Owner to provide plans, any structural engineering, and certified plot plan. No allowance has been made to obtain any variances, conservation, or board of health approvals if required by town. Proposal is based off of final plans dated 9/08 Demolition Existing porch will be completely removed. Existing deck will be cut back,and tied back into new addition. Excavating Excavation required to install full foundation will be provided. Any additional fill will be removed from site. Backfilling and rough grading wil be provided. No allowance has been made for any landscaping, lawn installation, sprinkler repairs, removal of ledge,or paving. Foundation Poured concrete foundation will be provided. Footings will be 10"x20", walls will be 10" thick, grade to be determined in field. Concrete floor will be poured in new basement area. New bulkhead will be provided for access to new full basement area. Access between new and existing basement area, will be through existing doorway. Building All frame, roof, and siding materials will be supplied to match existing house / meet code. Floor joists will be 2x10, exterior walls will be 2x4, roof rafters will be W. Ice&water sheild will be installed at all roof edges and valleys, roof shingles to match existing.All floor,wall, and roof sheathing will be fir plywood(3/4 on floor, 1/2 on walls, 5/8 on roof). Exterior walls will be wrapped with Tyvek or equivalent Siding will be red cedar shingles(to match existing ) . One steel exterior door unit will be provided, eight Harvey doublehung windows, and one Harvey single casement window will be supplied and installed as shown on plan ( doublehung window will be installed in bath if possible, credit will be given accordingly) . Door unit will be supplied and installed at base of new bulkhead steps. New pressure treated landing and stairs will be built for access to back yard, from new addition. Plumbing Plumbing required to add three fixture bath will be provided. An allowance of$1250 has been included for bath fixtures($500 for shower, $150 for shower valve, $200 for toilet, $150 for faucet, $250 for pedistal sink). Final bath layout to be determined after room is framed. Electrical Electrical work required to wire addition/bath to meet code will be provided. Bath fan/light unit will be provided. General layout to be approved by owner prior to rough. Phone / cable /computer lines will be roughed in by electrician, to be connected by their service provider at owner's expense. No allowance has been made to upgrade/replace existing electrical service. Owner to supply surface mounted fixtures(bath vanity light etc. ).
