2001. As the building department of North Andover is
aware, we have done major improvements to the
property since that time.
The cost of the improvements so far is 237,750 dollars
and if we are going to update the Fore fronts that cost

Thank you for the opportunity to provide you with a comparative market analysis of
your mixed use commercial/residential property located at 58-64 Main Street North
Andover. I have been familiar with the property since before your ownership and I am
well aware of the extensive work you undertook since that time that resulted in the
complete transformation of the property.
There has been a slight improvement overall in the sales volume and price of
commercial properties in Massachusetts over the past 12 months and the inventory has
been reduced. That said, the market remains slow but there are properties available from
which to interpret the market value through comparison and contrast.
The subject property with a total square footage of approximately 5700 sf is in excellent
exterior and interior condition since the renovations and improvements have been
completed. The transformation of the entire structure includes but is not limited to
"gutting"the interior to the studs, removing all horsehair plaster, replacing walls
ceilings, de-leading, wiring, plumbing, new appliances,utilities, heating systems, roof,
windows, doors and exterior siding.
The four commercial spaces on the street level and the seven residential apartments on
the second level that comprise the structure are all occupied with rent rolls that reflect fair
market value. That full to capacity rental status of the entire property significantly
enhances its overall market value. The prime location of your property in the heart of the
business downtown with such high visibility on the main road is key to valuation as well.
Presently, there are ten commercial properties that have been listed with the Multiple
Listing Service at a price range between $500,000 and $1.6 million in North Andover
within the last twelve months.

Not all ten are comparable to 58-64 Main but information can be obtained for use from
some of them. Search of the public record yields no additional properties that fall within
the criteria.
The property at 95 Main Street,North Andover is relatively new to the market and is the
closest in proximity to 58-64 Main St. Like your property, it too is located in the highly
desirable downtown business location and it is also a mixed use commercial/residential
property. It is listed as of this writing at $669,000.
The property consists of two residential units on the upper level as well as two street
entry offices and the units are rented. The building has not undergone such renovations as
has 58-64 Main and its only recent improvement is to part of the roof on the main
building. At a total of 4900sf, with only four rental spaces, as opposed to the eleven
rental spaces of 58-64 Main, it is a much smaller property than 58-64 Main which is more
than twice the fair market value of 95 Main.
The property at 61-67B Water St North Andover is also a downtown mixed use
property. It is presently for sale at a list price of$1,199,999 and it is comprised of eight
residential units,three office spaces and three retail spaces. No such renovations or
repairs have been done as is the case with 58-64 Main. Most of the windows in the
residential units, for example have been replaced with vinyl and only some of the
residential units are Lead Compliant as opposed to all of the units at 58-64 Main.
The rental history at Water falls short of the full to capacity rental status of 58-64 Main.
As with every other commercial property, not one has undertaken the complete
restoration as has been done with 58-64 Main the value of which exceeds 61-67B Water
j Street.
The commercial property at 1250 Osgood St North Andover is presently under
agreement with a listing price of$1,695,000. Although its use has been as a restaurant, its
size as a commercial space is 6.666sf on the main level with an additional 1,722sf on the
lower level. It too is located on a main thoroughfare. It was built in 1981 but it has not
undergone the extensive exterior and interior renovations as has the"like new" 58-64
Main. Although it is not known what it's agreed to sales price is until closing, it is fair to
say that its market value is closer to that of 58-64 Main than any other property at this
time.
Presently, I would list the mixed use property at 58-64 Main Street in North Andover at
$1,400,000.

RE: Summary of Building Improvements Valuation for 56-64 Main Street,N. Andover.
Our office has reviewed the construction costs related to building improvements for 56-
64 Main St.,N. Andover,MA since 58-64 Realty Trust purchased the property in June
2011. The building is a two-story mixed-use building comprising of(5) commercial units
on the 1 st level and(7)residential units on the 2°d level. The scope of work related to
building improvements on this property can be summarized as the following:
• Complete interior renovation of(7)2nd floor residential apartments, including
insulation,new mechanical, electrical, and plumbing systems,wallboard,
kitchens, baths, flooring, and other interior finishes.
• New roofing.
• New windows, siding, and exterior trim on 2°d floor.
The improvements were completed in two phases throughout the past year and,through
documentation provided by the present property owner,the total construction costs for
improvements completed to date is $237,750.00.
The property owners are proposing to continue improvements to the property by
replacing the existing 1St floor storefront windows and doors with new aluminum framed
insulated glazing systems and by providing new exterior trim details throughout the
storefront area. The projected construction cost for these proposed improvements is
estimated at$27,500.00.
In addition, our office reviewed a comparative market analysis on the property developed
by Janet Hilton, Esq., a licensed real estate broker with Country Crossroads Realty
Associates, LLC,based in Hamilton, MA. Based upon the review of(10)mixed-use
properties in North Andover and with consideration of the recent improvements to the
property in question,this document states that their office would list 56-64 Main Street,
North Andover for$1,400,000. Understanding that"true"value of a property is more in

line with the actual cost that a potential buyer is willing to enter an agreement to purchase
the property,we would be inclined to adjust the present valuation of the property by
deducting 10%off the projected list price, arriving at a value of$1,260,000.
Based upon the above cost figures, a valuation summary is as follows:

Dividing $265,250.00 by a projected value of$1,260,000 indicates that the total
construction costs relating to the projected improvements in question represent
approximately 21%of the present value of the property.
In conclusion,the construction costs of the proposed improvements to 56-64 Main Street,
North Andover, when added to the construction costs of recently completed
improvements to the property are comfortably below 30%of the"full and fair cash
value"of the existing building,which is the threshold outlined in 521 CMR 3.3.2 that
would require the property owner to meet state accessibility requirements on the building.
Through this analysis along with previous discussions with the property owner,we have
informed the property owner that future improvements, subject to their costs,may require
them to comply with the state accessibility requirements on the building.
