractor. Other interior doors to be supplied by owner, installed by contractor. No allowance has been made for interior trim work in other sections of house. Kitchen cabinets to be supplied by owner, installed by contractor.
