for the above named project and that to the best of my knowledge, information, and belief such plans, computations and
specifications meet the applicable provisions of the Massachusetts State Building Code, (780 CMR), and accepted
engineering practices for the proposed project. I understand and agree that I (or my designee) shall perform the necessary
professional services and be present on the construction site on a regular and periodic basis to:
1. Review, for conformance to this code and the design concept, shop drawings, samples and other submittals by the
contractor in accordance with the requirements of the construction documents.
2. Perform the duties for registered design professionals in 780 CMR Chapter 17, as applicable.
3. Be present at intervals appropriate to the stage of construction to become generally familiar with the progress and
quality of the work and to determine if the work is being performed in a manner consistent with the approved
construction documents and this code.
Nothing in this document relieves the contractor of its responsibility regarding the provisions of 780 CMR 107.
When required by the building official, I shall submit field/progress reports (see item 3.) together with pertinent
comments, in a form acceptable to the building official.
Upon completion of the work, I shall submit to the building official a `Final Construction Control Document'.

This General Construction Services Contract ("Contract") is effective as of the 4/18/14, by and between East Coast General Contracting
("CONTRACTOR") and AIMCO NORTH ANDOVER, L.L.C., ("OWNER") for construction and services to be performed and/or material to be
supplied for the property known as Royal Crest Estates (North Andover) (the "Property"). In consideration of the acceptance of
CONTRACTOR's bid and/or proposal for furnishing supplies, goods and/or services to the Property and the mutual covenants and agreements
set forth herein, the parties agree as follows:
1.0 WORK OF THIS CONTRACT
1.1 CONTRACTOR agrees to fully execute and perform the construction and services required by, and reasonably inferable from, the
Contract Documents (as hereinafter defined) in connection with the Property, including, but not limited to, the construction and services set forth
in, and reasonably inferable from Exhibit "A" attached hereto (the "Work"): Fire Restoration. The "Contract Documents" consist of this Contract,
Exhibits to the Contract (including the drawings, specifications or addenda referenced in Exhibit "B"), and any Change Orders executed after the
execution of the Contract. CONTRACTOR acknowledges that the Work shall be performed for the benefit of both OWNER and the beneficial
owner of the Property (the "Property Owner"). The Work shall comply with all applicable federal, state and local laws and regulations, including,
by way of illustration and not limitation, the Americans with Disabilities Act, the Fair Housing Act and the Occupational Safety and Health Act (29
CFR) ("Laws").
1.2 CONTRACTOR accepts the relationship of trust and confidence established with OWNER by this Contract and covenants with
OWNER to exercise the highest degree of skill, care and judgment in the performance of the Work hereunder and in furthering the interest of
OWNER.
2.0 DATE OF COMMENCEMENT, CONSTRUCTION SCHEDULE, ACCELERATION AND LIQUIDATED DAMAGES
2.1 The date of commencement of the Work shall be the date set forth below, unless a different date is set forth in a written Notice to
Proceed issued by OWNER, in which case the date set forth in the Notice to Proceed shall control (the Date of Commencement").
CONTRACTOR shall achieve Final Completion of the Work no later than the Date of Final Completion set forth below. "Final Completion" or
"Finally Complete" shall mean the stage in the progress of the Work when the Work, or designated portion thereof, is, in OWNER's reasonable
opinion, fully complete (including any punch list items) in accordance with the Contract Documents so that OWNER can occupy or utilize the
Work for its intended use.

2.2 CONTRACTOR shall prepare and submit to OWNER for approval a construction schedule (the "Construction Schedule") based on
and consistent with the dates set forth above and any other OWNER requirements. Upon approval of the Construction Schedule shall become
part of this Contract as Exhibit "D". TIME IS OF THE ESSENCE. The Work shall be performed in strict accordance with the Construction
Schedule, subject to any adjustments thereto in accordance with the terms of this Contract.
2.3 If CONTRACTOR's rate of progress is such that the amount of Work completed within any time period specified by the Construction
Schedule is less than the amount required to be completed within such time, and it reasonably appears that CONTRACTOR shall be unable to
achieve the completion of the Work in accordance with the dates set forth in the Construction Schedule, OWNER may direct CONTRACTOR to
accelerate the Work by issuing a notice to accelerate. Upon such notice, CONTRACTOR shall be obligated to employ such extraordinary
measures as necessary to bring the Work into conformity with the Construction Schedule and CONTRACTOR shall not be entitled to an
increase in the Contract Sum. OWNER may also direct CONTRACTOR to accelerate the Work without cause by issuing a written notice to
CONTRACTOR requesting such acceleration. CONTRACTOR expressly agrees that its sole and exclusive remedy for such acceleration shall
be an adjustment of the Contract Sum by Change Order (as hereinafter defined) in the amount of the costs incurred directly by the
subcontractors as a result of the acceleration.
2.4 CONTRACTOR acknowledges that in the event that it fails to achieve Final Completion of the Work, or designated portions of the
Work by the dates set forth in this Contract, OWNER will incur substantial damages and the extent of such damages shall be incapable or very
difficult of accurate measurement. Nonetheless, the parties acknowledge that as of the execution date of this Contract, the amount of liquidated
damages set forth in Exhibit "C" represents a good faith estimate on the part of the parties as to the actual damages that would be incurred as a
result of late completion. The amount of such liquidated damages does not include any penalty. Liquidated damages will be assessed by
OWNER when incurred or in such manner as OWNER deems appropriate.
3.0 COMPENSATION, PAYMENTS AND FINAL PAYMENT

