Section 1-Work Schedule
Contractor will begin the work or order thematerials before the third day following the signing of this agreement, unless specified here in
writing contractor will begin work on or about 11/3/08.
Barring Delay caused by circumstances beyond Contactors control,the work will be completed by 1/30/09.The owner hereby acknowledges
and agrees that the scheduling dates are approximate and that such delays that are not avoidable by the Contractor shall no be considered as
violations of this agreement.
Section 11-Warranty
The Contractor warrants that the work furnished hereunder shall be free from defects in materials and workmanship for a period of 1 year
following completion and shall comply with the requirements of this Agreement. In the event any defect in workmanship or materials, or
damage caused by the Contractor, his subcontractors, employees or agents, is discovered within one year after completion of any job,
including cleanup,the Contractor shall,at his own expense,forthwith remedy,repair correct,replace,or cause to be remedied,repaired,or
replaced, such damage or such defect in materials or workmanship.The foregoing warranties shall survive any inspection performed in
connection with the agreed-upon work.

General
Building permit wil be provided by contractor. Owner to provide plans, any structural engineering, and certified
plot plan. No allowance has been made to obtain any variances, conservation, or board of health approvals if
required by town. Proposal is based off of final plans dated 9/08
Demolition
Existing porch will be completely removed. Existing deck will be cut back,and tied back into new addition.
Excavating
Excavation required to install full foundation will be provided. Any additional fill will be removed from site.
Backfilling and rough grading wil be provided. No allowance has been made for any landscaping, lawn
installation, sprinkler repairs, removal of ledge,or paving.
Foundation
Poured concrete foundation will be provided. Footings will be 10"x20", walls will be 10" thick, grade to be
determined in field. Concrete floor will be poured in new basement area. New bulkhead will be provided for
access to new full basement area. Access between new and existing basement area, will be through existing
doorway.
Building
All frame, roof, and siding materials will be supplied to match existing house / meet code. Floor joists will be
2x10, exterior walls will be 2x4, roof rafters will be W. Ice&water sheild will be installed at all roof edges and
valleys, roof shingles to match existing.All floor,wall, and roof sheathing will be fir plywood(3/4 on floor, 1/2 on
walls, 5/8 on roof). Exterior walls will be wrapped with Tyvek or equivalent Siding will be red cedar shingles(to
match existing ) . One steel exterior door unit will be provided, eight Harvey doublehung windows, and one
Harvey single casement window will be supplied and installed as shown on plan ( doublehung window will be
installed in bath if possible, credit will be given accordingly) . Door unit will be supplied and installed at base of
new bulkhead steps. New pressure treated landing and stairs will be built for access to back yard, from new
addition.
Plumbing
Plumbing required to add three fixture bath will be provided. An allowance of$1250 has been included for bath
fixtures($500 for shower, $150 for shower valve, $200 for toilet, $150 for faucet, $250 for pedistal sink). Final
bath layout to be determined after room is framed.
Electrical
Electrical work required to wire addition/bath to meet code will be provided. Bath fan/light unit will be provided.
General layout to be approved by owner prior to rough. Phone / cable /computer lines will be roughed in by
electrician, to be connected by their service provider at owner's expense. No allowance has been made to
upgrade/replace existing electrical service. Owner to supply surface mounted fixtures(bath vanity light etc. ).
Heating/Air Conditioning
Steam heat will be provided in new bath, and new dining area, off of existing system. No allowance has been
made for any air conditioning. Radiator locations to be confirmed prior to rough.

Insulation
All added/renovated areas will be insulated to meet code. Floor will be R-19, exterior walls will be R-13, ceiling
will be R-30.
Plaster
Added /renovated areas will be blueboarded and skimcoat plastered. Ceilings to match existing, walls will be
smooth,closets will be textured.
Interior Trim/Doors
Pre-primed interior trim and doors will be supplied and installed to match existing.
Painting
Interior and exterior painting will be provided.All surfaces will have one coat of primer and two coats of finish.
Flooring
Tile floors will be supplied /installed in new bathroom and entry area. An allowance of$5 per square foot has
been included for tile materials. Hardwood floor willl be supplied/installed in new dining area to match existing.
Hardwood floor will have three coats of oil based urethane applied.
Waste Removal
All demolition/construction debris will be disposed of by contractor.
Items Not Included
There has been no allowance to supply cabinets for an island in kitchen. Cabinets for island can be purchased
by owner / installed by contractor at no additional charge. No allowance has been made to supply or install
shower door.
OPTIONS
Existing window in rear of living room, can be replaced with two new Anderson double hung windows for an
additional cost of$1500.
Four transom windows can be supplied and installed over kitchen cabinets for an additional cost of$3000.
