Overview:
Remove wall between Kitchen and Dinning room.
Existing non-load bearing wall between kitchen and dining room will be demolished, existing
floor tile in eat-in area of kitchen,from wall to kitchen peninsula will be removed. Sheetrock
walls and ceiling will be patched. Ceiling to be painted, walls to be left ready for paint. Install
new V oak hardwoods in area where kitchen tile was removed,three pieces of hardwood will be
run perpendicular to the existing hardwoods in the dining room and the balance parallel to them.
New hardwoods and existing hardwoods in dining room will be finished with three coats of
polyurethane varnish.
At the time of the contract the wall to be removed is assumed to be Non-load bearing, if during
demolition it is discovered that the wall is load bearing additional fees will apply for any
engineering and additional labor and materials that may be required.
At the time of the contract only one light switch is visible in the wall,if during demolition
additional wiring,plumbing,and or heating lines are discovered additional fees will apply to
relocate them.
Electrical:
Relocate existing switch in wall between Kitchen and dining room.Install 12 old work recessed
lights,6 in dining room and 6 in kitchen.Remove existing kitchen ceiling light fixture.Install one
homeowner supplied chandelier between existing kitchen and dinning room chandeliers. As all
wiring for new recessed lights will have to be snaked in an allowance of 3 hours is included in the
contract for this,any additional time that is required will be billed at$85.00 per man hour.
Plumbing:
Existing baseboard heat on wall between Kitchen and dining room will be removed.No other
plumbing is included.
Paint:
Dining room and Kitchen ceiling to rear door but no other rooms will be painted with one coat of
primer and two topcoats of paint per homeowners color choice.
Miscellaneous:
HRH Construction accepts no responsibility for any damage to existing landscaping in work
areas.
All waste,scraps,and cut offs will be placed in the dumpster for removal upon completion of the
project.The site will be kept clean and orderly and swept daily.
HRH Construction accepts no responsibility for the structural integrity,level,or plumb of any
existing structure,wall,floor or ceiling.Homeowner understands that while repairs to level or
support existing structures may be required,for example,to provide adequate support or a plumb
wall for kitchen cabinets,they are not included in the contract price.
No changes to the Contract, Scope of Work,or Drawings will be undertaken without a signed
change order.
No painting or staining of any kind,other than that specifically stated is included.
It is the homeowner's responsibility to remove all personal belongings from the work area prior
to work commencing.
Homeowners are to provide sufficient off street parking for the dumpster&HRH Construction
tool trailer and HRH Construction employees. Any parking ticket fees incurred by HRH
Construction, inc,and or it's employees due to a lack of off street parking are to be bourn by the
homeowners.
Homeowners to provide a dedicated 20 amp electrical outlet within 100 feet of the tool trailer
parking area.
While every effort will be made to minimize any dust or mess,homeowners understand that due
to the nature of the work some mess and certainly some dust contamination of non-work areas is
inevitable.
While standard building permit fees are included in the contract total there is no allowance for
any additional meetings that the building department may require,nor is there any allowance for
any engineering or meetings with other boards, such as Historic,Conservation,Planning,or
Health.
Schedule dates are tentative and include no allowance for weather days.Changes to the contract
or Scope of Work will impact schedule dates.
Total Proposal price including labor and materials: $10,600.00