3.1 OWNER will pay CONTRACTOR the Contract Sum in current funds for CONTRACTOR's full and faithful performance of the Work in
accordance with the terms of the Contract. The Contract Sum shall be as set forth in Exhibit "C", subject to additions and deletions as provided
in the Contract Documents.
3.2 For the Work provided hereunder, CONTRACTOR agrees to provide OWNER with "Applications for Payment" in the form attached
hereto as Exhibit "E" or as otherwise directed by Owner, in writing. CONTRACTOR shall send each Application for Payment to the
person(s) and locations) designated by OWNER. Based upon OWNER's review and approval of Applications for Payment submitted to
OWNER by CONTRACTOR for performance of the Work, OWNER will make payments as provided herein. The period covered by each
Application for Payment shall be one calendar month. CONTRACTOR shall submit Applications for Payment no more than once a calendar
month. Owner will pay CONTRACTOR that amount set forth in the Application for Payment within 30 days after OWNER's receipt of an
Application for Payment, less those amounts properly withheld pursuant to the terms of this Contract. Owner may utilize any one of the
following as a basis for rejecting, and requiring CONTRACTOR to resubmit, an Application for Payment: i) failure to specify the full
contract number; ii) failure to submit full supporting documentation required by Paragraph 3.3; iii) submission of an Application for
Payment bearing a date that is more than seven (7) days earlier than the date such Application for Payment is actually received by
OWNER; or iv) any other basis provided in this Contract.
3.3 Unless waived by OWNER in writing, CONTRACTOR agrees to provide waivers and releases of liens from CONTRACTOR, all
subcontractors and suppliers of Work under this Contract (the "Release Documents") in the form attached hereto as Exhibit "E" and any other
evidence in a form satisfactory to OWNER demonstrating that all labor, materials, bills, invoices, payroll taxes of any kind and any other
indebtedness incurred by CONTRACTOR up to and including the date of invoicing have been paid in full prior to or in exchange for payment to
CONTRACTOR. If CONTRACTOR is aware or becomes aware that the Release Documents are not effective under, or otherwise do not satisfy,
the Laws and requirements of the state in which the Project is located, it shall be the responsibility of CONTRACTOR to notify OWNER and to
provide the lien waivers and releases required hereunder on forms that satisfy the Laws and requirements of such state. Failure to notify
OWNER where CONTRACTOR knew, or should have known, that the Release Documents were ineffective under, or otherwise failed to satisfy,
the laws of the state in which the Project is located shall be a breach of this Contract and CONTRACTOR shall be liable for any damages
incurred by OWNER as a result of such breach.
3.4 OWNER may withhold any payment, including the retainage, to CONTRACTOR, for CONTRACTOR's failure to fulfill its contractual
obligations in any manner (a "Disputed Amount"). OWNER may withhold such Disputed Amount until the dispute is resolved by settlement,
dispute resolution or judicial determination. However, both OWNER and CONTRACTOR shall use best efforts to resolve any such disputes
expeditiously. CONTRACTOR shall continue to perform the Work through any dispute and shall not have the right to terminate performance
under this Contract other than as provided in Paragraph 8.
3.5 When the entire Work is Finally Complete in accordance with this Contract, CONTRACTOR's subsequent Application for Payment
shall be calculated to include a sum sufficient to increase the total payments to the full amount of the Contract Sum. "Final Payment", consisting
of all amounts actually remaining due CONTRACTOR pursuant to this Contract, will be made by OWNER not later than 30 days after
CONTRACTOR has achieved Final Completion, has satisfied all requirements for Final Payment set forth herein, and has submitted to OWNER
the final Application for Payment. A precondition to CONTRACTOR's entitlement to Final Payment shall be the execution and delivery of final
Release Documents. The acceptance of Final Payment shall constitute a waiver of all claims by CONTRACTOR against the Indemnified Parties
(as defined in Paragraph 7.2), except insofar as CONTRACTOR has previously notified OWNER in writing. The making of Final Payment shall
not constitute acceptance of the Work or of any goods or materials provided under the Contract nor shall it constitute a waiver of any rights or
claims of OWNER.
3.6 CONTRACTOR shall maintain books and records with respect to the Work to be provided hereunder and the fees to be paid
hereunder. OWNER will, for a period of two (2) years after the expiration, completion or the termination of this Contract, have the right to review
and audit the books and records of CONTRACTOR with respect to such Work and fees. The CONTRACTOR shall include a provision similar to
this Paragraph 3.6 in each of its subcontract agreements requiring Subcontractor to, among other things, keep detailed accounting records and
to permit OWNER and the OWNER's accountants access to the Subcontractors' records, books, correspondence, instructions, drawings,
receipts, subcontracts, purchase orders, vouchers, memoranda and other data relating to this Project.
4.0 CHANGES IN THE WORK
4.1 OWNER, without invalidating the Contract, may at any time order extra work or make changes by altering, adding to or deducting from
the Work, the Contract Sum being adjusted accordingly. All such extra or changed work shall be authorized by a written order to
CONTRACTOR signed by OWNER authorizing an extra or a change in the Work or an adjustment in the Contract Sum or the Construction
Schedule, as applicable (a "Change Order"). The form and substance of the Change Order will be as set forth on Exhibit "E" unless OWNER
provides CONTRACTOR with written notification that an alternate form will be utilized. Upon receipt of such Change Order executed by
OWNER, CONTRACTOR shall promptly proceed with such extra or changed Work involved and such extra or changed work will constitute a
portion of the Work.
5.0 OWNER
5.1 OWNER will designate the representative authorized to act on OWNER's behalf with respect to the Project ("OWNER's
Representative"). OWNER, either directly or through its representative, will provide administration of this Contract. OWNER's
Representative will have authority to reject Work that does not conform to the Contract Documents. OWNER may change OWNER's
Representative by notice to CONTRACTOR in writing. OWNER's Representative will be the following individual(s):

