Existing non-load bearing wall between kitchen and dining room will be demolished, existing floor tile in eat-in area of kitchen,from wall to kitchen peninsula will be removed. Sheetrock walls and ceiling will be patched. Ceiling to be painted, walls to be left ready for paint. Install new V oak hardwoods in area where kitchen tile was removed,three pieces of hardwood will be run perpendicular to the existing hardwoods in the dining room and the balance parallel to them. New hardwoods and existing hardwoods in dining room will be finished with three coats of polyurethane varnish. At the time of the contract the wall to be removed is assumed to be Non-load bearing, if during demolition it is discovered that the wall is load bearing additional fees will apply for any engineering and additional labor and materials that may be required. At the time of the contract only one light switch is visible in the wall,if during demolition additional wiring,plumbing,and or heating lines are discovered additional fees will apply to relocate them. Electrical: Relocate existing switch in wall between Kitchen and dining room.Install 12 old work recessed lights,6 in dining room and 6 in kitchen.Remove existing kitchen ceiling light fixture.Install one homeowner supplied chandelier between existing kitchen and dinning room chandeliers.
