The following schedule will be adhered to unless circumstances beyond the contractor's control arise:

ARBITRATION
The Contractor and the Homeowner hereby mutually agree in advance that in the event the Contractor has a
dispute concerning this contract,the Contractor may submit such dispute to a private arbitration service
which has been approved by the Secretary of State of the Executive Office of Consumer Affairs and Business
Regulations and the consumer shall be required to submit to such arbitration as provided in M.G.L.c. 142A.

ACCELERATION OF PAYMENT
Homeowner's Financial Insecurity—A Contractor may not demand payments in advance of the dates specified on
the payment schedule in cases where the Homeowner deems him/herself to be financially insecure.
Contractor's Financial Insecurity—In instances where a Contractor deems him/herself to be financially insecure,
the Contractor may require that the balance of funds not yet due be placed in a joint escrow account as a prerequisite
to continuing the contracted work. Withdrawal from said account would require the signatures of both parties.

YOU MAY CANCEL THIS TRANSACTION, WITHOUT PENALTY OR OBLIGATION, WITHIN
THREE BUSINESS DAYS FROM THE ABOVE DATE.
IF YOU CANCEL, ANY PROPERTY TRADED IN, ANY PAYMENTS MADE BY YOU UNDER

1. Demolition
1.1. Debris disposal for all demolition debris

3. Exterior Shell Work
3.1. Remove shutters
3.2. Power-wash exterior at low pressure w/detergent(avoid water under vinyl)
3.3. Patch and repair damaged siding
3.4. Patch newly framed/sheathed openings
3.5. Repair roof as needed.
3.6. Trim exterior doors and windows as needed
3.7. Repair/prep/paint rotted sill above bulkhead. Prep and paint bulkhead doors.
3.8. Install gutters along , connect to new drainage system
3.9. Paint and reinstall shutters
4. Excavation/grading/drainage/landscaping
4.1. Remove/dispose of large bushes around perimeter
4.2. Remove/dispose of concrete stairs at front and rear of house
4.3. Excavate along foundation wall deep enough to expose footing
4.4. Install 4"corrugated perforated pipe along top of footing,tight to foundation wall.
Cover with landscape cloth
4.5. Backfill trenches with 3/4" crushed stone
4.6. Re-grade all areas around house perimeter, pitching grade away from house.
4.7. Supply and install second sump pump near Unit 1 basement stairs, connect both sump
pumps to new exterior drainage system
4.8. Provide stubs for future connection of gutters to new drainage system
4.9. Concrete work
♦ Fill low area of basement floor near Unit 1 basement stairs and boiler
♦ Reinforce bulkhead wall
♦ Reinforce voids in foundation wall, especially in front
5. Electrical
5.1. Include all permits and inspections; all work to code in anticipation of Unit 1 and Unit 2
conversion to condominiums with common basement area
5.2. Disconnect electrical connections to support demolition plan
♦ Remove unneeded 220 connection in Unit 2 bathroom
♦ Note also that washer and dryer will be removed from basement
5.3. Supply temporary power to first and second floor
5.4. Supply and install new electrical panels(Unit 1,Unit 2, Public) and meters outside
5.5. Supply and install smoke and CO detectors(note that Unit 2 is accessible from Floor 1 in
front porch, rear stairway and 2 chimney chases).
5.6. Supply and install outlets and switches as required to satisfy code
5.7. Clean up any conditions which will cause us to fail an inspection—state conditions that
will not be addressed, but could be objected-to by inspector
5.8. Supply and install power for the following appliances in both Unit I and 2: electric
range, dishwasher, refrigerator, batch garbage disposal, washer, electric dryer, under-
cabinet range exhaust vent
5.9. Supply and install new fluorescent lights over kitchen sinks and in laundry areas in Unit
1 and Unit 2, and as a replacement to existing recessed unit in Unit 1 kitchen
5.10. Install supplied incandescent ceiling mounted fixtures—re-use existing connections as
practical/available. (Demo plan shows existing.)
♦ Paddle fans will be fan-light combination lights—please quote and advise re:
lowest cost option for switching (i.e., wall switch or remote control)
5.11. Install 4 supplied exterior lights
5.12. Supply and install 2 exhaust fan/lights, one each in Unit 1's bathrooms.
5.13. Supply thermostat connections for 2 boiler systems(1 per floor)and wiring for 1 new
boiler.
5.14. Supply and install door bells to both exterior doors of Unit 1 and Unit 2.
5.15. Install telephone wall jack in Unit I and Unit 2 kitchen—suggest a practical location
6. Plumbing
6.1. Include all permits and inspections; all work to code in anticipation of Unit 1 and Unit 2
conversion to condominiums with common basement area. Carpentry and electrical
connections by others.
6.2. Disconnect plumbing connections(water and gas) to support demolition plan
♦ Note also that washer and dryer will be removed from basement
♦ Note that 2nd floor bathroom vanity will be disconnected and reconnected in
downstairs bathroom.
♦ Note that existing laundry connections in Units 1 and 2 will be disconnected.

6.3. Supply and install separate boiler for Unit 2 and plumb to separate heating systems in
Units 1 and 2.

chimney chases).
♦ Install new FHW baseboard as needed. Supply and install toe kick heaters as
needed.
6.4. Supply and install plumbing to separate water service between Unit 1 and 2. Provide
separate exterior water spigot on each side of the house, one for Unit 1, one for Unit 2.
Repair and/or correct any conditions which will cause us to fail an inspection—state
conditions that will not be addressed, but could be objected-to by inspector
6.5. Supply and install water/drains for the following GC supplied appliances in both Unit 1
and 2: dishwasher, refrigerator with icemaker, batch garbage disposal, washer. Dryers
and ranges shall be electric. Floor can be cut open for access when plumbing kitchens.
6.6. Install plumbing for supplied single bowl vanity in Unit 1 Master bath; install plumbing
supplied shower, toilet and single bowl vanity in Unit 1 new bathroom. Install plumbing
for supplied double bowl vanity in Unit 2 bathroom.

7.1. Level demo'd floors in Unit 1
7.2. Level 1st floor stairwell entry area, and 2nd hallway, living room and kitchen floors in
Unit 2
7.3. Install supplied vinyl tile (see drawings) in Unit 1 kitchen, laundry and bathroom;Unit 2
1"floor entry(old porch and base of stairs), hallway and kitchen
7.4. Install supplied prefinished hardwood flooring in Unit 1 and Unit 2 living rooms
8. Kitchens
8.1. Unit 1 and 2: Install supplied cabinetry and knobs. Level for countertops.