5.2 If CONTRACTOR fails to perform or correct Work that is not in accordance with the Contract Documents, OWNER may direct
CONTRACTOR, in writing, to stop the Work until the correction is made. OWNER will have the right at any time to direct CONTRACTOR to

suspend CONTRACTOR's performance of the Work or any portion of the Work for any reason whatsoever, or without reason, for such period of
time as OWNER may determine.
5.3 OWNER reserves the right to perform construction or operations related to the Project with OWNER's own forces, and to award
separate contracts in connection with other portions of the Project.
6.0 CONTRACTOR
6.1 CONTRACTOR shall solely have control over or charge of and will be solely responsible for construction means, methods,
techniques, sequences or procedures, or for safety precautions and programs in connection with the Work. CONTRACTOR shall be solely
responsible for failure to carry out the Work in accordance with the Contract Documents. The CONTRACTOR shall require all on-site personnel
of the CONTRACTOR, its Subcontractors, Sub -Subcontractors or any other entity for whom CONTRACTOR may be responsible, to wear hard
hats and orange colored vests, as well as any other appropriate protective clothing and gear as may be required by Law or reasonably
requested by the Owner.
6.2 CONTRACTOR warrants to OWNER that materials and equipment fumished under the Contract will be of good quality and new
unless otherwise required or permitted by the Contract Documents, that the Work will be free from defects not inherent in the quality required or
permitted, will be fully compatible with existing materials and equipment and that such Work will conform with the requirements of the Contract
Documents. Work not conforming to these requirements may be considered defective. CONTRACTOR's warranty excludes remedy for
damage or defect caused by abuse, modifications not executed by CONTRACTOR, improper or insufficient maintenance, improper operation or
normal wear and tear under normal usage.
6.3 Upon notice from OWNER, CONTRACTOR shall promptly remedy any Work that is found not to be in accordance with the
requirements of the Contract Documents, and pay for any damage to other work resulting therefrom, which shall appear within a one (1) year
period from the actual date of Final Completion of the Work. Notwithstanding the foregoing if the terms of specific warranties required by any of
the Contract Documents stipulate a longer time period, the longer time period shall govern.
6.4 All Work shall be subject to tests and inspections at all reasonable times and at all places prior to acceptance. Inspections and tests
shall not be construed as constituting or implying acceptance of the Work.
6.5 Regardless of passage of title, the risk of loss to any materials, equipment and furnishings, provided or to be provided pursuant to this
Contract, shall remain with CONTRACTOR until OWNER accepts such materials, equipment and furnishings.
6.6 All laborers and workers, while working in and around the Project, shall act in a professional manner. CONTRACTOR shall enforce
proper discipline and decorum among all laborers and workers on the Project and shall control, among other things: i) noise, including music; ii)
the use of offensive language; iii) smoking or drinking of alcoholic beverages on the Project Site; iv) physical violence; v) riding in the passenger
elevators; vi) thievery; and vii) the transportation of articles or materials deemed hazardous. If OWNER determines, in its sole discretion, that
any laborer or worker needs to be removed due to his or her failure to comply with the terms of this provision, CONTRACTOR shall remove such
laborer or worker from the Project Site immediately.
6.7 CONTRACTOR shall be responsible for protecting the Work, and any designated portions of the Work (including any units and floors),
against the elements at the end of each working. In addition, no occupied portion of the Work shall be left without essential services, heat, light
and water at the end of each working day as the result of Work.
6.8 CONTRACTOR shall coordinate and cooperate with separate contractors employed by OWNER
6.9 CONTRACTOR covenants, represents and warrants that the Work shall be free of all products, constituents, materials or processes
containing asbestos, lead-based paint, or any other toxic or hazardous materials.
6.10 The CONTRACTOR shall submit the standard form of agreement between Contractor and Subcontractor to the Owner for the Owner's
review and approval prior to the execution of any subcontracts, and shall provide the Owner with a copy of all executed subcontract agreements,
prior to the performance of any Work by Subcontractors of any tier.
7.0 INSURANCE AND INDEMNIFICATION
7.1 CONTRACTOR shall purchase and maintain, at its sole expense, commercial general liability and automobile liability insurance with
limits of no less than $1,000,000 each occurrence and in the aggregate. The commercial general liability insurance shall cover all labor,
materials or services furnished hereunder and shall include a contractual liability endorsement. CONTRACTOR's liability insurance shall name
the Indemnified Parties (as hereinafter defined) as additional insureds (the "Additional Insureds"). CONTRACTOR shall also purchase and
maintain workers compensation insurance as required by Laws and shall furnish OWNER with evidence of such insurance. CONTRACTOR
shall furnish OWNER with certificates of insurance before any Work is done and any materials are delivered to the Site. Failure to provide
certificates of insurance shall not relieve CONTRACTOR of its contractual obligations and CONTRACTOR shall remain liable for each of the
insurance obligations set forth hereunder. Insurance certificates shall clearly identify OWNER, the Additional Insureds, contract number and all
insurance coverages and special conditions as required by this Contract.
7.2 To the fullest extent permitted by law, CONTRACTOR shall indemnify, protect, defend and hold OWNER, its affiliates, parent
and subsidiary entities, including, without limitation, Apartment Investment and Management Company (AIMCO), and any of AIMCO's
subsidiaries and affiliates that may directly or indirectly own or manage the property at or for which CONTRACTOR performs any
Work, and their respective partners, managers, members, employees, officers, directors, trustees, shareholders, counsel,
representatives, agents, successors and assigns (the "Indemnified Parties") free and harmless from any and all liabilities, penalties,
fines, losses, claims, demands, actions, suits and costs (including, without limitation, reasonable attorneys' fees, expert fees, court
costs and expenses), if caused by reason of or as a result of the performance of the Work, whether based upon or claimed to be
based upon statutory, contractual, tort or other liability hereunder; provided that no person or entity indemnified hereunder shall be
indemnified for claims arising from such person's or entity's own negligence, and the provisions of this Paragraph shall not be

