GENERAL SCOPE OF WORK
Renovation ofkitchen and Pfloor bathroom. Miscellaneous! home improvements as
outlined below and as shown on submitted drawings.
PE"ITTING
DM Construction willfile all necessarypaper work to obtain thefollowing permits:
building, electrical, plumbing, gas piping, and debris removal. The cost ofall permits and fees
necessa?y is not included in this estimate and will be billed separately.
DRA WINGS
DM Construction will provide floor plan drawings as required by the Town ofN.
Andoverfor permitting.
SITE PREP
In an effort to limit the dust generatedftom the renovation process. Doorways and
openings to other areas of the house will be sealed offwithin reason with plastic or drop clothes.
DEBRISREMOVAL
DM Construction is responsible for all debris generated. A container will be placed on
site to ensure a clean work site. The container isfor debris generated by DM Construction only,
it is not intendedfor homeowner use.
DEMOLITION
Kitchen — Demolition offixtures, cabinets, drywall, flooring, insulation, etc. DM
Construction will remove the existing countertops and have them removedftom the site. The
existingfloor will be brought down to the original sub -floor.
Is'floor bath — Demolition offixtures, cabinets, drywall, floor, ftaming, etc. The existing
floor will be brought down to the original sub -floor.
Exterior — Areas ofsiding will be removed as necessaryfor installation of new window
units. Theftont door unit will be removedfor installation of the new unit.
FRAMING
Framing shall take place according to the submitted drawings. Anydeviationsftomthe
submitted drawings could incur extra cost. DM Construction reserves the right to review the
final construction drawings and adjust the pricing of this contract ifnecessary.
To ensure properfastening, solid blocking will be install behind all cabinetry and accessories.
EXTERIOR TRIM & SIDING
Areas around new kitchen window and newftont door will have new trim installed
Siding will be patched in as deemed necessary.
Allpvc trim boards will be secured with stainless steel ring nails. Alljoints will bejoined
with bond andfill adhesive.

WINDOWS1EXTERIOR DOOR UNITS
Installation ofnew kitchen window and newfront door unit, as shown on the submitted
drawings. The cost ofall the exterior doors, storm doors, windows, screens, hardware, grills,
etc is covered under an allowance.
The kitchen windows will beframed to the countertop height and bumped out
approximately 4 Y2 " to allowfor the granite countertop toform its sill. The exterior will be
trimmed with pvc trim boards.
INSULATION
The exterior kitchen walls where drywall has been removed will receive new insulation.
The perimeter ofthe �V2 bath will have insulation installedfor soundproofingpurposes.
DRYWALL
Installation of �V2 " blue board on all walls, ceilings, or other areas where drywall has
been removed or disturbed A skim coat ofp1aster will be installed on all new blue board. All
new ceilings will receive a smoothfinish.
TILE SETTING
112 Bath — Installation of tilelmarble on thefloor in the bathroom. Dura -rock or Ditra
membrane subflooring will be installed under the tile.
The cost ofthe tilelmarble, grout, and any enhancers or sealers is covered under the
TilelMarble allowance.
CABINET INSTALLA TION
DM Construction is responsiblefor installation ofall cabinetry * and their associated
moldings and hardware. Solid blocking will be installed to assure proper securing ofall
cabinet?y. The cost of the cabinets and their associated moldings and hardware is covered
under the Cabinetry Allowance.

reserves the fight to adjust theprice of the contract uponfinal receipt of thisplam
APPLIANCE INSTALLATION
DM Construction will install thefollowing appliances: reftigerator, freezer, dishwasher,
gas range, exhaustfan, microwaveloven, and garbage disposal.

sticking.

Door hardware —Emtek (#8100) Old Town Clear Knob with regular rosette in oil rubbed
bronze.
Baseboard — 5 %" Harbor base
Crown molding — 6 118 " Harbor classic crown molding
Chair rail — 3 Y2" Harbor casing with Torus back band (In dining room only)
Custom millwork — All labor and materialsfor building andfinishing of custom millwork
including, but not limited to: closet shelving, built in units, wainscoting, mantles, book
shelves, stairwork (balusters, railings, etc), coffers, etc. are covered under the Custom
Millwork Allowance.
PAINTING
This contract does not include anyprepping, priming, painting, staining, etc. of any
walls, ceilings, or wood work If desired DM Construction can provide the paintingfor an
additional cost.
ACCESSORIES
DM Construction will install all accessories including: towel bars, toilet paper holders,
towel rings, robe hooks, medicine cabinets, etc. If locations are determined duringftaming,
solid blocking will be installedfor securefastening ofall accessories. The cost of the
accessories is covered under the Plumbing Fixture Allowance.
VENTILATION
Provide the necessary ventilationfor thefollowing items: bathroom exhaustfan and
hood exhaust. If the hood selected requires make up air, this will incur extra cost.
HEATING
Installation ofa kick space heater under a designated cabinet in the kitchen.
This estimate does not include any work on the boiler, any of its components, or controls.

