Kober 43Mill Road North Andover MA 01945 Subject: House Structural Observations and Recommendations Dear Ms. Kober: Per your request Gelinas Structural Engineering LLC (GSE) met with you at your residence. The purpose of this meeting was to perform a walk thru, provide structural observations and comments. This structural report is limited to the framing visible, although upon GSE's 2nd visit we did open up a wall in the attic rear wall area to observe the framing at a post & beam connection point. This report is not a Home Inspection report and is not an Insect Investigation. Recently a Home Inspection was performed by Seacoast Inspections LLC. This Home Inspection highlighted a few areas of concern that are addressed under the "Discussion" section below. The following are the results of our observations and recommendations: Executive Summary: 1) Provided the attached recommendations enclosed in drawings SG -1 series thru SG -4 series are implemented, this residential structure: a. seems to be of the type of construction expected for the era in which it was built b. substantially meets the structural intent of the IRC 2009 [International Residential Code 2009] with the Massachusetts State Residential Code 8`h Edition Amendments c. addresses the structural concerns of the Home Inspection report by Seacoast Inspections LLC Discussion: 1) The structure is a 41' x 31' (100 year old plus) post and beam 2'/2 story wood frame structure with rear 1980's 2 car garage and bedroom above [24 foot square area]. Frames / Bents / Gun Stock Posts are 8 feet on center in a Salt Box Elevation Style (Continued) May 23, 2011 M. D. Kober 43 Mill Road, North Andover, MA Page 2 2) Main 40' x 31' post & beam structure appears to have been moved in 1980's and: a. placed on a new concrete foundation b. with new rear garage and room above 24 foot square plan area c. and new first floor rear framing area approximately 12 feet by 40 feet under the kitchen area d. [reference drawings SG -1.1, SG -1.2] 3) Foundation appears to be in reasonable shape, some cracking observed but appears to be normal and foundation appears to be functioning as intended, that is: a. Transferring the load vertically from above to soil below b. Resisting the lateral loads of wind and soil pressure to the soil below 4) First Floor Framing appears to be consistent with the era in which it was built. a. Some perimeter sills are not supporting the joists and require repair b. A few areas have suggested modifications per drawings series SG -4.1 & SG -4.2 5) Second Floor Framing: a. Garage area 1980's, no comments, and no significant signs of plaster cracking. Window binding, frame appears to be functioning satisfactorily b. Main post & beam area, Floor Framing appears to be consistent with the era in which it was built 6) Attic Framing/Roof Framing: a. Post and beam style with Salt Box Elevation b. Purlins 48" o.c., sagged significantly in areas, yet the plaster is not significantly cracked, thus: i. Was plaster placed after the sag was in place? ii. ... and it appears these purlins are functioning satisfactorily surprisingly c. Frames cut and modified at C bearing Line, reference drawing SG -1.1 i. It appears the frames where cut, modified, re -constructed and the alignment was off. A poor attempt to address this situation resulted in large infill Blocks/Shims, dimensions vary at different Bent/Frame lines ii. Yet for all these years [since 1980's], although these joints are straining they have functioned adequately 7) All Levels/All Floors, those doors and windows randomly checked appear to be functioning properly, not binding, etc. Plastered walls and ceiling are not significantly cracked. Tiled bath room floors and grout appear in reasonable condition. 8) Regardless of the above, the owner has prudently decided to: a. replace the roof framing [reference drawings SG -2.1, SG -2.2] b. remove all plaster load and snow load from the compromised/cut frame connections at the C bearing line.