construed to require CONTRACTOR to indemnify any person or entity indemnified hereunder for or against such person's or entity's
own negligence or to require any indemnification which would make the provisions of this Paragraph void or unenforceable. In the
event any provision contained in this Paragraph or elsewhere in the Contract Documents shall be deemed void or unenforceable, it
shall not thereby invalidate or be construed to invalidate any other provision contained in this Paragraph or elsewhere in the Contract
Documents, all of which shall remain in full force and effect. The obligations of CONTRACTOR pursuant to this Paragraph are not to
be construed to negate or reduce any other right or obligation of indemnification which would otherwise exist as to any party or
person described in this Paragraph.
7.2.1 If a claim is made against any person or entity indemnified under this Paragraph 7.2 by any employee of CONTRACTOR, a
subcontractor, anyone directly or indirectly employed by them or anyone for whose acts they may be liable, the indemnification
obligation under this Paragraph shall not be limited by a limitation on the amount or type of damages, compensation or benefits
payable by or for CONTRACTOR or a subcontractor under worker's or workmen's compensation acts, disability benefit acts or other
employee benefit acts.
7.2.2 All provisions of this Contract that require CONTRACTOR to insure, defend or indemnify OWNER shall survive any
termination of this Contract Other provisions of this Contract, which, by their reasonable terms, are intended to survive termination
of this Contract, shall survive termination.
7.3 CONTRACTOR waives and releases all claims for or right to any consequential, incidental, exemplary, punitive or special
damages.
8.0 TERMINATION
8.1 CONTRACTOR may suspend performance of the Work or any portion thereof after thirty (30) days prior written notice if, through no
act or fault of CONTRACTOR or any other persons performing portions of the Work under Contract with CONTRACTOR, any of the following
occurs: i) issuance of an order of a court or other public authority having jurisdiction; ii) an act of government, such as a declaration of national
emergency, making material unavailable; iii) OWNER has repeatedly not made payment within the time stated in the Contract; or iv) OWNER
has persistently failed to fulfill OWNER's obligation under the Contract with respect to matters important to the progress of the Work. If for the
reasons set forth in this Paragraph 8. 1, the Work is suspended for thirty (30) days and no cure has been effectuated, CONTRACTOR may, upon
twenty (20) additional days written notice to OWNER, terminate this Contract. In the case of a partial suspension of the Work, CONTRACTOR
shall continue to perform work not affected by such partial suspension. If the Work is suspended, an equitable adjustment may be made in the
Contract Sum, Guaranteed Maximum Price and the Construction Schedule.
8.2 OWNER may terminate the Contract if CONTRACTOR: i) refuses or fails to supply enough property skilled workers or proper
materials; ii) fails to make payment to subcontractors for services, materials or labor, iii) disregards any Laws; or iv) otherwise has materially
breached a provision of this Contract. When any of the above reasons exist, OWNER may without prejudice to any other rights or remedies of
OWNER and after giving CONTRACTOR five (5) days' written notice, terminate employment of CONTRACTOR and may: i) take possession of
the Site and of all materials, equipment, tools, and construction equipment and machinery thereon owned by CONTRACTOR; or ii) accept
assignment of subcontracts and finish the Work by whatever reasonable method OWNER may deem expedient. When OWNER terminates the
Contract for one of the reasons stated in this Paragraph 8.2, CONTRACTOR shall not be entitled to receive further payment until the Work is
complete. If OWNER's termination of CONTRACTOR pursuant this Paragraph 8.2 is, for any reason, adjudicated to be unwarranted or
unjustified, OWNER's termination of CONTRACTOR shall be treated as though it were accomplished pursuant to Paragraph 8.3 hereof.
8.3 OWNER may, without cause, terminate performance under this Contract by CONTRACTOR. OWNER will give written notice of such
termination to CONTRACTOR specifying when termination becomes effective. CONTRACTOR shall incur no further obligations in connection
with the Work and CONTRACTOR shall stop Work when such termination becomes effective. CONTRACTOR shall also terminate outstanding
orders and subcontracts. OWNER may direct CONTRACTOR to assign CONTRACTOR's right, title and interest under termination orders or
subcontracts to OWNER or its designee. Upon termination pursuant to this Paragraph, CONTRACTOR shall be entitled to payment for that
Work actually completed prior to the termination for convenience as well as, if applicable, reimbursement of the actual costs incurred by
CONTRACTOR to terminate outstanding orders and subcontracts.
9.0 MISCELLANEOUS
9.1 Nothing in this Contract shall create, or be construed to create, any third party beneficiary rights in any person not a signatory to this
Contract except OWNER will be third party beneficiaries of CONTRACTOR's agreements with all of its subcontractors and CONTRACTOR shall
include or cause to be included similar provisions in each of the aforementioned agreements naming OWNER as third party beneficiaries.
9.2 All trade discounts, rebates and refunds and all returns from sales of surplus materials and equipment shall belong to and accrue for
the benefit of OWNER.
9.3 CONTRACTOR is prohibited from providing gifts or other things worth more than $25 to OWNER or any of its employees
CONTRACTOR's violation of this precept shall constitute grounds for immediate termination.
9.4 CONTRACTOR shall not bring claims or lawsuits against any principals, employees, agents, officers, directors, stockholders, partners
or affiliates of OWNER, AIMCO, AIMCO Properties, L.P. or AIMCO-GP, Inc. CONTRACTOR further agrees that the sole and exclusive remedy
of CONTRACTOR for payment and/or performance of this Contract shall be against the assets of OWNER.
9.5 CONTRACTOR acknowledges, understands and agrees that OWNER may execute or make payments under this Contract by or
through an authorized representative(s) of the OWNER. Notwithstanding anything contained herein to the contrary, such authorized
representative(s) and/or its affiliates shall not incur any liability, or other obligation, under this Contract to CONTRACTOR, for any reason,
including, but not limited to, for any payments that may be due CONTRACTOR hereunder, nor shall any payment made by an authorized
representative(s) create, or be construed to create, a contract between the CONTRACTOR and such authorized representative(s).