Demolition — Disconnect and remove all plumbingfixtures and appliances in the kitchen
and Y2bath. Demolition of existing water and drain lines as necessary.
Kitchen — Provisionsfor and installation qfthefollowingfixtures: one main sink, one
island sink (w1bow vent), two garbage disposal (on an air switch), one dishwasher, and a
recessed boxfor the refrigerator ice maker with a no burst hose.

code in all new areas and all areas to be renovated.
Apj2liances-Provisionsfor thefollowing appliances: reftigerator, fteezer, dishwasher,
gas range, exhaustfan, microwaveloven, and garbage disposal. All new appliances to be
GFCRAFCIprotected as required.
Kitchen — Provide GFCI receptacles on the countertops, and island as required by code.
Switchingfor any recess lighting, pendant lighting, under counter lighting, incabinet lighting,
etc.
Pan — Providelinstall afluorescent lightfixture on a wall switch and one receptacle.

ALLOWANCES
Thefollowing allowances are included in this estimate. The allowances exist to cover the
purchase ofmaterials only, unless otherwise specified. Any amount spent in excess ofan
allowance will incur extra cost. Any amount less than the allowance will warrant a credit.

This allowance covers the cost ofall cabinetry and their associated moldings, glass,
shelving, accessories, and hardware.
COUNTERTOPS - $15,000. 00
This allowance covers the cost ofall countertops and their associated template and installation
costs.
PLUMBING FIXTURES - $4, 000. 00
This allowance covers the cost ofallplumbingfixtures including but not limited to: sinks,
faucets, toilets, accessories, etc.
LIGHT FIXTURES - $5, 000. 00
This allowance covers the cost ofall fightfixtures. This allowance covers the cost of labor and
materialsfor recess lighting, under cabinet lighting, in -cabinet lighting, and any specialtyfixtures,
including timers, dimmers, etc.

HARDWOOD - $13,000.00
This allowance covers the cost ofmaterials, installation, staining, andfinishing of hardwood

This allowance covers the cost ofall tile, marble, stone, etc. and its associated grout, sealers,
enhancers, etc. for the bathroom floor.

This allowance covers the cost ofall windows and exterior doors units and their associated grills,
hardware, screens, and extension jambs.
TILE BA CKSPLASH - $2,500. 00
This allowance covers the cost ofall tile, materials, and labor associated with installing,
grouting, and sealing a tile backsplash.
CUSTOM MILLWORK - $15, 000. 00
This allowance covers the cost ofmaterials and labor to build andfinish custom millwork
including but not limited to: stair work built-ins, book cases, closet shelving, window seats, mantles,
wainscoting, columns, coffered ceilings, etc.

This contract does not include the cost ofmaterials and laborfor installation ofgas(propane)
linesfor the new gas range. Once the location of the new propane tank is established, DM
Construction can provide a pricefor installation of the new gas(propane) lines to the necessary
appliances. It is the home owners responsibility to make arrangements with apropane supplier
for providing and setting a new propane tank
This contract does not include any painting, including but not limited to: filling nail holes,
caulking, prepping, priming, staining orpainting ofwalls, ceilings, or woodwork
This contract is subject to review upon receipt of thefinal cabinet plan andfinal appliance
schedule. DM Construction reserves the right to adjust the price of the contract after
reviewing these Cost could increase if any changes had an impact on plumbing, venting,
structural work, change offraming plans, more cabinetry, additional appliances, etc..
Note. Due to the nature of wood and the drastic tenWerature and humidity changes in our
region, you may notice the movement and shrinking of theflooring and exterior and interior
trim This is typical of the region and is not due to defective installation.
Change Orders -Any changesfrom the existing plans or increased scope of work involving
extra costs will become an extra charge over and above the contract price Change order
agreements must be signed before any work commences.

CONTRACTOR ARBITRATAION AGREEMENT
The Home Improvement Contractor Law provides homeowners with the right to initiate an
arbitration action (as an alternative to court action) if they have a dispute with a
contractor. The same right is not automatically afforded to a contractor however. The
contractor would have to resolve any dispute he/she has with a homeowner in court unless
both parties agree to the optional clause provided below. This clause would give the
contractor the same right to arbitration as is afforded to the homeowner by the Home
Improvement Contractor Law.
The Contractor (Darren Martino) and the Homeowners (Bruce & Leslie Feldt) hereby
mutually agree in advance that in the event the contractor has a dispute concerning this
contract, the contractor may submit the dispute to a private arbitration firm which has
been approved by the Secretary of the Executive Office of Consumer Affairs and Business
Regulation and the consumer shall be required to submit to such arbitration as provided In
Massachusetts General Laws, chapter 142A.
