Madeiros William Ackles 37 Glencrest Road North Andover, Massachusetts 01845 PROJECT DESCRIPTION Demoliti©n Contractor shall demolish entire existing basement down to the framing structure. Specifically contractor shall: a. remove all wallboard /paneling b. remove all doors c. remove ceiling d. baseboards e. door and window casings E wiring (non-essential) g. framing structure as needed h. bathroom fixtures i. windows j. sliding glass door k. existing exterior door L all electrical fixtures as needed All debris shall be place in a dumpster. Cost for dumpster shall be incurred by homeowner. Dumpster company shall bill the homeowner directly. Prior to construction process, Contractor shall apply one coat of DRYLOK to seal concrete walls. Drylok is a paint -type product that deters the infiltration of moisture through concrete walls, however Drylok does not warrant this product willep rform in this manner and neither does the Contractor. 1. Areas to be created in unfinished basement CONTRACTOR SHALL supply all new materials needed to erect, according to State and Local Building Codes, build all walls along walls to create and finish areas as designated on scale drawing. Homeowner has agreed that the ceiling need not be insulated. 6. Steps & Step Area ➢ No work shall be performed oit steps or stair well. 7. Electrical Work ➢ A Massachusetts Licensed Master Electrician shall perform all electrical work. Finished Walls, Ceilings & Soffits ➢ All walls, ceiling and soffit of finished areas shall be enclosed with % inch "blue board". ➢ All blue board shall be veneer plastered to a smooth finish on walls and ceiling. 9. Doors ➢ All hinged doors shall be "iii PANED" Bostonian molded doors. ➢ Bi — Fold door to match other doors All doors shall include standaid hardware and doorknobs. All doors to be installed with colonial casing 2 % inch wide. The smaller windows shall be typical single lite insulated glass basement "hopper" windows. The larger windows shall be dingle lite insulated glass (either casement or double hung depending on �vailabiiity). ➢ Contractor shall remove existing sliding unit door and replace with single lite insulated glass "french door". ➢ All windows and french door shall be vinyl clad. ➢ Exterior Trim shall be manufactured of PVC to act and look like wood but is totally rot resistant. 1 ➢ Because all window and french door is recessed into wall (creating a well), interior finish shall bye corner plastered. 11. Baseboard. Door ➢ Contractor will supply and install new baseboard, door casing for all finished areas. 12.Plumbing ➢ Contractor shall install supplio toilet to existing draining system. All doors and woodwork shall be finished coated in white semi giossl paint. Homeowner shall supply all paint. Homeowner agrees that the it paint used shall be Benjamin Moore Regal "quality" or better. Contractor shall approve brand of paint. ($1267.00). 16 Permits ➢ All permit fees shall be reimbursed to the contractor by the homeowner. Homeowners acknowledge that 3 permits are required: Building, Plumbing and Electrical. All measurement are approximate and homeowners acknowledge the changes °thy be required due to building codes and obstacles in the unfinished basement. 18 Provisions ➢ Homeowner acknowledges the,` following and hereby agrees to abide by these provisions: i 1) Reasonable access must be matte to the premises during working hours. 2) Working hours are from 6:30, AM through 5 PM on weekdays. Contractor may request the option of working on Saturday with homeowner's approval. Said approval shall not be unreasonably withheld. 3) The basement area is a construction site, therefore, children and pets should not be allowed in this area. i 4) All personal property must be removed from construction site and contractor shall not be held responsible for this property. 5) Quite often, communications concerning the project and questions regarding the project will be done "E -Mail".