9.6 CONTRACTOR hereby irrevocably submits itself to the original jurisdiction of the District Court of Denver of the State of Colorado with
regard to any controversy in any way arising out of or relating to the execution or performance of Contract and agrees that any such suit, action
or legal proceeding shall be brought in such state court. CONTRACTOR further irrevocably (i) consents to the jurisdiction of such state court in
any such suit, action or legal proceeding, (ii) waives any objection it may have to the laying of venue of any such suit, action or legal proceeding
in such state court (iii) waives any defense based upon inconvenient forum or improper venue and (iv) waives any right it may have to remove
such suit, action or legal proceeding to the courts of the United States. CONTRACTOR further agrees that any and all disputes arising out of or
relating to Contract or the performance of it by either party shall be adjudicated solely by and be governed by the laws of the State of Colorado
without regard to conflicts of law analysis. EACH PARTY HEREBY WAIVES AND RELEASES ITS RIGHT TO CLAIM A TRIAL BY JURY
WITH RESPECT TO ANY ACTION BY OR AGAINST THE OTHER PARTY ARISING HEREUNDER. The CONTRACTOR shall include a
similar provision in each of its subcontract agreements requiring the Subcontractor to waive its right to claim a trial by jury.
9.7 CONTRACTOR shall not publicize, publish or otherwise use the name of OWNER, AIMCO or any of their. affiliates in any advertising,
customer list or similar document, or otherwise disclose the contractual relationship with OWNER, AIMCO, or their affiliates, without the prior
written approval of AIMCO, which may be given or withheld in AIMCO's sole discretion.

Construction Requirements:
The work of the CONTRACTOR and their employees shall be performed in a good and workmanlike manner.
Workmanlike quality is defined as workmanship that meets or betters those criteria indicated in applicable building codes,
using materials and installation methods identified in the construction plans and this Scope of Work.
Code Requirements:
All jobs shall conform to those standards stipulated in the building code, health code, mechanical code, plumbing
code, and electrical code applicable in the local jurisdiction. All construction on the OWNER'S properties shall meet
or exceed NAHB Performance and Building Standards. CONTRACTOR is responsible for acquiring any and all
needed permits/certificates for the work and any associated costs.
Safety:
CONTRACTOR agrees to comply with OSHA and/or any other governmental agency's safety rules and
regulations. Should any citations, fines, and/or penalties, etc., be incurred by the OWNER due to the negligence of
the CONTRACTOR, the CONTRACTOR agrees to indemnify the OWNER for any and all penalties, fines, etc.,
incurred.
CONTRACTOR shall perform the following Work in strict accordance with the terms of the Contract:

32 Royal Crest Drive, North Andover, MA 01845. Lower Corridor, Trash Room, Laundry Room, and Units 3, 4, 7,
8, and 12.
Turnkey Job:
The CONTRACTOR will furnish all equipment, supervision, material and labor necessary to deliver a
finished project/product which completes the scope of work and successfully addresses the projects
intentions.
Intent:
Restore building damage resulting from a fire inside Laundry Room to the OWNER'S quality standards, such that
the unit and building can be used and occupied comfortably after the work. Seamlessly blend repairs with existing
building components so as to minimize aesthetic variations.
Scope of Work:
1. Adhere to scope items outlined in Engle Martin Associate's Adjusters Scope provided, including but not
limited to the following clarifications.

2. Replacement of all of the damaged building and room elements (including but not limited to walls,
insulation, and flooring).
a. Note: Construction shall be modeled after existing space. No design modifications shall be allowed
unless expressly approved in writing by Owner/Owners Representative.
3. Work with property site staff to get approved site standards for carpeting, paint, lights, etc.
4. Dispose of all construction and demo debris in contractor provided container, use of on site dumpsters is
unacceptable.
5. Application of finishes to match existing (including paint, wall paper, ceiling texture, trim, etc. as applicable)
6. All detached/reset or new fixtures, if applicable, are to be reinstalled to match existing and meet Owners
quality standards.
7. Provide protection of work area throughout duration of project to ensure work area is safe and clearly
marked out including, but not limited to building, equipment, and components that are to remain.
8. Provide a written schedule for the project.
9. Demolition of drywall or presumed Asbestos Containing Materials (ACM) shall be expressly excluded from
this scope of work and contract.
10. Contractor shall not be responsible for the protection or relocation of any personal resident property
remaining within the unit.
11. Note: Asbestos Containing Materials (ACM) may still be present in work area and proper handling methods
shall be adhered to or areas avoided if stated as "Existing To Remain", during pre -construction meeting
activities.
12. Match all new products, especially finish products, to existing products utilized as this is a repair project
and the intent it to make repairs that blend seamlessly with surrounding materials as closely as reasonable.
13. Provide a minimum 1 year workmanship warranty effective starting from the date of final acceptance by
OWNER and all manufacturer warranties.
14. Compile and provide all original Manufacturer Warranties & Manuals into both a hard copy as well as a
digital copy of an O&M Binder inclusive of all applicable products/systems utilized during the project
contained within this scope of work.
15. Attend a mandatory pre -construction meeting on site with OWNER and site personnel prepared to discuss
scheduling, staging, and other site specific requirements prior to commencing any work.
Inspection Reports:
1. The CONTRACTOR and the OWNER must walk the job together and complete the pre -work section of the
inspection report(s) before work may begin. The pre -work section of the inspection report(s) must be
signed -off by both parties.
2. The CONTRACTOR and the OWNER shall walk the job together and complete each section of the
inspection report(s).
3. The CONTRACTOR and the OWNER must sign -off on all sections of the inspection report(s) attesting that
the job is 100 -percent complete and is correct per the job requirements found in this Scope of Work. The
final section of the inspection report(s) must be completed and signed -off on by both parties.
4. The CONTRACTOR must correct any deficiency found during the inspections and the job must be 100 -
percent complete before payment will be made.
Proiect Requirements:
1. GENERAL PROVISIONS:
a. Contractor will comply with requirements of local, state, federal laws, and regulations governing
construction, permits, and industry standards including but not limited to the following:
i. Uniform Building Codes, including any and all local requirements for permits and
inspections

