Two principal concerns exist, based on sliders being installed here in other units at Millpond. One relating to the structure of the building in that we have found in that the structure that the slider resets on, especially at ground level can have severe decay and rot that is not decreeable unless the slider is removed. In one recent incident a replacement slider was installed without taking care of the rotted wood, shortly after installation the unit owner had problems with the operation of the slider, requiring its removal and reinstallation after replacing the rotted wood that should have been corrected the first time. We, Millpond will repair any rotted wooden structure found during inspection after the old slider's removal. When the slider is taken out, if rot is found, notify us and we will have Maintenance repair structural damage. The second concern is assuring that the slider is installed in a way to assure it's sealed to the weather, sliders come with tabs attached to be sealed and fastened to the building to assure they don't leak during rain and snow (especially wind driven rain) which can lead to future structural damage. As indicated earlier, the slider frame needs to be of the same external color (brown / terra tone) as the current units throughout the complex have, and they should be clear with no crosspieces at attached or inside the glass. Millpond will provide external siding material (the same as what is used on the rest of the condo siding) to use to enclose the new sliders. Be aware that your contractor should not "picture frame" the sliders. Should that take place we will require that it be removed and replaced. Per the DR application we, Millpond may opt to inspect the work during or after it's completion. I will attempt to send you an approval to top ahead, on the DR form, but since i have had some difficulty with that in the past you may use this as ago ahead.