iii. Environmental protection regulations
iv. Health Department regulations
v. Fire Marshall requirements
b. Contractor must submit Material Safety Data Sheets of all hazardous chemicals that they will be
using, at or in possession of, while on the property before material delivery or work.
c. All necessary precautions will be taken by contractor to protect property.
d. Contractor shall not use on site trash receptacles for disposing of any materials and will be
responsible for providing trash containers at the project site or hauling away their trash.
e. Contractor is responsible to field verify all quantities, dimensions, and layouts.
f. Contractor is responsible for temporary utilities, facilities, storage containers and signage as
necessary unless otherwise specified. Some site utilities MAY be offered temporarily at the
Owners discretion, but may be withdrawn by Owner with minimal advanced notice.
g. Provide all materials, tools, equipment and labor, in appropriate quantities, to complete the required
work in a workman -like manner to the best of industry standards and Owners standards, following
all Manufactures required material installation specifications
h. Additional work (if required due to unforeseen conditions) must be brought to the attention of
Construction Services and be approved in writing prior to the commencement of additional work
outside of this scope.
i. Upon passing inspection by Owners Rep (Construction Services Rep), contractor may request
payment for work completed by submitting an invoice accompanied by a waiver of lien identifying
the same dollar amount as invoiced and indicating the percent of the contract amount that is due
and payable.
2. SCHEDULE
a. Contractor will coordinate in advance of work with the Community Manager the schedule of work
so that residents may receive advance notice, move-ins/outs may be considered, vehicle parking
adjustments may be made, etc. The Community Manager has the final decision in scheduling the
work.
b. Daily work may not commence prior to 8:00 a.m. nor go beyond 5:00 p.m without prior approval
from an Owner authorized representative.
c. Weekend and holiday work is not normally authorized
d. Contractor also agrees to coordinate their schedule with other vendors and contractors on the
property.
e. All work must follow Contractor provided schedule, with daily updates through the site management
team, with a minimum of 48 hours notice of any changes to schedule.
3. SECURITY, TRAFFIC, PARKED VEHICLES, ETC.:
a. Safety "tailgate" meetings will be held at the job site on a routine basis, to include reminders of the
proper manner to safely work with ladders, electrical cords, etc.
b. Notices to residents, other contractors and employees and sprinkler/water control, parked cars and
traffic direction/control will be coordinated with the resident manager.
c. Job site security and prevention of vandalism are among the included costs to this contract and are
the responsibility of the contractor.
d. Barrier lighted sawhorses, cones, and tape is to be provided by the contractor. The work areas
must be barricaded taped and identified as work areas at all times.
e. Contractor is acknowledges that the property is home to our many residents, that there are children
about, and that they are all to be treated with safety in mind, care and courtesy.
4. PROTECTION AND CLEAN UP:
a. Wherever work is being performed, all walks, steps, floors, surfaces and items shall be carefully
protected from damage. All supplies, materials, containers and other items shall be orderly and
carefully arranged and protected.
b. All accidental spatter and spillage shall be cleaned immediately and the damaged surfaces
restored.
c. At the completion of the work for this contract, all materials, supplies, debris and rubbish shall be
removed and the areas left in a clean, orderly and acceptable condition.
d. Contractor to ensure work areas are to be broom swept at the end of each work day.
e. Contractor to provide trash containers to be used during the work of this project or haul debris
away at the end of each workday. Contractor is not to use property dumpsters for any material
related to the work being done.

a. The contractor shall be responsible for the protection of all surfaces and objects including the
exterior of buildings and grounds as well as adjacent property.
b. The contractor shall insure that all materials are applied/replaced with proper compliance with the
manufacturer's directions and published specifications.
c. All work shall be done under favorable weather conditions and/or under conditions best suited for
production of acceptable work.
d. Workmanship on this project shall be of the best quality and only skilled mechanics shall be
utilized. All work shall be subject to the approval of owner and management entity. The
contractor shall correct any work within 48 hours of being notified to do so by owner.
e. Contractor is responsible to insure that sprinkler water or any other potentially damaging substance
to unfinished work is controlled and/or eliminated to insure proper, quality results.
f. All new materials must be installed securely, and show good appearance including, but not limited
to being installed straight and true.
6. MISCELLANEOUS
a. The work area must be swept clean and free of safety hazards at all times.
b. All contractor employees must be dressed in proper attire, no shorts (i.e. shirts must be worn)
c. No radios are permitted at the work site.
d. An English speaking representative of the contractor, familiar with the scope of work, must be on
the job site at all times.
e. No smoking is permitted at the work site.
f. No profanity is permitted at the work site.
g. No alcohol is permitted at the work site.
h. Hard hats are required at the work site.
i. Orange vests are required at the work site.
j. Steel toe shoes are required at the work site.
k. Contractor certifies that the total cost agreed to including all labor, materials, taxes, insurance,
supervision, inspections, permits, etc., as may be necessary to complete the tasks agreed to in this
contract.

1.0 SPECIFICATIONS AND DRAWINGS
PART 1 —GENERAL
1.1 SUMMARY

1.2 DELIVERY, STORAGE, AND HANDLING
A. Store materials in dry spaces protected from the weather, with ambient temperatures maintained within
range recommended by manufacturers, but not less than 50 deg F or more than 90 deg F.
1.3 QUALITY ASSURANCE
A. All work is to be done by trained, experienced individuals.
1.4 PROJECT CONDITIONS
A. Weather Limitations
1. Proceed with paint application, roofing and siding installation only if substrate is completely dry and
if existing and forecasted weather conditions permit siding to be installed according to
manufacturer's written instructions.
B. Paint
1. Paint should be maintained at 65 to 85 degrees F at all times during application. Paint should not
be applied when temperature is expected to freeze prior to drying. Paints should be applied at
manufacturer's spreading rates. When successive coats are used, allow sufficient time for each
coat to dry thoroughly before the following coat is applied. Materials below or adjoining the work
should be covered or otherwise protected.
2. Paints not stored within the recommended temperature range should be conditioned for at least 24
hours at a temperature of 65 degrees F to 85 degrees F. Paint materials should be mixed prior to
delivery to the job and then hand -mixed just prior to use and periodically during application.
Caution should be taken not to over mix, causing the incorporation of excess air.
3. Painted or finished surfaces should present a smooth, unblemished, homogeneous appearance
without drops, runs, lumps, streaking, or visible color variations. Each coat should be allowed to dry
prior to the application of the next coat.
4. The final paint job will be inspected in both sunlight and normal room lighting. Any defect visible
from a distance of 6 feet under these conditions will be considered unacceptable.
C. Wallboard
1. Drywall panels should be cut to fit easily into place, with no gaps greater than 1/2 inch, except at
floor plane to ensure drywall does not wick rogue water. Drywall should be securely fastened using
fasteners of a type recommended for the intended application. Fasteners should be driven squarely
and placed at least 3/8 inch from the edges and ends. Heads should be seated no deeper than
1/32 inch below board surface and should not break the facepaper.
2. The finished drywall should present a smooth, unblemished, homogeneous appearance with
inconspicuous joining between boards and no visible fasteners. There should be no areas of raised

fibers on the facepaper due to over -sanding. Clearly visible nail pops, seam lines and cracks are
considered unacceptable through the first-year Warranty period and are absolutely unacceptable at
the completion of the job.

PART 3 - EXECUTION
3.1 EXAMINATION
A. Examine substrates, with Installer present, for compliance with requirements for maximum moisture
content and other conditions affecting performance of the Work
B. Verify that finishes of substrates comply with tolerances and other requirements specified in other
Sections and that substrates are free of cracks, ridges, depressions, scale, and foreign deposits that
might interfere with adhesion of floor plank.
C. Proceed with installation only after unsatisfactory conditions have been corrected.
3.2 PREPARATION
A. General
1. Prepare substrates according to manufacturer's written instructions to ensure adhesion of resilient
products.
2. Fill cracks, holes, and depressions in substrates with trowelable leveling and patching compound
and remove bumps and ridges to produce a uniform and smooth substrate.
B. Doors/Windows
1. Protect all frames, jambs, and doors against warping delamination, and splitting.
2. Doors/Windows shall be shimmed, squared, and plumbed.
3.3 INSTALLATION
A. Doors/Windows
1. If any framed opening is not correctly sized, or is out of square or not level, and the
CONTRACTOR cannot easily correct the problem, the OWNER should be immediately notified.
2. All windows and doors shall be installed so that they are centered in the framed opening and level
within 1/16 of an inch. Casing trim margins shall be between 1/8 in. to % in.
3. Set and putty all nails in wood to receive paint or stain. Nail trim with finishing nails of proper size to
hold the member firmly without splitting the wood. Pre -drill if necessary.

4. Sand all finished wood surfaces to provide a uniformly smooth surface. Always sand in the
direction of the grain.
5. Windows shall be square, plumb, and level to 1/8 in. and shall operate freely and latch securely.
B. Paint
1. All nicks, gouges, scrapes, damage, etc., should be repaired, treated, or otherwise taken care of
before painting begins, both in the drywall and trim.
2. All nail holes in trim are to be filled with wood filler, sanded, and smoothed. All nail holes in drywall
shall be repaired with drywall mud, not caulk.
3. Excess damage to drywall, trim, or doors is to be reported immediately to the OWNER.
4. All interior trim paint shall be applied with a brush and shall have two (2) coats.
5. Paint drippings and spills must be cleaned from tubs, showers, countertops, and all other areas.
6. All over -spray on window glass and aluminum window trim (inside and outside) must be wiped off
with a damp rag before it dries. Aluminum window trim, especially the white baked -on finish, is
easily damaged by razor blades and other items when the cleaners try to remove dried paint over -
spray.
7. Paint drippings or spills on vinyl or wood flooring must be cleaned immediately without damage to
the vinyl or wood flooring.
8. The final interior paint job will be inspected in both sunlight and normal room lighting. Any defect
visible from a distance of 6 feet under these conditions will be considered unacceptable.
9. The CONTRACTOR is to take care not to damage work done by other CONTRACTOR& If any sink
is used for washing brushes, etc., the sink shall be cleaned of any paint residue prior to the job
being considered complete.
10. Exterior paint shall be specified by OWNER.
11. Exterior paint shall be two (2) coats, both of which may be sprayed.
12. Exterior trim paint shall be specified by OWNER.
13. Exterior trim paint shall be two (2) coats, both of which must be brushed.
14. All exterior areas to be painted, including the foundation, shall be free of dirt, mud, excess caulking,
and any other foreign matter.
15. No thin spots in either interior or exterior paint are allowed.
16. Finishes shall be uniform and smooth, with no lumps, drips, runs, streaking, or visible color
variations.
17. Any over -painting on trim must be cleaned from surrounding area.
18. Paint must be cleaned from all hinges and other hardware.
19. All door painting must be smooth, with no lumps, bumps, runs, color variations, and of a uniform
appearance. Any defect visible from a distance of 6 feet in sunlight and normal lighting is
unacceptable.
20. Over -spray must be cleaned from any brick, stucco, or other finish.
21. Decks, porches, outside handrails, etc., are a part of the outside paint package and shall be
painted, stained, or left untreated per plan.
22. Any defect in outside paint (walls, trim, etc.) visible from a distance of 6 feet in normal sunlight will
be considered unacceptable.
23. Interior handrail coatings shall be uniform with no drips, runs, light spots, etc. Any defect visible
from a distance of 6 feet in sunlight and normal lighting is unacceptable.
24. All interior base, casing, shoe molding, door, and window jams, crown molding, chair rail and any
other wood trim will be caulked.
25. All exterior siding joints, corner boards, fascia boards, overhangs, cantilevers, windows, doors,
vents, and any other wood trim or siding shall be caulked. On houses with brick fronts, all gaps
between the brickmold and brick will be caulked.
26. All thresholds must be caulked to prevent moisture and insects from entering the house.
27. All exposed metal lintels shall be wire -brushed to remove any rust and painted with a black, rust-
proof paint
28. All doors that have been taken down to paint shall be rehung, straight, level, and undamaged.
C. Wallboard
1. Seam lines and cracking can be minimized by avoiding large gaps during installation and by
installing panels in a manner that avoids conspicuous butt -end joints. When butt -end joints must
occur, they should be staggered and as far from the center of walls and ceilings as possible.

Whenever possible, panel ends and edges that are parallel to supporting members should fall on
those members.
2. Measurements should be taken accurately at the point of installation to allow for irregularities in
framing. Cut edges should be smoothed to fit accurately. Ceiling panels should be placed first and
cut so as to fit easily into place without forcing. Tapered panel edges should butt tapered edges
and square job -cut or mill -cut ends should butt other square -cut ends.
3. Fasteners should be applied starting in the middle of the panel and moving toward the outside.
Nails or screws should be seated squarely while the board is held in firm contact with the framing
support. Where adhesive is used, bonding surfaces should be free of dirt, grease, oil, or other
foreign materials.
4. All beads must be installed per the manufacturer's instructions. All corners, ceiling lines, etc., must
be straight with no hairline cracks.
5. Three coats of joint compound are required: an embedding coat to bond the tape and two finishing
coats over the tape. Each coat must be thoroughly dry before the next is applied to ensure that the
surface incurs maximum shrinkage and can be readily sanded. For the final coat, sufficient lighting
must be utilized to ensure a quality finish.
6. Drywall is to be installed either vertically or horizontally depending on the most efficient use of the
material.
7. CONTRACTOR will keep waste to a minimum.
8. Ceilings will be stippled unless notified otherwise. Stipple shall be uniform with no thin or missed
spots. Stipple must be uniform from room to room.
9. All corners, lines of tray, and vault ceilings shall have beads and be installed per the
manufacturer's instructions.
10. Drywall should be cut accurately and should fit together with a maximum 1/2 -inch gap between
sheets.
11. No cut -on-site edges shall be used in vault ceilings. Factory -cut edges must be used at the peak of
the vault.
12. Drywall should be firmly attached to all framing using nails, screws, and adhesive. There should be
no give, bows, or warps in any board.
13. Heads of fasteners should be seated no deeper than 1/32 inch below board surface and should
not break the facepaper. Fasteners shall be installed every 16 inches on center.
14. All drywall edges shall be smooth and clean. Drywall shall not be cut with anything that leaves a
ragged edge.
15. Hairline cracks in corners are unacceptable.
16. There should be no areas of raised fibers due to over -sanding.
17. All electrical boxes are to be free and clean of any drywall debris or mud before the
CONTRACTOR leaves the job.
18. Drywall installed around tubs and showers shall fit snugly with no gaps larger than 1/4 inch.
19. Drywall around the fireplace box, any door, window, or electrical box shall fit level and snug against
jacks, fireplace box, or electrical boxes. If drywall is broken around electrical boxes, it shall be cut
and patched with drywall to fit snugly around the box.
20. The CONTRACTOR and its employees are not to stand on tubs, sinks, or countertops, or place
any materials on them. Any fasteners dropped on tubs and sinks shall be picked up so as not to
damage the finish of tubs and sinks.
21. The CONTRACTOR shall not leave any holes in storage rooms, around heating units, etc. All
areas that receive drywall shall be taped, mudded, and sanded.
22. After primer coat of interior paint is applied to walls, CONTRACTOR is responsible for touch-up on
walls and ceilings at no additional charge.
23. CONTRACTOR is responsible for a final touch-up, as required, after the OWNER's walk-through.
24. The CONTRACTOR shall furnish heaters as required. The CONTRACTOR is not required to leave
his or her own heaters overnight unless they are returning the next day. If the job requires heat
overnight notify the OWNER.
3.4 CLEANING AND PROTECTION
A. Comply with manufacturer's written instructions for cleaning and protection of materials.
B. Perform the following operations immediately after completing material installation:
1. Remove adhesive and other blemishes from exposed surfaces.
2. Sweep and vacuum surfaces thoroughly.

C. Protect products from mars, marks, indentations, and other damage from construction operations and
